That\u2019s the biggest jump among the top 50 metros. Next came <\/span><a href=\"https:\/\/www.redfin.com\/county\/1974\/NY\/Nassau-County\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Nassau County, NY<\/span><\/a><span style=\"font-weight: 400;\"> (+4.4 ppts), <\/span><a href=\"https:\/\/www.redfin.com\/city\/17420\/CA\/San-Jose\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">San Jose, CA<\/span><\/a><span style=\"font-weight: 400;\"> (+3.5 ppts), <\/span><a href=\"https:\/\/www.redfin.com\/city\/35759\/WI\/Milwaukee\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Milwaukee<\/span><\/a><span style=\"font-weight: 400;\"> (+2.7 ppts), <\/span><a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">San Antonio<\/span><\/a><span style=\"font-weight: 400;\"> (+2.4 ppts), <\/span><a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">New York<\/span><\/a><span style=\"font-weight: 400;\"> (+2.2 ppts), <\/span><a href=\"https:\/\/www.redfin.com\/city\/30772\/OR\/Portland\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Portland, OR<\/span><\/a><span style=\"font-weight: 400;\"> (+1.4 ppts) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/15502\/PA\/Philadelphia\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Philadelphia<\/span><\/a><span style=\"font-weight: 400;\"> (+0.8 ppts).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Homebuyer demand in the Bay Area and New York slowed considerably during the pandemic as people fled major urban areas, but has been <\/span><a href=\"https:\/\/www.redfin.com\/news\/west-coast-home-sales-2024\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">bouncing back<\/span><\/a><span style=\"font-weight: 400;\"> in <\/span><a href=\"https:\/\/www.redfin.com\/news\/hottest-neighborhoods-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">recent<\/span><\/a><span style=\"font-weight: 400;\"> years.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe Bay Area has an unending population of people with enormous swaths of money,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/josh-felder\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Josh Felder<\/span><\/a><span style=\"font-weight: 400;\">, a <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent in the Bay Area. \u201cA decade or so ago, we all thought the growth in home prices was unsustainable, but they just keep going up and up. That\u2019s partly because there aren&#8217;t enough homes for sale, and partly because tech continues to boom despite ups and downs in the stock market and geopolitical uncertainty.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Felder said the housing market heated up in February due to pent-up demand, but has lost some momentum in March as buyers hold out for more inventory. The market still feels less active than it did before the pandemic, he added.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cI submitted an offer on a house in a really desirable San Jose neighborhood recently and there were 22 offers. It ended up going for around 10% over the asking price, which is commonplace,\u201d Felder said. \u201cBut back in 2017 or 2018, it was common for homes in desirable neighborhoods to sell for 15% or more over asking, indicating that today\u2019s market is actually somewhat restrained.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s worth noting that inventory has started to improve in the Bay Area; active listings of homes for sale in San Francisco rose 5.8% year over year in February, and climbed a respective 27% and 38.7% in San Jose and <\/span><a href=\"https:\/\/www.redfin.com\/city\/13654\/CA\/Oakland\"><span style=\"font-weight: 400;\">Oakland<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h3><b>Nationwide, 1 in 5 Homes Sell for More Than Their Original List Price<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Nationwide, 20.5% of homes sold for above their original list price in February, down from 22.8% a year earlier. Nearly two-thirds (64.2%) sold for <\/span><i><span style=\"font-weight: 400;\">less than<\/span><\/i><span style=\"font-weight: 400;\"> their original list price, compared with 60.9% a year earlier. And 15.4% sold for exactly their original list price, compared with 16.3% a year earlier and the lowest February share since 2019.<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-pl0Kw\" style=\"border: none;\" title=\"Nearly 2 in 3 Homes Sell for Less Than Original List Price\" src=\"https:\/\/datawrapper.dwcdn.net\/pl0Kw\/5\/\" width=\"600\" height=\"479\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\" data-external=\"1\"><\/iframe><\/p>\n<p><span style=\"font-weight: 400;\">Many home sellers shoot for the moon when pricing their homes and end up getting less money than they hoped for. That\u2019s increasingly the case today because 2025 is shaping up to be a <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-market-february-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">buyer\u2019s market<\/span><\/a><span style=\"font-weight: 400;\"> due to elevated mortgage rates and <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-good-news-for-homebuyers-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">rising<\/span><\/a><span style=\"font-weight: 400;\"> inventory. There was a brief period during the pandemic homebuying frenzy when the share of homes selling above list price skyrocketed and was comparable with the share of homes selling below list price: around 40%. But these figures have now reverted to pre-pandemic norms. Redfin agents in most areas recommend that sellers today price their homes fairly if they want to find a buyer quickly.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This report is based on a Redfin analysis of MLS data dating back to 2012. In many reports, we look at the share of homes that sell for more than their <\/span><i><span style=\"font-weight: 400;\">final<\/span><\/i><span style=\"font-weight: 400;\"> list price, but analyzing the share of homes that sell above, at or below their <\/span><i><span style=\"font-weight: 400;\">original <\/span><\/i><span style=\"font-weight: 400;\">list price allows us to capture situations in which sellers change the price of their home once it\u2019s already on the market. For example, close to two-thirds (64.2%) of homes that sold in February went for less than the sellers\u2019 original asking price, but only about half (53.6%) went for less than the final asking price. That\u2019s because many sellers drop their price after their home is listed.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Please note that these data are seasonal; homes are most likely to sell for above their asking price in late spring-early summer, and least likely to in the winter.<\/span><\/p>\n<h3><b>Southern California Saw the Biggest Jump in Homes Selling<\/b><b><i> Below<\/i><\/b><b> List Price<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">In <\/span><a href=\"https:\/\/www.redfin.com\/city\/16904\/CA\/San-Diego\"><span style=\"font-weight: 400;\">San Diego<\/span><\/a><span style=\"font-weight: 400;\">, 51.2% of homes that sold in February went for<\/span><i><span style=\"font-weight: 400;\"> less <\/span><\/i><span style=\"font-weight: 400;\">than the seller originally asked for, up 8.9 percentage points year over year\u2014the largest increase among the top 50 metros. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/517\/CA\/Anaheim\"><span style=\"font-weight: 400;\">Anaheim, CA<\/span><\/a><span style=\"font-weight: 400;\"> (+8.7 ppts), <\/span><a href=\"https:\/\/www.redfin.com\/city\/3105\/NC\/Charlotte\"><span style=\"font-weight: 400;\">Charlotte, NC<\/span><\/a><span style=\"font-weight: 400;\"> (+7.3 ppts), <\/span><a href=\"https:\/\/www.redfin.com\/city\/30756\/GA\/Atlanta\"><span style=\"font-weight: 400;\">Atlanta<\/span><\/a><span style=\"font-weight: 400;\"> (+7.3 ppts) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/16409\/CA\/Sacramento\"><span style=\"font-weight: 400;\">Sacramento, CA<\/span><\/a><span style=\"font-weight: 400;\"> (+6.8 ppts).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">An increase in inventory may be partially responsible for the uptick; on average, active listings of homes for sale rose 23.9% year over year across those five metros. That\u2019s nearly triple the 8.4% average gain across the five metros with the biggest increases in homes selling <\/span><i><span style=\"font-weight: 400;\">above<\/span><\/i><span style=\"font-weight: 400;\"> asking price. Homebuyers are more likely to try to negotiate a lower price when they have more options to choose from.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cWhen sellers have a polished home that\u2019s priced appropriately, it will sell really, really quickly,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/charles-wheeler\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Charles Wheeler<\/span><\/a><span style=\"font-weight: 400;\">, a <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent in San Diego. \u201cIt&#8217;s the sellers that really want to push the value that get into trouble. Even overpricing by $20,000 can scare buyers off and cause a home to sit on the market.\u201d<\/span><\/p>\n<h3><b>Sellers in the Bay Area Are Most Likely to Fetch Above Their Asking Price<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">In San Jose, roughly two-thirds (67.1%) of homes that sold in February went for more than their original asking price\u2014the highest share among the metros Redfin analyzed. It\u2019s followed by Oakland (57.7%), San Francisco (57.2%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\"><span style=\"font-weight: 400;\">Newark, NJ<\/span><\/a><span style=\"font-weight: 400;\"> (53.5%). Those are the only major metros where a majority of home sellers fetch more than their original asking price. Nassau County rounds out the top five, at 47.1%.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Bay Area almost always has the highest share of homes selling above list price because many buyers there <\/span><a href=\"https:\/\/www.mercurynews.com\/2025\/03\/17\/bay-area-underpricing-homes-buyers-sellers\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">underprice<\/span><\/a><span style=\"font-weight: 400;\"> homes to fuel bidding wars. That\u2019s why we opted to lead with year-over-year changes\u2014to demonstrate that the Bay Area not only has the highest share of homes selling above asking price, but is also seeing this trend increase faster than anywhere else.<\/span><\/p>\n<h3><b>Sellers in Florida and Texas Are Most Likely to Fetch Below Their Asking Price<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">In <\/span><a href=\"https:\/\/www.redfin.com\/city\/19373\/FL\/West-Palm-Beach\"><span style=\"font-weight: 400;\">West Palm Beach, FL<\/span><\/a><span style=\"font-weight: 400;\">, 88.2% of homes sold <\/span><i><span style=\"font-weight: 400;\">below<\/span><\/i><span style=\"font-weight: 400;\"> their original list price in February\u2014the highest share among the metros Redfin analyzed. Next come two other Florida metros: <\/span><a href=\"https:\/\/www.redfin.com\/city\/6173\/FL\/Fort-Lauderdale\"><span style=\"font-weight: 400;\">Fort Lauderdale<\/span><\/a><span style=\"font-weight: 400;\"> (85.7%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\"><span style=\"font-weight: 400;\">Miami<\/span><\/a><span style=\"font-weight: 400;\"> (83.7%). Rounding out the top five are two Texas metros: <\/span><a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\"><span style=\"font-weight: 400;\">San Antonio<\/span><\/a><span style=\"font-weight: 400;\"> (81.2%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\"><span style=\"font-weight: 400;\">Austin<\/span><\/a><span style=\"font-weight: 400;\"> (80.2%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Florida and Texas likely top the list in part because the supply of homes for sale isn\u2019t as constrained as it is in other metros. They have been building more housing than other states, and stale inventory has been <\/span><a href=\"https:\/\/www.redfin.com\/news\/unsold-housing-inventory-november-2024\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">piling up<\/span><\/a><span style=\"font-weight: 400;\">, giving buyers bargaining power. Florida has also been grappling with intensifying natural disasters, skyrocketing <\/span><a href=\"https:\/\/www.redfin.com\/news\/hoa-fees-surge-florida-2024\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">HOA<\/span><\/a><span style=\"font-weight: 400;\"> fees and surging <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-insurance-survey-report-2024\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">insurance<\/span><\/a><span style=\"font-weight: 400;\"> costs, giving some buyers pause.<\/span><\/p>\n<h3><b>Home Sellers in Seattle Are Most Likely to Fetch Their Exact Asking Price<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">In <\/span><a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\"><span style=\"font-weight: 400;\">Seattle<\/span><\/a><span style=\"font-weight: 400;\">, 26.7% of homes that sold in February went for exactly their original listing price\u2014the highest share among the metros Redfin analyzed. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/20418\/VA\/Virginia-Beach\"><span style=\"font-weight: 400;\">Virginia Beach, VA<\/span><\/a><span style=\"font-weight: 400;\"> (25.7%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/13415\/TN\/Nashville\"><span style=\"font-weight: 400;\">Nashville<\/span><\/a><span style=\"font-weight: 400;\"> (24%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/12839\/DC\/Washington-DC\"><span style=\"font-weight: 400;\">Washington, D.C.<\/span><\/a><span style=\"font-weight: 400;\"> (19.5%) and <\/span><a
