{"id":81663,"date":"2025-08-07T05:00:14","date_gmt":"2025-08-07T12:00:14","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=81663"},"modified":"2025-08-06T12:28:03","modified_gmt":"2025-08-06T19:28:03","slug":"housing-market-update-mortgage-rates-fall-price-growth-slow","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/housing-market-update-mortgage-rates-fall-price-growth-slow\/","title":{"rendered":"Buyers, Take Note: Mortgage Rates Are Falling, Home-Price Growth Is Cooling and Supply Is Outpacing Demand"},"content":{"rendered":"<p><i><span style=\"font-weight: 400;\">Redfin economists say serious homebuyers have a window of opportunity to lock in a mortgage rate, as rates could fluctuate as more economic data is released in the coming weeks.\u00a0<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">House hunters got some relief this week as the daily average mortgage rate dropped to its lowest level in nearly a year after a <\/span><a href=\"https:\/\/www.redfin.com\/news\/mortgage-rates-to-fall-following-weak-july-jobs-report\/\"><span style=\"font-weight: 400;\">softer-than-expected<\/span><\/a><span style=\"font-weight: 400;\"> jobs report. A homebuyer on a $3,000 monthly budget can afford a $458,750 home with a <\/span><a href=\"https:\/\/www.mortgagenewsdaily.com\/mortgage-rates\"><span style=\"font-weight: 400;\">6.55%<\/span><\/a><span style=\"font-weight: 400;\"> mortgage rate, roughly the daily average on Wednesday; that buyer has <\/span><a href=\"https:\/\/www.redfin.com\/news\/mortgage-rates-fall-purchasing-power-increases\/\"><span style=\"font-weight: 400;\">gained roughly $20,000<\/span><\/a><span style=\"font-weight: 400;\"> in purchasing power since mortgage rates hit a recent peak of 7.08% in May.\u00a0<\/span><\/p>\n<p><b>There are a few other bright spots for house hunters this week:<\/b><\/p>\n<ul>\n<li style=\"list-style-type: none;\">\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Home-price growth is losing steam.<\/b><span style=\"font-weight: 400;\"> The median U.S. asking price rose just 2.3% year over year during the four weeks ending August 3, one of the smallest increases in two years. Sellers have started pricing lower in response to the buyer\u2019s market;\u00a0 Redfin economists predict <\/span><i><span style=\"font-weight: 400;\">sale <\/span><\/i><span style=\"font-weight: 400;\">prices will <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-price-forecast-decline-2025\/\"><span style=\"font-weight: 400;\">fall 1%<\/span><\/a><span style=\"font-weight: 400;\"> by the end of the year. Additionally, just about one-quarter (26.6%) of homes are selling above asking price, down from 31% a year ago.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>There are <\/b><a href=\"https:\/\/www.redfin.com\/news\/sellers-vs-buyers-price-impact\/\"><b>more home sellers<\/b><\/a><b> than buyers in the market.<\/b><span style=\"font-weight: 400;\"> The total number of homes for sale is up 8.5% year over year, while pending sales are down 1.2%.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Many sellers are willing to negotiate. <\/b><span style=\"font-weight: 400;\">Redfin agents in many parts of the country, including the Bay Area, Phoenix,\u00a0 Washington, D.C. and coastal Florida, report that a lot of sellers are open to negotiating with buyers. Some are accepting offers under asking price or providing freebies to sweeten the deal, like money for closing costs or repairs, to get their home offloaded.\u00a0<\/span><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">House hunters should keep in mind that the window of opportunity for buyers could be short. New listings have lost steam, staying essentially flat year over year, as would-be sellers realize they may not get the price they want for their home. Additionally, lower mortgage rates could bring more buyers and more competition. Mortgage-purchase applications have already increased, <\/span><a href=\"https:\/\/www.mba.org\/news-and-research\/newsroom\/news\/2025\/08\/06\/mortgage-applications-increase-in-latest-mba-weekly-survey\"><span style=\"font-weight: 400;\">rising 2%<\/span><\/a><span style=\"font-weight: 400;\"> week over week.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cSerious homebuyers should consider taking this window of opportunity to act fast and lock in a mortgage rate at the lowest level we\u2019ve seen since last October,\u201d said <a href=\"https:\/\/www.redfin.com\/news\/author\/chen-zhao\/\">Chen Zhao,<\/a>\u00a0Redfin\u2019s head of economics research. \u201cLast week\u2019s <\/span><a href=\"https:\/\/www.redfin.com\/news\/mortgage-rates-to-fall-following-weak-july-jobs-report\/\"><span style=\"font-weight: 400;\">soft jobs report<\/span><\/a><span style=\"font-weight: 400;\"> ups the chances of the Fed cutting interest rates in September. The market\u2019s anticipation of that cut has already pushed mortgage rates down, and there\u2019s no guarantee they\u2019ll fall further.
