We consider survey respondents to struggle with housing payments if they selected \u201cI struggle greatly to afford them,\u201d \u201cI regularly struggle, but sometimes okay,\u201d or \u201cI sometimes struggle, but generally okay.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Baby boomers and Gen Xers are less likely to struggle, but 52% of baby boomer <\/span><i><span style=\"font-weight: 400;\">renters<\/span><\/i><span style=\"font-weight: 400;\"> and over two-thirds of Gen X renters<\/span> <span style=\"font-weight: 400;\">report having a hard time making their regular housing payments.<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-81910 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/unnamed-6.png\" alt=\"\" width=\"495\" height=\"432\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/unnamed-6.png 495w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/unnamed-6-300x262.png 300w\" sizes=\"(max-width: 495px) 100vw, 495px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">The survey results in this report are from a Redfin-commissioned survey conducted by Ipsos in May 2025, fielded to more than 4,000 U.S. homeowners and renters. This report focuses on the nearly 2,000 respondents who said they struggle to afford housing, broken down by generation and whether they own or rent. The results for this combined group of survey respondents have a credibility interval of +\/- 2.7 percentage points. The survey asked the respondents who said they struggle (greatly, regularly, or sometimes) the following question: <\/span><i><span style=\"font-weight: 400;\">Which of the following, if any, changes or sacrifices did you make in the past year to afford your monthly housing costs, including mortgage or rent, insurance, parking, heating\/cooling\/electricity or HOA dues? <\/span><\/i><span style=\"font-weight: 400;\">Respondents could select all that apply from a list of sacrifices\/changes, which are in the table below.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Of the Gen Z and millennial renters who struggle to afford housing, 40% are eating out at restaurants less often to make their monthly rent payments, making it the most common sacrifice among that group. The next-most common sacrifice is taking no or fewer vacations; nearly one-third of Gen Z and millennial renters selected that option. 400;\">Struggling millennials and Gen Zers who <\/span><i><span style=\"font-weight: 400;\">own <\/span><\/i><span style=\"font-weight: 400;\">their homes are more likely than those who rent to sacrifice luxuries, namely eating out at restaurants (43%) and taking vacations (36%). But they\u2019re less likely to sacrifice necessities: Just about one in 10 (11%) report skipping meals completely to make mortgage payments, and 13% have delayed medical treatments.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Older Americans are also most likely to sacrifice nice-to-haves like eating out at restaurants and taking vacations to afford housing. Nearly half (45%) of both baby boomer and Gen X homeowners say they ate out at restaurants less often to afford their mortgage, and roughly two in five of both groups took no or fewer vacations.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s difficult for many Americans to afford their housing payments because even though wages have increased, the cost of buying a home has increased more. The median U.S. home-sale price has increased more than 40% since just before the pandemic and mortgage rates have roughly doubled; meanwhile,\u00a0 wages have increased by about <\/span><a href=\"https:\/\/fred.stlouisfed.org\/series\/CES0500000003#\"><span style=\"font-weight: 400;\">28%<\/span><\/a><span style=\"font-weight: 400;\"> over that period. The median U.S. asking rent rose by <\/span><a href=\"https:\/\/www.redfin.com\/news\/asking-rents-fall-june-2025\/\"><span style=\"font-weight: 400;\">roughly 22%<\/span><\/a><span style=\"font-weight: 400;\"> over that period.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s particularly difficult for young Americans to afford housing because they typically earn less money than older generations because they\u2019re at the start of their career. They\u2019re also <\/span><a href=\"https:\/\/educationdata.org\/student-loan-debt-by-age-group\"><span style=\"font-weight: 400;\">more likely<\/span><\/a><span style=\"font-weight: 400;\"> to have student loan debt, and <\/span><a href=\"https:\/\/www.redfin.com\/news\/homeownership-rate-by-generation-2024\/\"><span style=\"font-weight: 400;\">less likely<\/span><\/a><span style=\"font-weight: 400;\"> to have equity from a previous home.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cMany Gen Zers and millennials are making real sacrifices\u2013picking up side gigs, selling their possessions, even delaying doctor\u2019s appointments\u2013just to pay for the basic need of housing,\u201d said <a href=\"https:\/\/www.redfin.com\/news\/author\/darylfairweather\/\">Daryl Fairweather<\/a>, Redfin\u2019s chief economist. \u201cAt the same time, a lot of the young people who can easily afford housing can do so because they have major financial support from their parents, with roughly <\/span><a href=\"https:\/\/www.redfin.com\/news\/young-homebuyers-family-money-down-payment\/\"><span style=\"font-weight: 400;\">one-quarter<\/span><\/a><span style=\"font-weight: 400;\"> of the young Americans who recently bought a home using family money for their down payments. With the cost of buying a home rising much faster than wages, people without access to family money are much more likely to struggle to pay for housing\u2013which could widen the gap between the haves and the have-nots in the future.\u201d<\/span><\/p>\n<h3>Affordability Has Started Improving in Some Parts of the U.S.<\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">There are some <a href=\"https:\/\/www.redfin.com\/news\/mortgage-rates-what-homebuyers-and-sellers-should-do-about-it\/\">bright spots<\/a> emerging on the affordability horizon. Mortgage rates have dropped to a <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">10-month low<\/span><\/a><span style=\"font-weight: 400;\">, buyers have <\/span><a href=\"https:\/\/www.redfin.com\/news\/mortgage-rates-fall-purchasing-power-increases\/\"><span style=\"font-weight: 400;\">more purchasing power<\/span><\/a><span style=\"font-weight: 400;\">, and fewer homes are selling above asking price. Redfin agents report many sellers are willing to negotiate as they take note of today\u2019s buyer\u2019s market, in which there are hundreds of thousands <\/span><a href=\"https:\/\/www.redfin.com\/news\/sellers-vs-buyers-price-impact\/\"><span style=\"font-weight: 400;\">more home sellers<\/span><\/a><span style=\"font-weight: 400;\"> than buyers.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Affordability has started to improve in several major metro areas, too. The income needed to afford the median-priced local home has <\/span><a href=\"https:\/\/www.redfin.com\/news\/income-needed-to-afford-home-august-2025\/\"><span style=\"font-weight: 400;\">declined<\/span><\/a><span style=\"font-weight: 400;\"> from a year ago in 11 of the biggest metros in the U.S., including parts of California and Florida.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cA lot of renters are making the jump into homeownership,\u201d said <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/jim-fletcher\">Jim Fletcher<\/a>, a Redfin Premier agent in Tampa, FL. \u201cThe local market is slow, with builders offering incentives to entice people to buy and individual sellers willing to negotiate because there\u2019s so much supply on the market.
