{"id":79668,"date":"2025-04-29T05:00:40","date_gmt":"2025-04-29T12:00:40","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=79668"},"modified":"2025-04-29T12:47:38","modified_gmt":"2025-04-29T19:47:38","slug":"home-sale-price-vs-list-price-2025","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/home-sale-price-vs-list-price-2025\/","title":{"rendered":"The Typical Home Seller Wants $39,000 More Than the Typical Buyer Is Willing to Pay"},"content":{"rendered":"<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>The <\/i><i>$469,729 median asking price is 9% higher than the $431,057 <\/i><i>median sale price<\/i><i>\u2014the largest gap since 2020.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Market dynamics have shifted in favor of buyers, but sellers have been slow to adjust, which is why list and sale prices are diverging.\u00a0<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The prices home sellers are asking for and the prices homebuyers are paying haven\u2019t been this out of whack since the start of the pandemic.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The typical home for sale is listed for 9% more (or $38,672) than the typical home is selling for\u2014the biggest gap since May 2020.<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-FJK1q\" style=\"border: none;\" title=\"Gap Between Home List Prices and Sale Prices Is Widening\" src=\"https:\/\/datawrapper.dwcdn.net\/FJK1q\/5\/\" width=\"600\" height=\"430\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\" data-external=\"1\"><\/iframe><\/p>\n<p><span style=\"font-weight: 400;\">This is based on home listing and sale price data in March, when the typical newly-listed home had a price tag of $469,729\u2014a record high. The typical home that sold last month fetched $431,057\u2014below the June 2024 record high of $442,529. Redfin\u2019s analysis of MLS data covers median sale prices of homes sold during a given month and median list prices of homes listed during the same month. Redfin\u2019s records date back to 2012.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The gap is widening because list prices are growing more than twice as fast as sale prices. The median list price rose 6.2% year over year in March\u2014the biggest increase since September 2022. By comparison, the median sale price climbed 2.5%, the smallest increase since September 2023. The last time list-price growth outpaced sale-price growth by this much was July 2020, when the pandemic homebuying frenzy fueled fierce bidding wars, empowering sellers to price high.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Today\u2019s situation is much different, though; sellers are pricing high based on comps from the past rather than current demand. Today, list-price growth is accelerating while sale-price growth is decelerating. Back in 2020, both were accelerating.\u00a0<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-ikpfN\" style=\"border: none;\" title=\"List Prices Are Growing Over Twice as Fast as Sale Prices\" src=\"https:\/\/datawrapper.dwcdn.net\/ikpfN\/4\/\" width=\"600\" height=\"423\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\" data-external=\"1\"><\/iframe><\/p>\n<p><span style=\"font-weight: 400;\">Buyers and sellers are on different pages, which is the crux of the divergence in sale prices and list prices. Sellers continue to demand last year\u2019s record-high prices, but with mortgage rates still so high, buyers have reached their limit and aren&#8217;t budging. A lot of homeowners who are selling now also bought during the peak of the market in 2021 and 2022 and are trying to recoup their investments, according to Redfin agents.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cHomebuyers today have the <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-market-february-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">upper hand<\/span><\/a><span style=\"font-weight: 400;\"> because they\u2019re <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-listings-piling-up-pending-sales-falling\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">outnumbered<\/span><\/a><span style=\"font-weight: 400;\"> by sellers, and that\u2019s a tough pill for sellers to swallow,\u201d said Redfin Senior Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/elijah-delacampa\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Elijah de la Campa<\/span><\/a><span style=\"font-weight: 400;\">. \u201cWhen buyers and sellers are on different planets, one side eventually has to give in, and it\u2019s looking like it\u2019s going to be sellers this time. Rising inventory, price drops and seller <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-seller-concessions-march-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">concessions<\/span><\/a><span style=\"font-weight: 400;\"> indicate this is already starting to happen, and sale-price growth will likely continue to slow as a result.&#8221;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are <\/span><a href=\"https:\/\/www.redfin.com\/news\/homes-sell-slowest-pace-since-2019\/\"><span style=\"font-weight: 400;\">eight<\/span><\/a><span style=\"font-weight: 400;\"> metros where sale prices <\/span><i><span style=\"font-weight: 400;\">fell <\/span><\/i><span style=\"font-weight: 400;\">from a year earlier in March, and they\u2019re all in Florida, Texas or the Bay Area.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cA lot of sellers are bringing up comps from a year ago, and I have to tell them that\u2019s no longer the environment we\u2019re in,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/chaley-mcvay\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Chaley McVay<\/span><\/a><span style=\"font-weight: 400;\">, a <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent in <\/span><a href=\"https:\/\/www.redfin.com\/city\/30772\/OR\/Portland\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Portland, OR<\/span><\/a><span style=\"font-weight: 400;\">. \u201cThey\u2019re holding onto this idea that they lost money. I explain that they didn\u2019t lose money because however much money they could have made in the past is hypothetical money. The most important thing you can do as a seller right now is fairly price your home. If you overprice, chances are you\u2019ll get no activity, and then it will become even harder to recoup your investment.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">McVay continued: \u201cIf you\u2019re a buyer and you find a home you like that\u2019s a bit above your price range, I encourage you to get the conversation started and make an offer anyway. A lot of house hunters are hesitant to offer under the asking price, but in this market, it\u2019s not out of the ordinary to see sellers lower their prices and give concessions.\u201d<\/span><\/p>\n<h3><b>In West Palm Beach, List Prices Are Growing Nearly 10 Times Faster Than Sale Prices<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nIn <\/span><a href=\"https:\/\/www.redfin.com\/city\/19373\/FL\/West-Palm-Beach\"><span style=\"font-weight: 400;\">West Palm Beach, FL<\/span><\/a><span style=\"font-weight: 400;\">, the median list price rose 9.3% year over year in March, while the median sale price fell 0.3%. That 9.6-percentage-point gap is the largest among the 50 most populous U.S. metropolitan areas. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/15702\/PA\/Pittsburgh\"><span style=\"font-weight: 400;\">Pittsburgh<\/span><\/a><span style=\"font-weight: 400;\">, where list prices rose 7.9 percentage points faster than sale prices. Rounding out the top five are <\/span><a href=\"https:\/\/www.redfin.com\/city\/3879\/OH\/Cincinnati\"><span style=\"font-weight: 400;\">Cincinnati<\/span><\/a><span style=\"font-weight: 400;\"> (7 ppts), <\/span><a href=\"https:\/\/www.redfin.com\/city\/30756\/GA\/Atlanta\"><span style=\"font-weight: 400;\">Atlanta<\/span><\/a><span style=\"font-weight: 400;\"> (6.3 ppts) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/8907\/FL\/Jacksonville\"><span style=\"font-weight: 400;\">Jacksonville, FL<\/span><\/a><span style=\"font-weight: 400;\"> (6.1 ppts). <\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are only eight markets where sale prices grew faster than list prices. At the top of the list is <a href=\"https:\/\/www.redfin.com\/city\/4145\/OH\/Cleveland\">Cleveland<\/a>, where the median sale price rose 11.8% year over year in March\u20147.5 percentage points faster than the median list price. It was followed by <a href=\"https:\/\/www.redfin.com\/county\/1974\/NY\/Nassau-County\">Nassau County, NY<\/a> and <a href=\"https:\/\/www.redfin.com\/city\/35759\/WI\/Milwaukee\">Milwaukee<\/a>, both of which saw sale prices grow 2.6 percentage points faster than list prices. <a href=\"https:\/\/www.redfin.com\/city\/15502\/PA\/Philadelphia\">Philadelphia<\/a> (2.4 ppts) and <a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\">Newark, NJ<\/a> (2.3 ppts) came next.<br \/>\n<\/span><\/p>\n<h3><b>March 2025 Metro-Level Summary: 50 Most Populous
