That\u2019s causing sale prices in vacation destinations to flatten.\u00a0<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">The number of homes sold in seasonal towns, those where vacation demand drives the housing market, fell 3% year over year in July. That\u2019s compared to a 1% decline in non-seasonal towns.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In seasonal towns, home sales have been declining on a year-over-year basis since February.\u00a0<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-82036 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/Screenshot-2025-08-28-104055.png\" alt=\"\" width=\"492\" height=\"382\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/Screenshot-2025-08-28-104055.png 492w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/Screenshot-2025-08-28-104055-300x233.png 300w\" sizes=\"(max-width: 492px) 100vw, 492px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">This is according to a Redfin analysis of housing-market data in seasonal towns versus non-seasonal towns. Seasonal towns are defined as those where more than 30% of the housing stock is used only seasonally or occasionally.\u00a0 Roughly 9% of all home sales in the U.S. are in seasonal towns. There are 288 seasonal towns throughout the U.S. in this analysis; examples include Aspen, CO, Bethany Beach, DE, Boca Raton, FL, and Scottsdale, AZ.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sales are declining faster in vacation destinations because they\u2019re often second homes or investment properties, which are typically the first to be cut when affordability is tight. While buying a home is becoming a bit more affordable in several major metros, it\u2019s still tough for the typical American to afford a home. The median-earning household needs to spend <\/span><a href=\"https:\/\/www.redfin.com\/news\/income-needed-to-afford-home-august-2025\/\"><span style=\"font-weight: 400;\">nearly 40%<\/span><\/a><span style=\"font-weight: 400;\"> of their income on housing, and only about one-third of U.S. homes are affordable for the typical household.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A recent <\/span><a href=\"https:\/\/www.redfin.com\/news\/second-home-mortgages-drop-2024\/\"><span style=\"font-weight: 400;\">Redfin analysis<\/span><\/a><span style=\"font-weight: 400;\"> found that mortgages for second homes in the U.S. dropped to their lowest level in at least six years in 2024. While demand for <\/span><i><span style=\"font-weight: 400;\">all <\/span><\/i><span style=\"font-weight: 400;\">homes fell last year, the drop was bigger for second homes than for primary residences because they\u2019re more expensive, they\u2019re not a necessity, and the economy is uncertain. Additionally, many Americans don\u2019t have the freedom to work remotely from a vacation spot they may have had during the pandemic.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cVacation markets are cooling faster than other places because second-home demand is sensitive to high housing costs,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/darylfairweather\/\"><span style=\"font-weight: 400;\">Daryl Fairweather<\/span><\/a><span style=\"font-weight: 400;\">, Redfin\u2019s chief economist. \u201cWhen mortgage rates are elevated and the cost of living is high, buyers are more likely to prioritize their primary residence over a ski chalet or beach house. Many Americans who might have bought a vacation home a few years ago are now holding off, partly because of high costs and economic uncertainty. And some people who already own second homes are listing them to cash out before prices soften more.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s worth noting that the <\/span><a href=\"https:\/\/www.redfin.com\/news\/slowing-migration-florida-texas-2024\/\"><span style=\"font-weight: 400;\">cooldown<\/span><\/a><span style=\"font-weight: 400;\"> in Florida\u2019s overall housing market is another factor in the seasonal town slowdown. Of the 288 seasonal towns included in this analysis, 104 of them are located in Florida. Pending home sales are <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-prices-cool-still-at-record-may-high\/\"><span style=\"font-weight: 400;\">falling faster<\/span><\/a><span style=\"font-weight: 400;\"> in Miami and Fort Lauderdale\u2013both seasonal towns\u2013than any other major U.S. metro area.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe local condo market is brutal. We have so many people selling condos that they have been using as second homes, whether it\u2019s a part-time home for their family or a short-term rental or both,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/cecilia-cordova\"><span style=\"font-weight: 400;\">Cecilia Cordova<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier agent in Miami. \u201cNow, some people who bought coastal condos in 2020 or 2021 are returning to New York or Boston full-time; they\u2019re no longer working remotely from the beach. And they want to sell instead of become landlords because HOA fees are so high that they won\u2019t earn as much from rent as they\u2019ll pay in mortgage payments plus fees.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Cordova said the silver lining is that for people who want to buy a Miami condo, it\u2019s a great time to get a deal. \u201cNow is the time to nab a condo that\u2019s directly on the beach with an ocean view,\u201d she said. \u201cIf you couldn\u2019t afford it a few years ago, you may be able to afford it now.\u201d<\/span><\/p>\n<h3>The Short-Term Rental Market Is Not As Appealing As It Once Was<\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Another likely reason for slowing demand in vacation towns: purchasing a home to rent it out to tourists is less appealing than it used to be.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The uncertain U.S. economy may mean short-term rentals get <\/span><a href=\"https:\/\/www.wftv.com\/news\/why-more-vacation-rental-hosts-are-becoming-landlords\/4YHIJHRFQFNQHGCSYXOIRYY2TM\/\"><span style=\"font-weight: 400;\">fewer bookings<\/span><\/a><span style=\"font-weight: 400;\"> for less money. Tightened short-term rental regulations make it more time-consuming and difficult to manage a second home as a rental property; in the Los Angeles metro area, for instance, many homeowners have<\/span><a href=\"https:\/\/www.latimes.com\/california\/story\/2025-08-18\/short-term-airbnb-rentals-dropping-los-angeles\"><span style=\"font-weight: 400;\"> pulled their listings<\/span><\/a><span style=\"font-weight: 400;\"> off sites like Airbnb and VRBO because of regulatory red tape.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Additionally, the vacation-rental market is <\/span><a href=\"https:\/\/www.nytimes.com\/2024\/04\/14\/realestate\/airbnb-vrbo-rentals-hosts-guests.html\"><span style=\"font-weight: 400;\">saturated<\/span><\/a><span style=\"font-weight: 400;\"> in some places, with heavy competition pushing down prices.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cPeople are calling me because they have rentals they want to sell,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/nikkolene-byron\"><span style=\"font-weight: 400;\">Nikkolene Byron<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier agent in Palm Springs, CA. \u201cWe had an influx of people coming to the desert from the coast during the pandemic, which made demand for buying second homes strong and made the rental market amazing. But now the rental market has slowed down, both because remote work has waned and because short-term rental regulations have strengthened. Some people are offloading those Airbnbs because they\u2019re not pulling in as much income as they hoped.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Byron also noted that even though the second-home market isn\u2019t as strong as it was a few years ago, Palm Springs and the surrounding desert cities are seasonal, vacation-home destinations and there will always be demand for that type of property. And move-in ready homes at relatively affordable prices, around $400,000 to $500,000, are still selling fast.\u00a0<\/span><\/p>\n<h3>Supply of Homes For Sale in Seasonal Towns Is Up 17% Year Over Year<\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Inventory of homes for sale is growing in both types of markets, but vacation destinations are seeing a bigger surge. The total supply of homes for sale jumped 17% year over year in seasonal towns, compared with a 14% increase in non-seasonal towns. There are more homes for sale in vacation spots largely because sales have slowed, allowing inventory to pile up.\u00a0<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-82037 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/Screenshot-2025-08-28-104228.png\" alt=\"\" width=\"492\" height=\"365\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/Screenshot-2025-08-28-104228.png 492w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/Screenshot-2025-08-28-104228-300x223.png 300w\" sizes=\"(max-width: 492px) 100vw, 492px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">While total inventory is rising in vacation hotspots, fewer sellers are putting their homes on the market, with <\/span><i><span style=\"font-weight: 400;\">new<\/span><\/i><span style=\"font-weight: 400;\"> listings in seasonal towns down 3% year over year\u2013the biggest decline in nearly two years.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That\u2019s compared to a 2% <\/span><i><span style=\"font-weight: 400;\">increase <\/span><\/i><span style=\"font-weight: 400;\">in non-seasonal towns.<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-82038 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/Screenshot-2025-08-28-104326.png\" alt=\"\" width=\"490\" height=\"363\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/Screenshot-2025-08-28-104326.png 490w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/Screenshot-2025-08-28-104326-300x222.png 300w\" sizes=\"(max-width: 490px) 100vw, 490px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Byron, the Palm Springs agent, said that while a lot of people are trying to sell their second homes, some would-be sellers are staying put because it\u2019s a buyer\u2019s market. \u201cPeople who have only owned their home for a few years realize that even if a short-term rental isn\u2019t earning as much income as they want, it may make more financial sense to hang on if it\u2019s gone down in value,\u201d she said. \u201cIf a seller isn\u2019t financially and emotionally ready to sell for less than they bought a home for, they may decide to stay put.\u201d<\/span><\/p>\n<h3>Prices in Seasonal Towns Are Flat<\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Slow sales in seasonal towns, combined with rising inventory, are flattening home-sale prices\u2013though the median price in seasonal towns is still over $100,000 higher than in non-seasonal places.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The median sale price in seasonal towns was $583,000 in July, unchanged from a year earlier. In non-seasonal towns, the median price came in at $451,000, up 2% year over year.\u00a0<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-82039 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/unnamed-7.png\" alt=\"\" width=\"493\" height=\"364\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/unnamed-7.png 493w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/08\/unnamed-7-300x222.png 300w\" sizes=\"(max-width: 493px) 100vw, 493px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Vacation destinations are seeing prices stagnate because inventory has piled up and sales are sluggish as discretionary buyers pull back.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cPrices are softening because demand for second homes is softening,\u201d said <a href=\"https:\/\/www.redfin.com\/real-estate-agents\/annmarie-rigali\">Ann Marie Rigali<\/a>, a Redfin Premier agent in Vail, CO. \u201cMost house hunters are sitting on the sidelines, waiting for mortgage rates to come down, and the people who are buying are looking for a deal. I met with one potential seller in Beaver Creek, and they wanted $3.3 million for a ski-in, ski-out house. That would have been a reasonable price two years ago, but this year, they could have gotten about $2.8 million.
