For comparison, majority-Asian neighborhoods saw the biggest gain, at 4.8%.\u00a0<\/span><\/i><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The total value of homes in majority-Hispanic neighborhoods rose 4.2% year over year to $2 trillion in 2024. Where no race owned more than 50% of the homes, the area was defined as \u201cmixed.\u201d (See methodology for more details.)<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The total value of homes in majority-white neighborhoods grew fastest in 2024, rising 5.4% to $40.4 trillion. The growth rate was essentially the same in majority-Black and majority-Asian neighborhoods: They experienced a 5.3% increase to $1.5 trillion, and\u00a0 5.2% increase to $1.4 trillion, respectively. The total value of homes in mixed neighborhoods grew 4.7% to $2.4 trillion.<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-9Fg8f\" style=\"width: 0; min-width: 100% !important; border: none;\" title=\"Aggregate Value of Homes\" src=\"https:\/\/datawrapper.dwcdn.net\/9Fg8f\/6\/\" height=\"627\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n<p><span style=\"font-weight: 400;\">Home values are growing slower in Hispanic neighborhoods because many are<\/span><a href=\"https:\/\/www.pewresearch.org\/short-reads\/2022\/02\/03\/u-s-hispanic-population-continued-its-geographic-spread-in-the-2010s\/\"><span style=\"font-weight: 400;\"> located<\/span><\/a><span style=\"font-weight: 400;\"> in the Sun Belt, especially Texas and Florida. In those states, home prices have <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-price-index-february-2025\/\"><span style=\"font-weight: 400;\">stalled<\/span><\/a><span style=\"font-weight: 400;\"> over the past year, due to an increase in supply following the pandemic-driven building boom.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In comparison, home prices are growing fastest in the Northeast and <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-prices-rise-midwest-2025\/\"><span style=\"font-weight: 400;\">Midwest<\/span><\/a><span style=\"font-weight: 400;\">\u2014areas where majority-white neighborhoods are more prevalent.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Still, the total value of homes in Hispanic neighborhoods is growing, and at a pace not far behind that of other neighborhood types. But slower growth in home values\u2014or even declining home values, in certain areas\u2014can have an outsized impact for Hispanic families.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Redfin Economic Research Lead <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/chen-zhao\/\"><span style=\"font-weight: 400;\">Chen Zhao<\/span><\/a><span style=\"font-weight: 400;\"> said that&#8217;s because a larger share of Hispanic households&#8217; net worth tends to be tied to real estate.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Real estate makes up <\/span><a href=\"https:\/\/www.federalreserve.gov\/releases\/z1\/dataviz\/dfa\/distribute\/chart\/#quarter:141;series:Net%20worth;demographic:race;population:1,3,5,7;units:levels\"><span style=\"font-weight: 400;\">61.6%<\/span><\/a><span style=\"font-weight: 400;\"> of Hispanic households\u2019 net worth, compared to just 27.4% for white households. Real estate makes up 44.1% of Black households\u2019 net worth and 39.5% of \u201cother\u201d households (a group which includes Asian households).\u00a0<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-BgC71\" style=\"width: 0; min-width: 100% !important; border: none;\" title=\"Share of Net Worth Attributed to Real Estate by Race\" src=\"https:\/\/datawrapper.dwcdn.net\/BgC71\/3\/\" height=\"396\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n<p><span style=\"font-weight: 400;\">\u201cHispanic homeowners have experienced higher highs and lower lows during the real estate market\u2019s wild ups and downs over the past 20 years,\u201d Zhao said. \u201cHispanic home values fell furthest following the global financial crisis in 2008 and they rose the most at the peak of the pandemic homebuying spree in 2021. With a higher share of their net worth tied to real estate, market fluctuations matter more to Hispanic families and can impact how much they can afford to spend or borrow. It also means that when Hispanic home values grow slower, or fall, the wealth gap between white and Hispanic families increases.\u201d<\/span><\/p>\n<h3><b>The average value of individual homes in Hispanic neighborhoods also grew slowest in 2024<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">The <\/span><i><span style=\"font-weight: 400;\">average <\/span><\/i><span style=\"font-weight: 400;\">value of individual homes in Hispanic neighborhoods rose 3.4% to $395,000\u2014again slowest among the five groups in this analysis.\u00a0<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-qPTpw\" style=\"width: 0; min-width: 100% !important; border: none;\" title=\"Average Values of Homes in Majority-Asian Neighborhoods Climb 4.8%\" src=\"https:\/\/datawrapper.dwcdn.net\/qPTpw\/3\/\" height=\"629\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}}))}();\n<\/script><\/p>\n<p><span style=\"font-weight: 400;\">Like aggregate home values, the slower growth for average home values is attributable to softening Sun Belt markets where a large number of majority-Hispanic neighborhoods are located.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">At the other end of the spectrum, the average home value in majority-Asian neighborhoods nationwide grew 4.8% to $1.13 million\u2014fastest among the five groups. The significantly higher values can be partly attributed to location: Many Asian neighborhoods are located in high-priced West Coast metros, including Los Angeles and San Francisco.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The average value of homes in majority-Black neighborhoods\u2014which, along with white neighborhoods, are generally more geographically dispersed\u2014grew 4.7% year over year to $276,000. We classified a census tract as Black, Hispanic, Asian or white if more than 50% of owner-occupied households were owned by Black, Hispanic, Asian or white homeowners from 2017 through 2021, according to owner-occupied household race data from the five-year American Community Survey.
