Single-family home prices, by comparison, rose 0.5%.\u00a0<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Condo sales dropped 12%\u2014more than three times as much as sales of single-family homes.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Florida is the epicenter of the condo slump, with prices and sales down over 30% in some areas.<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The median U.S. condo sale price fell 2.2% year over year to $354,100 in May\u2014the second largest drop in records dating back to 2012.<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-WjbPE\" style=\"border: none;\" title=\"Condo Prices Post Second Biggest Drop on Record\" src=\"https:\/\/datawrapper.dwcdn.net\/WjbPE\/2\/\" width=\"600\" height=\"427\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\" data-external=\"1\"><\/iframe><\/p>\n<p><span style=\"font-weight: 400;\">The only time condo prices posted a larger year-over-year decline was in April 2023 (-2.9%), and that was largely because roughly one year prior, prices peaked (this was true across all property types). This is based on a Redfin analysis of MLS data.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Today, condo prices are falling because there are <\/span><a href=\"https:\/\/www.redfin.com\/news\/sellers-vs-buyers-price-impact\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">roughly 80%<\/span><\/a><span style=\"font-weight: 400;\"> more condo sellers than buyers in the market. <\/span><span style=\"font-weight: 400;\">Many condo owners are trying to offload their properties because <\/span><a href=\"https:\/\/www.redfin.com\/news\/hoa-fees-surge-florida-2024\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">HOA<\/span><\/a><span style=\"font-weight: 400;\"> fees and <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-insurance-survey-report-2024\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">insurance<\/span><\/a><span style=\"font-weight: 400;\"> costs have been soaring, and some homeowners\u2019 associations are doling out <\/span><a href=\"https:\/\/www.cbsnews.com\/miami\/news\/coconut-grove-condo-owner-upset-over-assessment\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">hefty<\/span><\/a><span style=\"font-weight: 400;\"> special assessments. Many house hunters are hesitant to purchase a condo for the same reasons.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIt\u2019s a slow housing market across the board, but condos have been hit particularly hard,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/aditi-jain\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Aditi Jain<\/span><\/a><span style=\"font-weight: 400;\">, a <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent in the <\/span><a href=\"https:\/\/www.redfin.com\/city\/1826\/MA\/Boston\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Boston<\/span><\/a><span style=\"font-weight: 400;\"> area. \u201cA lot of condo associations don\u2019t <\/span><a href=\"https:\/\/www.bankrate.com\/real-estate\/fha-approved-condos\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">allow<\/span><\/a><span style=\"font-weight: 400;\"> buyers with FHA loans, which is limiting sales. Two of my clients who want to buy a condo have had to back out of a purchase because they couldn\u2019t get financing.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The U.S. single-family home market is cooling, but not as rapidly as the condo market; the median sale price of single-family homes rose 0.5% year over year in May to $462,206. That\u2019s the slowest growth in nearly two years\u2014but it\u2019s still growth.<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-beSSX\" style=\"border: none;\" title=\"Condo Prices Slow, Single-Family Home Prices Grow\" src=\"https:\/\/datawrapper.dwcdn.net\/beSSX\/2\/\" width=\"600\" height=\"457\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\" data-external=\"1\"><\/iframe><\/p>\n<h3><\/h3>\n<h3><b>Condo Sales Drop 12% as Many Properties Linger on the Market<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nSales of condos fell 11.9% year over year in May. That\u2019s the largest decline since June 2024 and is over three times larger than the drop in single-family-home sales (-3.7%). Sales of both property types fell to the lowest May level since 2020. For condos, that means sales were at the second lowest level on record for the month of May.<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-xQ6PJ\" style=\"border: none;\" title=\"Condo Sales Drop to Second Lowest May Level on Record\" src=\"https:\/\/datawrapper.dwcdn.net\/xQ6PJ\/2\/\" width=\"600\" height=\"600\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Column Chart\" data-external=\"1\"><\/iframe><\/p>\n<p><span style=\"font-weight: 400;\">Condos, often thought of as the affordable route to homeownership, are now viewed as an increasingly risky investment in many parts of the country. As a result, they take longer to sell than they did in the past. The typical condo that went under contract in May did so in 46 days\u2014the longest for any May since 2015 and up seven days from a year earlier. By comparison, the typical single-family home went under contract in 38 days\u2014the longest for any May since 2020 and up six days from a year earlier.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Because condos are sitting on the market, listings are piling up. The total supply of U.S. condos for sale (active listings) hit the highest level in a decade last month, while the supply of single-family homes for sale was at the highest level since 2019.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">With prices falling and listings lingering on the market, condo buyers in many cities may be able to find sellers who are willing to give concessions and\/or sell for less than their asking price.\u00a0<\/span><\/p>\n<h3><b>Condo Prices and Sales Are Falling Fastest in Florida and Texas<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nIn <\/span><a href=\"https:\/\/www.redfin.com\/city\/4476\/FL\/Deltona\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Deltona, FL<\/span><\/a><span style=\"font-weight: 400;\">, the median condo sale price dropped 32.2% year over year in May\u2014the largest decline among the metros in this analysis. Redfin analyzed the 66 U.S. metropolitan areas that had sufficient data and at least 100 condo sales in both May 2025 and May 2024. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/4016\/FL\/Crestview\"><span style=\"font-weight: 400;\">Crestview, FL<\/span><\/a><span style=\"font-weight: 400;\"> (-32%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/8903\/TX\/Houston\"><span style=\"font-weight: 400;\">Houston<\/span><\/a><span style=\"font-weight: 400;\"> (-23%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/13654\/CA\/Oakland\"><span style=\"font-weight: 400;\">Oakland, CA<\/span><\/a><span style=\"font-weight: 400;\"> (-20.3%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/18142\/FL\/Tampa\"><span style=\"font-weight: 400;\">Tampa, FL<\/span><\/a><span style=\"font-weight: 400;\"> (-19%). Of the 10 metros with the largest price declines, seven are in Florida and two are in Texas.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There was a similar trend for sales. Condo sales fell fastest in <\/span><a href=\"https:\/\/www.redfin.com\/city\/30794\/TX\/Dallas\"><span style=\"font-weight: 400;\">Dallas<\/span><\/a><span style=\"font-weight: 400;\"> (-33.3%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/13979\/FL\/Palm-Bay\"><span style=\"font-weight: 400;\">Palm Bay, FL<\/span><\/a><span style=\"font-weight: 400;\"> (-32.8%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/14240\/AZ\/Phoenix\"><span style=\"font-weight: 400;\">Phoenix<\/span><\/a><span style=\"font-weight: 400;\"> (-32.7%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/15203\/FL\/Port-St-Lucie\"><span style=\"font-weight: 400;\">Port St. Lucie, FL<\/span><\/a><span style=\"font-weight: 400;\"> (-31.5%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/13655\/FL\/Orlando\"><span style=\"font-weight: 400;\">Orlando, FL<\/span><\/a><span style=\"font-weight: 400;\"> (-31%). Florida is home to seven of the 10 metros with the largest sales declines.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Florida and Texas have seen their housing markets slow in recent years due to an influx of supply ushered in by the pandemic homebuilding boom. Rising HOA dues and insurance costs have exacerbated the slowdown for condos. In <\/span><a href=\"https:\/\/www.redfin.com\/news\/florida-condo-prices-rise-inland\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Florida<\/span><\/a><span style=\"font-weight: 400;\">, natural disasters and heightened building regulations also contributed. The 2021 collapse of a condo building in <\/span><a href=\"https:\/\/www.redfin.com\/city\/17903\/FL\/Surfside\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Surfside, FL<\/span><\/a><span style=\"font-weight: 400;\">, which killed nearly 100 people, led to a new <\/span><a href=\"https:\/\/www.flsenate.gov\/Committees\/BillSummaries\/2022D\/html\/2875\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">law<\/span><\/a><span style=\"font-weight: 400;\"> that requires condo buildings to undergo structural inspections and shore up reserves. Many HOAs have been hiking fees and doling out hefty special assessments to comply with the new rules, reducing demand for condos.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A separate Redfin <\/span><a href=\"https:\/\/www.redfin.com\/news\/selling-at-a-loss-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">analysis<\/span><\/a><span style=\"font-weight: 400;\"> found that nearly 1 in 10 for-sale condos is at risk of selling at a loss\u2014more than double the share for single-family homes. In many parts of Florida, condos are selling for less than their asking price. In West Palm Beach, for example, the typical condo that sold in May sat on the market for 107 days and went for roughly 7% less than its asking price\u2014the biggest discount among the metros Redfin analyzed for this report. Nine of the 10 metros where condos are most likely to sell for under asking are in Florida.<\/span><\/p>\n<h3><b>Condo Prices Are Holding Up Best in the East<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/13201\/NJ\/New-Brunswick\"><span style=\"font-weight: 400;\">New Brunswick, NJ<\/span><\/a><span style=\"font-weight: 400;\"> saw condo prices rise 14.9% year over year in May\u2014the largest jump among the metros Redfin analyzed. It was followed by <\/span><a href=\"https:\/\/www.redfin.com\/county\/2406\/PA\/Montgomery-County\"><span style=\"font-weight: 400;\">Montgomery County, PA<\/span><\/a><span style=\"font-weight: 400;\"> (14.1%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/15702\/PA\/Pittsburgh\"><span style=\"font-weight: 400;\">Pittsburgh<\/span><\/a><span style=\"font-weight: 400;\"> (14.1%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\"><span style=\"font-weight: 400;\">San Francisco<\/span><\/a><span style=\"font-weight: 400;\"> (8.8%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/14076\/NJ\/Ocean-City\"><span style=\"font-weight: 400;\">Ocean City, NJ<\/span><\/a><span style=\"font-weight: 400;\"> (8.2%). Many markets out east are still grappling with a supply crunch, which may be buoying prices.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Condo sales are holding up best in <\/span><a href=\"https:\/\/www.redfin.com\/city\/9170\/IN\/Indianapolis\"><span style=\"font-weight: 400;\">Indianapolis<\/span><\/a><span style=\"font-weight: 400;\">, which posted a 27.3% year-over-year increase. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/15614\/ME\/Portland\"><span style=\"font-weight: 400;\">Portland, ME<\/span><\/a><span style=\"font-weight: 400;\"> (19.2%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/3478\/SC\/Charleston\"><span style=\"font-weight: 400;\">Charleston, SC<\/span><\/a><span style=\"font-weight: 400;\"> (11.5%), Montgomery County (10.8%) and Ocean City (8.4%).<\/span><\/p>\n<h3><b>Metro Condo Market Summary: May 2025<\/b><span style=\"font-weight: 400;\"><br \/>\n<\/span><i><\/i><\/h3>\n<p><i><span style=\"font-weight: 400;\"><br
