But for international buyers using Russian, Japanese or European currencies, the typical home now costs 5% to 10% <\/span><i><span style=\"font-weight: 400;\">less <\/span><\/i><span style=\"font-weight: 400;\">than it did a year ago\u2014thanks to a weaker U.S. dollar.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That\u2019s according to a Redfin analysis of exchange rates for a selection of major foreign currencies against the U.S. dollar. The analysis converts the median U.S. home price into the equivalent value in foreign currencies using monthly average exchange rates.\u00a0\u00a0<\/span><\/p>\n<h3><b>U.S. home prices are down nearly 10% in Russian rubles<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Of the foreign currencies we examined, the Russian ruble strengthened the most against the U.S. dollar over the past year: As rates against the U.S. dollar.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Buyers using Japanese yen (-7.6%), euros (-5.6%) or British pounds (-5.3%) recorded the next biggest potential price savings of the currencies analyzed.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Not all currencies have benefited from the weaker greenback, however, with several losing value, largely due to countries\u2019 close economic ties to the U.S.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">U.S. homes became <\/span><i><span style=\"font-weight: 400;\">more<\/span><\/i><span style=\"font-weight: 400;\"> expensive over the past year for buyers using the currencies from the <\/span><a href=\"https:\/\/cms.nar.realtor\/sites\/default\/files\/2025-07\/2025-international-transactions-in-us-residential-real-estate-report-07-09-2025.pdf?_gl=1*1mgpuk4*_gcl_au*NTA1MDcyOTEwLjE3NTI1NjM5NTc.\"><span style=\"font-weight: 400;\">top four countries<\/span><\/a><span style=\"font-weight: 400;\"> where America\u2019s foreign homebuyers originate from: Chinese yuan (+0.1%), Canadian dollar (+0.9%), Mexican peso (+5.7%) and the Indian rupee (+4%).<\/span><\/p>\n<h3><b>The U.S. dollar has weakened in 2025 amid economic uncertainty<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">The U.S. dollar dropped <\/span><a href=\"https:\/\/www.nytimes.com\/2025\/06\/30\/business\/dollar-decline-trump.html\"><span style=\"font-weight: 400;\">more than 10%<\/span><\/a><span style=\"font-weight: 400;\"> in the first six months of the year in comparison to a handful of currencies from America\u2019s largest trading partners\u2014the worst start to a year in more than 40 years. Economists have <\/span><a href=\"https:\/\/www.wsj.com\/livecoverage\/stock-market-today-dow-sp-500-nasdaq-06-30-2025\/card\/dollar-heads-for-worst-first-half-in-decades-F1zOO5EJxMcMisdOyLi5\"><span style=\"font-weight: 400;\">cited<\/span><\/a><span style=\"font-weight: 400;\"> President Trump\u2019s tariff policies, U.S. government debt and the potential early nomination of a new Federal Reserve chair among the reasons for the depressed dollar.<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-dlqVA\" style=\"width: 0; min-width: 100% !important; border: none;\" title=\"US Dollar Index Down More Than 10% From Start of 2025\" src=\"https:\/\/datawrapper.dwcdn.net\/dlqVA\/5\/\" height=\"423\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Interactive line chart\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r,i=0;r=e[i];i++)if(r.contentWindow===a.source){var d=a.data[\"datawrapper-height\"][t]+\"px\";r.style.height=d}}})}();\n<\/script><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s worth noting that foreign buyers who finance a home purchase with a U.S. mortgage may attract a slightly higher rate than domestic buyers. But with elevated mortgage rates and high prices keeping many domestic homebuyers on the sidelines, foreign buyers\u2014who are significantly more likely to pay for homes in cash\u2014are in a position to take advantage of a real estate market that is already turning <\/span><a href=\"https:\/\/www.redfin.com\/news\/sellers-vs-buyers-price-impact\/\"><span style=\"font-weight: 400;\">in favor<\/span><\/a><span style=\"font-weight: 400;\"> of buyers.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The National Association of Realtors say foreign purchases of existing homes <\/span><a href=\"https:\/\/cms.nar.realtor\/sites\/default\/files\/2025-07\/2025-international-transactions-in-us-residential-real-estate-report-07-09-2025.pdf?_gl=1*1mgpuk4*_gcl_au*NTA1MDcyOTEwLjE3NTI1NjM5NTc.\"><span style=\"font-weight: 400;\">increased<\/span><\/a><span style=\"font-weight: 400;\"> in the 12 months between April 2024-March 2025, compared to the previous 12 months, but still lagged well behind the levels seen in the 2010s.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cSome foreign buyers may be considering stepping back into the market now because their currencies have gained ground against the dollar,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/chen-zhao\/\"><span style=\"font-weight: 400;\">Chen Zhao<\/span><\/a><span style=\"font-weight: 400;\">, Redfin\u2019s head of economic research. \u201cTheir money simply goes further than it did a year ago. It\u2019s like getting a discount that domestic buyers can\u2019t access.\u201d<\/span><\/p>\n<h3><b>Oakland offers biggest potential discount for buyers using foreign currencies<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Potential foreign currency discounts are bigger (or smaller) in different parts of the country\u2014due to differences in year-over-year price growth in local markets.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The biggest potential savings for buyers using foreign currencies are, in order: Oakland, CA, West Palm Beach, FL, Jacksonville, FL, San Diego and Atlanta. That\u2019s because those metro areas saw home prices fall the most year over year in June.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The five metros where prices grew the most over the past year\u2014and therefore have the smallest potential savings in foreign currencies\u2014are Newark, NJ, Detroit, Cleveland, Pittsburgh and Nassau County, NY.\u00a0<\/span><\/p>\n\n<table
