{"id":79700,"date":"2025-05-01T05:00:20","date_gmt":"2025-05-01T12:00:20","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=79700"},"modified":"2025-04-30T15:20:54","modified_gmt":"2025-04-30T22:20:54","slug":"housing-market-update-record-high-housing-costs-economic-uncertainty","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/housing-market-update-record-high-housing-costs-economic-uncertainty\/","title":{"rendered":"Monthly Housing Costs Hit All-Time High Amid Economic Uncertainty, Keeping Buyers on the Sidelines"},"content":{"rendered":"<p><i><span style=\"font-weight: 400;\">Mortgage-purchase applications are declining and pending home sales are sluggish.<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">The 2025 spring homebuying season is lackluster, with record-high housing costs and widespread economic instability keeping would-be homebuyers at bay.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Mortgage-purchase applications are down 6% month over month, and Redfin\u2019s Homebuyer Demand Index\u2013a measure of tours and other buying services from Redfin agents\u2013is essentially flat.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Pending home sales fell, too, declining 2.8% year over year nationwide during the four weeks ending April 27. That dip is mainly due to a holiday effect\u2013Easter fell into this year\u2019s four-week period, but not in the comparable period in 2024\u2013but even without that effect, pending sales would likely be flat from a year ago. Sales were sluggish last spring, and they\u2019re sluggish again this spring.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are two key reasons a lot of prospective house hunters are staying on the sidelines:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Record-high housing costs.<\/b><span style=\"font-weight: 400;\"> The median U.S. monthly housing payment is at an all-time high of $2,870, due to still-rising home prices and elevated mortgage rates.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Economic uncertainty.<\/b><span style=\"font-weight: 400;\"> Many Americans are holding off on major purchases because they\u2019re uncertain about the future of the economy due to things like <\/span><a href=\"https:\/\/www.redfin.com\/news\/tariffs-volatile-mortgage-rates-construction\/\"><span style=\"font-weight: 400;\">tariffs<\/span><\/a><span style=\"font-weight: 400;\"> and the increasing odds of a recession.\u00a0<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">\u201cA lot of people who would normally be making moves right now are standing still,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/bliss-ong\"><span style=\"font-weight: 400;\">Bliss Ong<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier agent in <\/span><a href=\"https:\/\/www.redfin.com\/city\/16163\/WA\/Seattle?utm_source=google&amp;utm_medium=ppc&amp;utm_term=kwd-333270672418&amp;utm_content=449322129772&amp;utm_campaign=1022775&amp;gclid=Cj0KCQjwlMfABhCWARIsADGXdy_2eXCtuAC_da89GhMviaxNlQuyEPCYb2TTckB4uacNZD5yvgmqPPMaAtRNEALw_wcB\"><span style=\"font-weight: 400;\">Seattle<\/span><\/a><span style=\"font-weight: 400;\">. \u201cThey want to ride out this period of economic uncertainty and wait until they feel more secure to make this huge financial decision. The people who are buying are picky; for instance, buyers aren\u2019t making offers if a home is on a busy street, or if it has one bathroom instead of two bathrooms. When the market was hotter, those homes would fly off the shelves despite not checking every single box.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Redfin agents in many parts of the country say they\u2019re seeing more action from sellers than buyers.
