{"id":79643,"date":"2025-04-21T05:00:20","date_gmt":"2025-04-21T12:00:20","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=79643"},"modified":"2025-04-18T15:16:53","modified_gmt":"2025-04-18T22:16:53","slug":"home-seller-concessions-march-2025","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/home-seller-concessions-march-2025\/","title":{"rendered":"44% of Home Sellers Are Giving Concessions to Buyers\u2014Just Shy of the Highest Level on Record"},"content":{"rendered":"<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>More sellers are offering concessions as rising housing costs and economic uncertainty make buyers nervous, and housing supply hits a five-year high.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>In Seattle, 71% of sellers are giving concessions\u2013the highest rate among the metros Redfin analyzed and nearly double the share from a year ago.\u00a0<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Economic jitters are also prompting some buyers to back out of deals; 13% of pending home sales were canceled in March.<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Home sellers gave concessions to buyers in 44.4% of U.S. home-sale transactions in the first quarter. That\u2019s up from 39.3% a year earlier, and is just shy of the 45.1% record high at the start of 2023.<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-2FNII\" style=\"border: none;\" title=\"Roughly 2 in 5 Home Sellers Give Concessions to Buyers\" src=\"https:\/\/datawrapper.dwcdn.net\/2FNII\/2\/\" width=\"600\" height=\"441\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\" data-external=\"1\"><\/iframe><\/p>\n<p><span style=\"font-weight: 400;\">This is based on an analysis of data submitted by Redfin buyers\u2019 agents across the country, covering rolling three-month periods from 2019 to present. A concession is recorded when an agent reports a seller provided something that helped reduce the buyer\u2019s total cost of purchasing the home. That could include money toward repairs, closing costs and\/or mortgage-rate <\/span><a href=\"https:\/\/www.redfin.com\/blog\/what-is-a-mortgage-buydown\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">buydowns<\/span><\/a><span style=\"font-weight: 400;\">. It does not include situations in which the seller lowered the list price of their home or lowered the price due to a negotiation with a buyer.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sellers are increasingly handing out concessions because the housing market has <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-market-february-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">tilted<\/span><\/a><span style=\"font-weight: 400;\"> in favor of buyers. Homebuyer demand is <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-price-growth-losing-steam\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">sluggish<\/span><\/a><span style=\"font-weight: 400;\"> due to high home prices, elevated mortgage rates and economic uncertainty. At the same time, sellers are facing more competition from each other, with listings now at a five-year <\/span><a href=\"https:\/\/www.redfin.com\/news\/homes-sell-slowest-pace-since-2019\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">high<\/span><\/a><span style=\"font-weight: 400;\">. When buyers have more options to choose from, it typically means they have more negotiating power. Plus, Redfin agents report that many homes are overpriced, which often means they linger on the market, forcing sellers to offer concessions to find a buyer.<\/span><\/p>\n<p><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/chaley-mcvay\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Chaley McVay<\/span><\/a><span style=\"font-weight: 400;\">, a <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent in <\/span><a href=\"https:\/\/www.redfin.com\/city\/30772\/OR\/Portland\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Portland, OR<\/span><\/a><span style=\"font-weight: 400;\">, said a majority of offers she is writing for buyers request concessions from the seller\u2014especially if the buyer is purchasing a home for the first time.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cBuyers used to ask for concessions to cover little things like repairs. Now they\u2019re negotiating concessions so they can afford to buy a home,\u201d McVay said. \u201cA lot of sellers are offering money for mortgage-rate buydowns, and I recently had one seller cover seven months of HOA fees for the buyer.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">McVay continued: \u201cSellers are feeling nervous because a lot of them bought at the top of the market in 2021 and 2022, and will now be re-buying at a higher mortgage rate. They\u2019re worried about net proceeds. That\u2019s why I recommend my buyers ask for concessions instead of a lower sale price\u2014it can be a win-win because then the buyer is catching a break and the seller doesn\u2019t have to go below the price they had in their head.\u201d<\/span><\/p>\n<h3><b>Concessions Are Rising Most in Seattle and Portland<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nSeattle home sellers gave concessions to buyers in 71.3% of home-sale transactions during the first quarter\u2014the highest share among the 24 major U.S. metropolitan areas Redfin analyzed. That\u2019s roughly double the 36.4% share of a year earlier, representing the largest increase among the metros Redfin analyzed.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIt\u2019s super common to see seller concessions for condos and new-construction townhomes, but less so for single-family homes\u2014unless the single-family home has been sitting on the market for a while,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/stephanie-kastner\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Stephanie Kastner<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier real estate agent in <\/span><a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Seattle<\/span><\/a><span style=\"font-weight: 400;\">. \u201cCondos have become a tougher sell because of skyrocketing HOA fees and insurance. And builders are offering concessions because it\u2019s in their best interest to keep sale prices high; they\u2019re willing to pay buyers\u2019 closing costs and maybe provide a free washer-dryer if it means they don\u2019t have to drop the listing price.\u201d<\/span><\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/30772\/OR\/Portland\"><span style=\"font-weight: 400;\">Portland, OR<\/span><\/a><span style=\"font-weight: 400;\"> saw the next biggest increase, up 14.2 percentage points to 63.9%, which was the second highest rate. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/11203\/CA\/Los-Angeles\"><span style=\"font-weight: 400;\">Los Angeles<\/span><\/a><span style=\"font-weight: 400;\"> (+11 ppts to 56.1%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/17420\/CA\/San-Jose\"><span style=\"font-weight: 400;\">San Jose, CA<\/span><\/a><span style=\"font-weight: 400;\"> (+10.6 ppts to 16.7%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/8903\/TX\/Houston\"><span style=\"font-weight: 400;\">Houston<\/span><\/a><span style=\"font-weight: 400;\"> (+6.2 ppts to 46%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">After Seattle and Portland, the highest concession rates are in <\/span><a href=\"https:\/\/www.redfin.com\/city\/30756\/GA\/Atlanta\"><span style=\"font-weight: 400;\">Atlanta<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.redfin.com\/city\/16904\/CA\/San-Diego\"><span style=\"font-weight: 400;\">San Diego<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.redfin.com\/city\/5155\/CO\/Denver\"><span style=\"font-weight: 400;\">Denver<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-79644\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/04\/Share-of-Deals-with-Seller-Credits-by-Metro-1024x796.png\" alt=\"\" width=\"900\" height=\"700\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/04\/Share-of-Deals-with-Seller-Credits-by-Metro-1024x796.png 1024w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/04\/Share-of-Deals-with-Seller-Credits-by-Metro-300x233.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/04\/Share-of-Deals-with-Seller-Credits-by-Metro-768x597.png 768w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/04\/Share-of-Deals-with-Seller-Credits-by-Metro-1536x1195.png 1536w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/04\/Share-of-Deals-with-Seller-Credits-by-Metro.png 1543w\" sizes=\"(max-width: 900px) 100vw, 900px\" \/><\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/30749\/NY\/New-York\"><span style=\"font-weight: 400;\">New York<\/span><\/a><span style=\"font-weight: 400;\"> saw the biggest drop in concessions. Home sellers there gave concessions to buyers in just 5.5% of home-sale transactions, down 15.7 percentage points from a year earlier and the lowest share among the metros Redfin analyzed. The next biggest declines were in <\/span><a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\"><span style=\"font-weight: 400;\">Miami<\/span><\/a><span style=\"font-weight: 400;\"> (-13.1 ppts to 33.8%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\"><span style=\"font-weight: 400;\">San Antonio<\/span><\/a><span style=\"font-weight: 400;\"> (-10.9 ppts to 44.4%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\"><span style=\"font-weight: 400;\">Tampa, FL<\/span><\/a><span style=\"font-weight: 400;\"> (-9.2 ppts to 33.9%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\"><span style=\"font-weight: 400;\">Phoenix<\/span><\/a><span style=\"font-weight: 400;\"> (-3.5 ppts to 51.2%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Housing markets across Florida and Texas have been cooling for a while, and prices are now <\/span><a href=\"https:\/\/www.redfin.com\/news\/homes-sell-slowest-pace-since-2019\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">falling<\/span><\/a><span style=\"font-weight: 400;\"> in many parts of those states. Sellers in Florida and Texas have had more time to get used to a slow market, and have started pricing their homes lower from the get-go, meaning they often don\u2019t need to offer concessions.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">After New York, the lowest concession rates are in San Francisco, San Jose, Boston and Chicago.<\/span><\/p>\n<h3><b>Some Sellers Are Lowering Their Prices in Addition to Offering Concessions<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nSome sellers are giving out concessions <\/span><i><span style=\"font-weight: 400;\">and<\/span><\/i><span style=\"font-weight: 400;\"> getting less money than they hoped for their homes, which <\/span><span style=\"font-weight: 400;\">can occur when a seller cuts their asking price once the home is on the market, accepts an offer below their asking price, or both.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Roughly one in five homes (21.5%) that sold during the first quarter had a final sale price below the asking price in addition to a concession, up from 18.5% a year earlier. Roughly one in six (16.2%) had a <\/span><i><span style=\"font-weight: 400;\">price cut<\/span><\/i><span style=\"font-weight: 400;\"> and a concession, up from 13% a year earlier. And about 1 in 10 (9.9%) had all three\u2014a concession, a price cut and<\/span> <span style=\"font-weight: 400;\">a final sale price below the original list price. That\u2019s up from 8% a year earlier.<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-OFY3c\" style=\"border: none;\" title=\"Some Sellers Are Giving Concessions and Cutting Prices\" src=\"https:\/\/datawrapper.dwcdn.net\/OFY3c\/1\/\" width=\"600\" height=\"520\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\" data-external=\"1\"><\/iframe><\/p>\n<h3><b>13% of Pending Home Sales Were Canceled Last Month<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nWith economic jitters on the rise, many home purchases are also falling through at the eleventh hour.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Roughly 52,000 U.S. home-purchase agreements were canceled in March, equal to 13.4% of homes that went under contract that month\u2014up slightly from a year earlier. That\u2019s the third highest March level in records dating back to 2017; the highest was in 2020, when the pandemic brought the housing market to a halt.\u00a0<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-kbpOA\" style=\"border: none;\" title=\"13% of Pending Home Sales Fell Through in March\" src=\"https:\/\/datawrapper.dwcdn.net\/kbpOA\/3\/\" width=\"600\" height=\"442\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Column Chart\" data-external=\"1\"><\/iframe><\/p>\n<p><span style=\"font-weight: 400;\">Please note that purchase cancellation data cover single-month periods, not rolling three-month periods, and homes that fell out of contract during a given month didn\u2019t necessarily go under contract that same month.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><\/p>\n<h3><b>Metro-Level Summary: Seller Concessions<\/b><\/h3>\n<p><i><span style=\"font-weight: 400;\">The table below includes the 24 core-based statistical areas (CBSAs) for which Redfin buyers\u2019 agents recorded at least 50 closed deals during the three months ending March 31, in both 2025 and 2024.
