The median is calculated based on a three-month period ending February 28, 2025.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The median asking rent in the District peaked at $2,463 in July 2023, but has fallen since as apartment construction <\/span><a href=\"https:\/\/dmped.dc.gov\/featured-content\/36000-new-homes-2025#:~:text=(Washington%2C%20DC)%20%E2%80%93%20Today,produced%2036%2C216%20total%20housing%20units.\"><span style=\"font-weight: 400;\">boomed<\/span><\/a><span style=\"font-weight: 400;\">, bouncing around between $2,265 and $2,350 over the past year.\u00a0<\/span><\/p>\n<h3><b>Too early to tell if federal government job cuts will impact rents<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">The rise in asking rents in February comes as federal workers\u2014who make up a significant proportion of the District\u2019s workforce\u2014face ongoing uncertainty amid return-to-office <\/span><a href=\"https:\/\/www.washingtonpost.com\/business\/2025\/02\/20\/rto-mandates-office-record\/\"><span style=\"font-weight: 400;\">mandates<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.washingtonpost.com\/politics\/2025\/02\/19\/doge-firings-layoffs-federal-government-workers-musk\/b45a3caa-eeca-11ef-bd80-8f2ac5c75a8a_story.html\"><span style=\"font-weight: 400;\">job cuts<\/span><\/a><span style=\"font-weight: 400;\"> across multiple agencies.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Redfin Senior Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/sheharyarbokhari\/\"><span style=\"font-weight: 400;\">Sheharyar Bokhari<\/span><\/a><span style=\"font-weight: 400;\"> said it is too early to assess the impact of federal government job cuts on the local rental market.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe District is always in transition, especially when a new administration takes office, with people moving in and out of the city for both government and private sector work opportunities,\u201d Bokhari said. \u201cRents will be impacted if laid-off workers move away in droves, but also by workers who want to live closer to where they work, now they are required to be in the office.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Bokhari said it's also important to note that apartment construction is now slowing, leading to less new supply in coming years.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The District approved permits for 11 apartment units per 1,000 people in 2022, but that number slowed in 2023 (4 per 1,000 people) and 2024 (2 per 1,000 people).<\/span><\/p>\n<h3><b>Arlington rents rose 12.1%, while Silver Spring fell 7.3%<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Among the 10 most-populous cities surrounding the District, Arlington, VA saw the biggest year-over-year increase in asking rents in February, rising 12.1% to $2,591. Next came Bethesda, MD (+11.1%) and Alexandria, VA (+6.4%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Arlington County, where Arlington is located, has seen construction slow considerably in the past two years. The county approved 13 apartment units per 1,000 people in 2021, but only one apartment unit per 1,000 people in 2024.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Montgomery County, where Bethesda is located, has seen little apartment construction activity in recent years, but saw a relatively big jump in building permit approvals in 2024.
