In Austin, rents dropped 6% year over year to the lowest level since 2021.\u00a0<\/i><\/strong><\/p>\n<p><span style=\"font-weight: 400;\">The median U.S. asking rent fell 0.5% year over year to $1,642 in June, the fourth straight month of annual declines. That follows large swings during the pandemic era, when the median asking rent increased by as much as 18% year over year and decreased by as much as 4%.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Rents have declined slightly but steadily over the last several months because there\u2019s more apartment supply than demand\u2014even as many Americans <\/span><a href=\"https:\/\/www.redfin.com\/news\/rent-vs-buy-income-gap-2025\/\"><span style=\"font-weight: 400;\">opt<\/span><\/a><span style=\"font-weight: 400;\"> to rent instead of buy given <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-new-listings-smallest-increase-five-months\/\"><span style=\"font-weight: 400;\">high<\/span><\/a><span style=\"font-weight: 400;\"> homebuying costs. U.S. apartment construction is <\/span><a href=\"https:\/\/fred.stlouisfed.org\/graph\/?g=1Jp22\"><span style=\"font-weight: 400;\">near a 50-year high<\/span><\/a><span style=\"font-weight: 400;\">, leading to a lot of vacant units. A <\/span><a href=\"https:\/\/www.redfin.com\/news\/rental-absorption-q1-2025\/\"><span style=\"font-weight: 400;\">separate Redfin analysis<\/span><\/a><span style=\"font-weight: 400;\"> found that less than half of newly built apartments completed at the end of 2024 were rented within three months. That gives renters negotiating power with landlords.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cRenters have the upper hand\u2014at least for now\u2014because there are a near-record number of apartments coming on the market that landlords are scrambling to lease,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/sheharyarbokhari\/\"><span style=\"font-weight: 400;\">Sheharyar Bokhari<\/span><\/a><span style=\"font-weight: 400;\">, a senior economist at Redfin. \u201cIn certain parts of the country, renters may be able to negotiate discounted rent, flexible leases or free parking. But these perks may be short-lived given that apartment construction is expected to slow and rental demand is expected to remain strong.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The multifamily building boom that accelerated during the pandemic has started to taper off, with <\/span><a href=\"https:\/\/fred.stlouisfed.org\/series\/PERMIT5\"><span style=\"font-weight: 400;\">permits<\/span><\/a><span style=\"font-weight: 400;\"> to build apartments now back to <\/span><a href=\"https:\/\/www.redfin.com\/news\/multifamily-construction-permits-2025\/\"><span style=\"font-weight: 400;\">pre-pandemic levels<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<h3><b>Asking Rents Are Falling Fastest in Minneapolis and Austin\u00a0<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nAsking rents fell in 23 of the 44 major core-based statistical areas (CBSAs) Redfin analyzed in June, with the biggest declines in <\/span><a href=\"https:\/\/www.redfin.com\/city\/10943\/MN\/Minneapolis\/apartments-for-rent\"><span style=\"font-weight: 400;\">Minneapolis<\/span><\/a><span style=\"font-weight: 400;\"> (-5.8% year over year), <\/span><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\/rentals\/filter\/property-type=multifamily\"><span style=\"font-weight: 400;\">Austin, TX<\/span><\/a><span style=\"font-weight: 400;\"> (-5.7%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/10201\/NV\/Las-Vegas\/rentals\/filter\/property-type=multifamily\"><span style=\"font-weight: 400;\">Las Vegas<\/span><\/a><span style=\"font-weight: 400;\"> (-4%).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In Austin, that decline puts the median asking rent at $1,379, the lowest in over four years.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While demand for rentals in Austin is strong\u2014with Redfin agents reporting that many locals are choosing to rent because it\u2019s more affordable than buying\u2014there\u2019s still more apartment supply than demand. That\u2019s in part because the pandemic apartment building boom was especially strong there. Builders in Austin secured <\/span><a href=\"https:\/\/www.texastribune.org\/2025\/01\/22\/austin-texas-rents-falling\/?utm_source=chatgpt.com\"><span style=\"font-weight: 400;\">far more permits<\/span><\/a><span style=\"font-weight: 400;\"> than builders in other major metro areas between 2021 and 2023, sending vacancy rates <\/span><a href=\"https:\/\/www.bloomberg.com\/news\/features\/2025-02-27\/austin-rents-tumble-22-from-peak-on-massive-home-building-spree?embedded-checkout=true\"><span style=\"font-weight: 400;\">soaring<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Asking rents rose most in <\/span><a href=\"https:\/\/www.redfin.com\/city\/3879\/OH\/Cincinnati\/rentals\/filter\/property-type=multifamily\"><span style=\"font-weight: 400;\">Cincinnati<\/span><\/a><span style=\"font-weight: 400;\">, which posted a 6.2% year over year increase. Next come two other Rust Belt metros: <\/span><a href=\"https:\/\/www.redfin.com\/city\/16661\/MO\/St-Louis\/rentals\/filter\/property-type=multifamily\"><span style=\"font-weight: 400;\">St. Louis<\/span><\/a><span style=\"font-weight: 400;\"> (4.3%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/15702\/PA\/Pittsburgh\/rentals\/filter\/property-type=multifamily\"><span style=\"font-weight: 400;\">Pittsburgh<\/span><\/a><span style=\"font-weight: 400;\"> (3.7%). There is lower-than-average apartment construction in these metros, which may be buoying rents.<\/span><\/p>\n<h3><b>Two-Bedroom Apartments Posted Biggest Rent Decline<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nThe median asking rent for 2-bedroom apartments in the U.S. fell 1.5% year over year to $1,713 in June.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For 0-1 bedroom apartments, and for 3+ bedroom apartments, rents were little changed from a year earlier. The median asking rent for 0-1 bedroom apartments was $1,499, and it was $2,014 for 3+ bedroom apartments.\u00a0<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-v3Wse\" style=\"width: 0; min-width:
