The decline was especially big for condos. But investor market share held steady from a year earlier, signaling that declining investor activity reflects the overall housing-market slowdown.\u00a0<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">U.S. real estate investors purchased roughly 52,000 homes in the second quarter, the lowest level for that time of year since 2020. That\u2019s down 6% from a year earlier, the biggest drop since the fourth quarter of 2023.\u00a0<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-82069 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/09\/unnamed-1.png\" alt=\"\" width=\"876\" height=\"471\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/09\/unnamed-1.png 876w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/09\/unnamed-1-300x161.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/09\/unnamed-1-768x413.png 768w\" sizes=\"(max-width: 876px) 100vw, 876px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">This is based on a Redfin analysis of county-level home purchase records across 39 of the most populous U.S. metropolitan areas going back through 2000. We define an investor as any institution or business that purchases residential real estate, meaning this report covers both institutional and mom-and-pop investors. Please see the end of this report for a more detailed methodology.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Real estate investors are pulling back for similar reasons individual homebuyers are pulling back: high borrowing costs, elevated home prices and economic uncertainty.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s more expensive for investors to finance their purchases than it has been in the past. Even though most investors pay in cash and don\u2019t take out mortgages to buy homes, they often take on other loans to fund things like renovations, and interest rates are much higher than they were during the pandemic. Additionally, home prices remain <\/span><a href=\"https:\/\/www.redfin.com\/news\/homes-sell-at-slowest-pace-in-decade\/\"><span style=\"font-weight: 400;\">near record highs<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Asking rents have also <\/span><a href=\"https:\/\/www.redfin.com\/news\/rental-tracker-july-2025\/\"><span style=\"font-weight: 400;\">declined from their peak<\/span><\/a><span style=\"font-weight: 400;\"> in much of the country. Additionally, the short-term rental market has <\/span><a href=\"https:\/\/www.redfin.com\/news\/vacation-towns-home-sales-declining\/\"><span style=\"font-weight: 400;\">cooled<\/span><\/a><span style=\"font-weight: 400;\"> in some areas amid tightened regulations. That\u2019s a turn-off for investors who buy properties to rent them out.\u00a0<\/span><\/p>\n<h3>Profit Growth Is Shrinking, Turning Off Some Investors<\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">The typical investor earned $195,934 in capital gains via selling a home in the second quarter, up 1.7% year over year. For comparison, at the start of 2021, investor capital gains were up more than 30% year over year as investors snapped up properties and quickly sold them for a big profit during a time of booming homebuying demand. It\u2019s also worth noting that the share of homes investors sell at a <\/span><i><span style=\"font-weight: 400;\">loss <\/span><\/i><span style=\"font-weight: 400;\">rose slightly in the second quarter. Just under 7% of homes investors sold in the second quarter brought in less than it was bought for, up from 5% a year earlier.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cFor real estate investors, the numbers just don\u2019t pencil out the way they did a few years ago, whether they\u2019re looking to flip a home or rent it out,\u201d said Redfin Senior Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/sheharyarbokhari\/\"><span style=\"font-weight: 400;\">Sheharyar Bokhari<\/span><\/a><span style=\"font-weight: 400;\">. \u201cIt costs a lot to buy a home, and potential returns are simultaneously softening. That doesn\u2019t mean investors are disappearing\u2013they\u2019re still buying nearly one in five homes in the country\u2013but they\u2019re being choosier about their home purchases, just like individual homebuyers.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Still, many investors are likely taking advantage of the buyer\u2019s market, and getting homes for under their asking price and\/or successfully getting concessions from sellers. In a market in which there are hundreds of thousands <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-july-2025\/\"><span style=\"font-weight: 400;\">more<\/span><\/a><span style=\"font-weight: 400;\"> home sellers than buyers, investors\u2013just like regular buyers\u2013have a chance to get a deal on certain homes.<\/span><\/p>\n<h3>Investor Purchases of Condos Drop 13% Year Over Year<\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">The decline in investor purchases is especially big for condos. Investors bought roughly 9,500 condos nationwide in the second quarter, the lowest level for that time of year since 2013, aside from the onset of the pandemic in 2020, when the housing market ground to a halt.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That\u2019s down 13% year over year, the biggest drop in nearly two years. It\u2019s also at least triple the decline for any other property type: Investor purchases of single-family homes and townhouses fell 4%, and purchases of multi-family properties fell 2%.\u00a0\u00a0<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-82070 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/09\/unnamed-2.png\" alt=\"\" width=\"873\" height=\"475\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/09\/unnamed-2.png 873w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/09\/unnamed-2-300x163.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/09\/unnamed-2-768x418.png 768w\" sizes=\"(max-width: 873px) 100vw, 873px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Investor purchases of condos are falling for many of the same reasons why individual purchases of condos are <\/span><a href=\"https:\/\/www.redfin.com\/news\/condo-prices-may-2025\/\"><span style=\"font-weight: 400;\">falling<\/span><\/a><span style=\"font-weight: 400;\">. Many condo buildings come with high HOA fees and special assessments for maintenance, which exacerbate already-high sale prices and mortgage rates. Condos are viewed as an increasingly risky investment because those costs have been rising, so a lot of individuals and investors are shying away, nervous that the value of their condo will go down in the future.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For investors, there are additional factors making condos less attractive than they used to be. Many investors buy condos specifically to rent them out as apartment-style homes, but slowing rent growth and rising vacancies in certain cities is making that investment strategy less attractive. Condos also typically rise in value more slowly than single-family homes\u2013and in some places, they\u2019re falling in value\u2013which makes them less attractive to investors who buy properties to hold onto them and sell them later. While investors typically try to buy low and sell high, many believe condo prices will fall and are trying to time the bottom of the market.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe condo market is the slowest I\u2019ve seen in at least a decade,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/john-tomlinson\"><span style=\"font-weight: 400;\">John Tomlinson<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier agent in Fort Lauderdale, FL. \u201cBuyers are wary of putting offers on condos\u2013and many are cancelling contracts after they\u2019ve made offers\u2013because costs have increased so much and they\u2019re nervous that they\u2019ll continue rising in the future. HOA fees are high, a lot of insurance companies won\u2019t cover condo buildings on the coast, and some mortgage lenders are quoting higher rates for condos. If you\u2019re an investor, you can\u2019t count on making money from a condo right now.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Tomlinson also noted that for condos, low reserves are a concern. If the homeowners association has insufficient funds to cover major future repairs for common property\u2013roofs or elevators, for example\u2013individual condo owners may be asked to pay out of pocket. That\u2019s making some buyers wary of purchasing condos, and it means some traditional lenders won\u2019t provide a mortgage loan.\u00a0<\/span><\/p>\n<h3>Investors Purchase Nearly 1 in 5 Homes, Flat From a Year Ago<\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Real estate investors purchased 17% of U.S. homes that sold in the second quarter, unchanged from a year earlier.\u00a0<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-82071 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/09\/unnamed-3.png\" alt=\"\" width=\"873\" height=\"475\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/09\/unnamed-3.png 873w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/09\/unnamed-3-300x163.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/09\/unnamed-3-768x418.png 768w\" sizes=\"(max-width: 873px) 100vw, 873px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Zooming in on condos, investors purchased 17% of condos that sold in the second quarter. That\u2019s down just marginally from 18% a year earlier.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Investors purchased 16% of single-family homes that sold in the second quarter, flat from a year earlier, and 15% of townhouses, also flat. They purchased 33% of multi-family properties, unchanged year over year.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Investor market share overall and for condos is essentially unchanged year over year while investor <\/span><i><span style=\"font-weight: 400;\">purchases <\/span><\/i><span style=\"font-weight: 400;\">are falling. That illustrates that the decline in investor activity mirrors the decline in overall homebuying activity.\u00a0<\/span><\/p>\n<h3>Investors Are Pulling Back From Florida Fastest<\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">In Orlando, FL, investor purchases fell 25% year over year in the second quarter\u2013the biggest decline among the metros in this analysis. It\u2019s followed by Fort Lauderdale, where investor purchases fell 21%.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Investor purchases also fell in several other Florida metros. They declined 16% in Jacksonville, 15% in West Palm Beach, 13% in Tampa, and 12% in Miami.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In Florida, investors have been backing off for years because buying a home to rent it out or flip is not nearly as appealing as it once was. Home prices are dropping, inventory is high, and HOA fees and insurance costs are soaring amid the increasing frequency of natural disasters.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">On the other side of the coin, investor purchases rose most on the West Coast, led by Seattle, where they increased 51% year over year. This data may include purchases made through family trusts for personal use.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We analyzed home sales in the 50 most populous metro areas, but only included 39 metros in this report due to non-disclosure of sale prices in some counties. The national figures in this report represent an aggregation of those 39 metros.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When we refer to a \u201crecord,\u201d the record dates back to the first quarter of 2000.
