Renting is least common in Cape Coral, FL and Dayton, OH.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Roughly three-quarters of major metros have seen an increase in wealthy renters since 2019, another recent Redfin analysis found.<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The number of renter households in America increased 0.8% year over year to 45.4 million in the fourth quarter\u2014the slowest growth since the first quarter of 2023. The number of homeowner households rose 0.8% to 86.9 million\u2014a growth rate that\u2019s little changed from recent quarters.\u00a0<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-P2Ncb\" style=\"border: none;\" title=\"Renter and Homeowner Populations Growing at Same Pace\" src=\"https:\/\/datawrapper.dwcdn.net\/P2Ncb\/1\/\" width=\"600\" height=\"425\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\" data-external=\"1\"><\/iframe><\/p>\n<p><span style=\"font-weight: 400;\">That marks the first time in over a year that the number of renter and homeowner households are increasing at the same rate. Prior to this, the number of renter households had been growing <\/span><a href=\"https:\/\/www.redfin.com\/news\/renter-household-growth-q3-2024\/#:~:text=Nationwide%2C%20just%20over%20one%2Dthird,for%20the%20past%20three%20quarters.\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">faster<\/span><\/a><span style=\"font-weight: 400;\"> for four-straight quarters.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is based on a Redfin analysis of U.S. Census Bureau data going back to 1994. A renter household is defined as one where the head of the household reports to the Census that they are renting out the property, while a homeowner household is one where the head of household reports they own the property. <\/span><span style=\"font-weight: 400;\">T<\/span><span style=\"font-weight: 400;\">he number of homeowner and renter households have been hovering near record highs because the U.S. population is at a <\/span><a href=\"https:\/\/fred.stlouisfed.org\/series\/POPTOTUSA647NWDB\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">record<\/span><\/a><span style=\"font-weight: 400;\"> high.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Home prices are more than 40% above pre-pandemic levels, while rent prices are roughly 20% above pre\u2013pandemic levels. This is one reason why the rentership rate has recently been rising faster than the homeownership rate. The rental market has seen an influx of supply over the last few years, helping to keep rent growth at bay.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cOwning a home used to be the crux of the American dream, and while many still consider it a rite of passage, a lot of people are opting to rent for <\/span><a href=\"https:\/\/www.redfin.com\/news\/renter-tenure-2024\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">longer<\/span><\/a><span style=\"font-weight: 400;\"> because they can\u2019t afford to buy a place of their own,\u201d said Redfin Chief Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/darylfairweather\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Daryl Fairweather<\/span><\/a><span style=\"font-weight: 400;\">. \u201cEven people who <\/span><i><span style=\"font-weight: 400;\">can<\/span><\/i><span style=\"font-weight: 400;\"> afford to buy homes are <\/span><a href=\"https:\/\/www.redfin.com\/news\/rich-renters-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">choosing<\/span><\/a><span style=\"font-weight: 400;\"> leases over mortgages, often because they want a flexible, low-maintenance lifestyle, or want to invest their money somewhere other than real estate. Affluent renters have become more common in nearly three-quarters of major metros since 2019.\u201d<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-ga1uQ\" style=\"border: none;\" title=\"America Has 45 Million Renter Households\" src=\"https:\/\/datawrapper.dwcdn.net\/ga1uQ\/1\/\" width=\"600\" height=\"452\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\" data-external=\"1\"><\/iframe><\/p>\n<h3><b>There Are Only Two Metros Where Renters Are the Majority<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nJust over one-third (34.3%) of U.S. households rent, while nearly two-thirds (65.7%) own\u2014rates that have remained pretty steady over time. But the rentership rate is much higher in pricey coastal metros.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In <\/span><a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\/apartments-for-rent\"><span style=\"font-weight: 400;\">New York<\/span><\/a><span style=\"font-weight: 400;\">, 51.9% of households rented in the fourth quarter\u2014the highest share among the 75 largest U.S. metropolitan areas. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/11203\/CA\/Los-Angeles\/apartments-for-rent\"><span style=\"font-weight: 400;\">Los Angeles<\/span><\/a><span style=\"font-weight: 400;\"> (51.5%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/245\/NY\/Albany\/apartments-for-rent\"><span style=\"font-weight: 400;\">Albany, NY<\/span><\/a><span style=\"font-weight: 400;\"> (48.4%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/6904\/CA\/Fresno\/apartments-for-rent\"><span style=\"font-weight: 400;\">Fresno, CA<\/span><\/a><span style=\"font-weight: 400;\"> (48.3%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\/apartments-for-rent\"><span style=\"font-weight: 400;\">San Francisco<\/span><\/a><span style=\"font-weight: 400;\"> (46.2%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Rentership rates tend to be highest in places where it\u2019s expensive to buy a home. All but two of the aforementioned metros (Fresno and Albany\u2014the New York state capitol) have median home sale prices above the national level. A recent <\/span><a href=\"https:\/\/www.redfin.com\/news\/rich-renters-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin report<\/span><\/a><span style=\"font-weight: 400;\"> found that pricey coastal markets have the highest share of wealthy renters.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Renting is least common in places with relatively low home sale prices. In <\/span><a href=\"https:\/\/www.redfin.com\/city\/2654\/FL\/Cape-Coral\/apartments-for-rent\"><span style=\"font-weight: 400;\">Cape Coral, FL<\/span><\/a><span style=\"font-weight: 400;\">, 15.5% of households rent\u2014the lowest share among the metros Redfin analyzed. It\u2019s followed by <\/span><a href=\"https:\/\/www.redfin.com\/city\/5413\/OH\/Dayton\/apartments-for-rent\"><span style=\"font-weight: 400;\">Dayton, OH<\/span><\/a><span style=\"font-weight: 400;\"> (21.2%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/19458\/OH\/Toledo\/apartments-for-rent\"><span style=\"font-weight: 400;\">Toledo, OH<\/span><\/a><span style=\"font-weight: 400;\"> (21.9%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/4149\/SC\/Columbia\/apartments-for-rent\"><span style=\"font-weight: 400;\">Columbia, SC<\/span><\/a><span style=\"font-weight: 400;\"> (22%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/12742\/FL\/North-Port\/apartments-for-rent\"><span style=\"font-weight: 400;\">North Port, FL<\/span><\/a><span style=\"font-weight: 400;\"> (22.3%).<\/span><\/p>\n<h3><b>Metro-Level Rentership Rate Summary: Q4 2024 (unless otherwise noted)<\/b><\/h3>\n<p><i><span style=\"font-weight: 400;\"><br \/>\nThe table below includes the 75 largest U.S. metropolitan areas.
