Housing Supply Rose 23% in June\u2013One of the Biggest Jumps on Record"},"content":{"rendered":"<p><i><span style=\"font-weight: 400;\">Inventory is increasing in the nation\u2019s capital faster than it is nationwide partly because some former federal workers are trying to offload their homes.\u00a0<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">The total number of homes for sale in the Washington, D.C. metro area rose 22.7% year over year in June, the third-biggest jump in records dating back to 2012. Only the two prior months saw bigger increases: In April, listings rose 23.9%, and in May, they rose 25.5%. <\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-81535 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/07\/Screenshot-2025-07-28-123032.png\" alt=\"\" width=\"554\" height=\"419\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/07\/Screenshot-2025-07-28-123032.png 554w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/07\/Screenshot-2025-07-28-123032-300x227.png 300w\" sizes=\"(max-width: 554px) 100vw, 554px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Pending home sales in Washington, D.C, meanwhile, fell marginally (-0.3%) from a year earlier.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The homes that <\/span><i><span style=\"font-weight: 400;\">are <\/span><\/i><span style=\"font-weight: 400;\">selling in the nation\u2019s capital are taking longer to do so than in the past; the typical D.C. home that went under contract in June did so in 36 days, up from 26 days a year earlier. That\u2019s one reason total inventory is rising; stale listings are piling up. Additionally, fewer homes are selling above asking price: About one-third (35.7%) of homes sold over asking price, down from nearly half (47.8%) a year earlier.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Widespread <\/span><a href=\"https:\/\/www.dcpolicycenter.org\/publications\/dc-economy-shows-deep-impacts-of-federal-spending-cuts-washington-post\/\"><span style=\"font-weight: 400;\">layoffs<\/span><\/a><span style=\"font-weight: 400;\"> of federal employees and budget cuts for programs that rely on government funding have reshaped Washington, D.C.\u2019s housing market. In addition to layoffs, some former federal workers have <\/span><a href=\"https:\/\/www.eenews.net\/articles\/trump-buyouts-drive-brain-drain-at-federal-agencies\/\"><span style=\"font-weight: 400;\">taken buyouts<\/span><\/a><span style=\"font-weight: 400;\"> or early retirements. Some have listed their homes because they\u2019re moving to a different area, and\/or they\u2019re unable to afford their payments because they\u2019re no longer employed. In addition to pushing housing supply up, those job cuts and <\/span><a href=\"https:\/\/www.cnn.com\/politics\/tracking-federal-workforce-firings-dg\/index.html\"><span style=\"font-weight: 400;\">uncertainty<\/span><\/a><span style=\"font-weight: 400;\"> about Washington, D.C.\u2019s economy are also dampening homebuying demand.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe local market is recalibrating and the pace of sales is slowing, partly due to federal job cuts,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/marshall-park\"><span style=\"font-weight: 400;\">Marshall Park<\/span><\/a><span style=\"font-weight: 400;\">, Redfin\u2019s senior market manager in <a href=\"https:\/\/www.redfin.com\/city\/12839\/DC\/Washington-DC\">Washington, D.C.<\/a> \u201cFor sellers, that means they have to be strategic about pricing, staging, and marketing\u2013and they need to be realistic about what they\u2019re going to get for their home. But buyers have a window of opportunity: More inventory means they\u2019re able to be patient and picky, and they\u2019re sometimes able to negotiate prices down and get concessions from sellers.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Move-in ready, fairly priced single-family homes in desirable locations are still selling quickly with multiple offers, Park said. It\u2019s also worth noting that the <\/span><a href=\"https:\/\/www.apmresearchlab.org\/federal-job-watch-just-released-feb-metro-jobs-report-shows-few-declines\"><span style=\"font-weight: 400;\">majority of D.C. residents<\/span><\/a> <i><span style=\"font-weight: 400;\">don\u2019t <\/span><\/i><span style=\"font-weight: 400;\">work for the federal government and their finances aren\u2019t directly dependent on the current administration.\u00a0\u00a0\u00a0<\/span><\/p>\n<h3>Washington, D.C.\u2019s Housing Market Is Reflective of National Trends<\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Rising inventory and flat sales are reflective of a larger nationwide trend, though the number of homes for sale is rising faster in D.C. than nationally. In the U.S. as a whole, total supply <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-listings-fall-june-2025\/\"><span style=\"font-weight: 400;\">rose 13.3%<\/span><\/a><span style=\"font-weight: 400;\"> year over year in June, and pending sales fell 0.8% (versus +23% and -0.3%, respectively, in Washington, D.C.).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Inventory is increasing and demand is lackluster nationwide for several reasons. One, <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-home-price-growth-slowing\/\"><span style=\"font-weight: 400;\">record-high home prices<\/span><\/a><span style=\"font-weight: 400;\"> are encouraging homeowners to sell and discouraging house hunters from buying. Two, economic uncertainty about things like tariffs and a potential recession are scaring off would-be buyers from making a major purchase. And three, the mortgage-rate lock-in effect has <\/span><a href=\"https:\/\/www.redfin.com\/news\/mortgage-rate-lock-in-effect-eases\/\"><span style=\"font-weight: 400;\">started to ease<\/span><\/a><span style=\"font-weight: 400;\">, as people who bought with ultra-low rates are starting to sell their homes.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Inventory is likely rising faster in Washington, D.C. than nationally because its economy is so closely tied to the federal government, in which <\/span><a href=\"https:\/\/www.foxnews.com\/media\/dc-federal-workers-panic-over-novel-experience-job-insecurity-trump-cuts\"><span style=\"font-weight: 400;\">job security is uncertain<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<h3>D.C. Home-Sale Prices Are Starting to Fall<\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Home prices in Washington, D.C. are starting to take a hit as inventory outpaces demand. Redfin\u2019s Home Price Index shows that prices of single-family homes in the nation\u2019s capital <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-price-index-june-2025\/\"><span style=\"font-weight: 400;\">fell 1.8%<\/span><\/a><span style=\"font-weight: 400;\"> from a month earlier in June on a seasonally adjusted basis, the second-biggest decline on record (the biggest was a 1.9% decline in May). It also marks the third month in a row where D.C.\u00a0 prices declined at least 1.5% month over month.\u00a0<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-81532 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/07\/Screenshot-2025-07-28-120035.png\" alt=\"\" width=\"552\" height=\"407\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/07\/Screenshot-2025-07-28-120035.png 552w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/07\/Screenshot-2025-07-28-120035-300x221.png 300w\" sizes=\"(max-width: 552px) 100vw, 552px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Prices are still rising on a year-over-year basis. The median home-sale price in D.C. was up <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-price-index-june-2025\/\"><span style=\"font-weight: 400;\">nearly 3%<\/span><\/a><span style=\"font-weight: 400;\"> year over year in June.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">On the rental side, prices are holding up, with the median D.C. asking rent <\/span><a href=\"https:\/\/www.redfin.com\/news\/asking-rents-fall-june-2025\/\"><span style=\"font-weight: 400;\">rising 1.5%<\/span><\/a><span style=\"font-weight: 400;\"> year over year in June. That\u2019s compared to a 0.5% decline nationwide. Rents are rising even though sale prices are faltering partly because demand for rentals in the area remains healthy. Many government workers prefer to rent because they\u2019re unsure how long they\u2019ll hold onto their jobs.\u00a0<\/span><\/p>\n<h3>New Listings Are Stagnating<\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">While the total pool of housing supply in Washington, D.C. is growing, <\/span><i><span style=\"font-weight: 400;\">new<\/span><\/i><span style=\"font-weight: 400;\"> listings are stagnating. New listings were essentially flat (0.3%) year over year in June, just the second time in 15 months new listings haven\u2019t posted a meaningful increase.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Some would-be sellers in D.C. are opting against putting their homes on the market because they\u2019re taking note of the buyer\u2019s market. The slight decline in D.C. listings reflects a trend that is happening nationwide, though D.C.\u2019s decline is smaller. In the U.S. as a whole, new listings are down 3.4% year over year. Prospective sellers in many parts of the country have <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-listings-fall-june-2025\/\"><span style=\"font-weight: 400;\">pulled back<\/span><\/a><span style=\"font-weight: 400;\">, opting to stay put or rent out their homes instead. That\u2019s especially true for sellers who would potentially <\/span><a href=\"https:\/\/www.redfin.com\/news\/selling-at-a-loss-2025\/\"><span style=\"font-weight: 400;\">take a loss<\/span><\/a><span style=\"font-weight: 400;\"> if they sold now.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If new listings in Washington, D.C. start dropping off at a higher rate, the surplus of supply will start depleting and buyers will lose their edge.\u00a0<\/span><\/p>\n<h3 style=\"text-align: left;\"><b>June 2025 Housing Market Highlights: Washington, D.C.
