The data is seasonal, which is why we compare this September to past Septembers. Please note that homes that fell out of contract during a given month didn\u2019t necessarily go under contract the same month. For example, a home that fell out of contract in September could have gone under contract in August.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Homebuyers are ghosting sellers at a higher rate in some parts of the country, mostly in Florida and Texas. In Tampa, which had September\u2019s highest cancellation rate, 20.1% of home-purchase agreements were canceled, up from 17.7% a year earlier. Next comes San Antonio, where 19% of deals were called off, up from 16.8%. That\u2019s especially true when it comes to concessions and repairs, leading to a growing number of deals falling through.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In a market where home prices and mortgage rates are high and competition is low, buyers want the home they buy to be perfect. Sellers, for their part, want to get the price they have in mind and avoid losing money on the deal. Some sellers who bought during the pandemic may also need to sell their home for a certain price to avoid <\/span><a href=\"https:\/\/www.redfin.com\/news\/selling-at-a-loss-2025\/\"><span style=\"font-weight: 400;\">taking a loss<\/span><\/a><span style=\"font-weight: 400;\">, and are unwilling to negotiate.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cI\u2019m seeing a lot of buyer\u2019s remorse,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/jo-chavez\"><span style=\"font-weight: 400;\">Jo Chavez<\/span><\/a><span style=\"font-weight: 400;\">, a <\/span><a href=\"https:\/\/www.redfin.com\/premier\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> agent in <\/span><a href=\"https:\/\/www.redfin.com\/city\/35754\/KS\/Kansas-City\"><span style=\"font-weight: 400;\">Kansas City, MO<\/span><\/a><span style=\"font-weight: 400;\">. \u201cBuyers make an offer, then they start worrying they could have found a better deal or a better home because there are <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-august-2025\/\"><span style=\"font-weight: 400;\">more home sellers<\/span><\/a><span style=\"font-weight: 400;\"> than buyers in the market. Some other buyers are backing out because they\u2019re <\/span><a href=\"https:\/\/www.redfin.com\/news\/delaying-home-car-purchase-government-shutdown\/\"><span style=\"font-weight: 400;\">concerned about<\/span><\/a><span style=\"font-weight: 400;\"> job security.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Buyers are retreating from the Sun Belt specifically because many metros in that part of the country are less appealing than they once were. The region became a migration hot spot in 2021 and 2022 for its relative affordability and warm weather, with cities like Tampa and Las Vegas leading the charge. But that boom sent prices soaring.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Now, when paired with growing <\/span><a href=\"https:\/\/www.redfin.com\/news\/slowing-migration-florida-texas-2024\/\"><span style=\"font-weight: 400;\">climate risks<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.redfin.com\/news\/hoa-fees-surge-florida-2024\/\"><span style=\"font-weight: 400;\">HOA fees<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-insurance-survey-report-2024\/\"><span style=\"font-weight: 400;\">insurance premiums<\/span><\/a><span style=\"font-weight: 400;\">, more would-be buyers in places like coastal Florida are holding off altogether. Sun Belt states are also <\/span><a href=\"https:\/\/public.tableau.com\/app\/profile\/us.census.bureau2\/viz\/shared\/PZ5565W7Q\"><span style=\"font-weight: 400;\">building more homes<\/span><\/a><span style=\"font-weight: 400;\"> than anywhere else, prompting buyers to back out because they\u2019re confident they will be able to find something else. <\/span><a href=\"https:\/\/www.redfin.com\/news\/survey-job-security-2025\/\"><span style=\"font-weight: 400;\">Economic uncertainty<\/span><\/a><span style=\"font-weight: 400;\"> is playing a role, too.<\/span><\/p>\n<h3>Most Contracts That Fall Through Do So During the Inspection Period<\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">When neither side is willing to compromise, negotiations on home-purchase agreements often break down before closing, typically during the <\/span><a href=\"https:\/\/www.redfin.com\/blog\/things-that-fail-a-home-inspection\/\"><span style=\"font-weight: 400;\">inspection period<\/span><\/a><span style=\"font-weight: 400;\">. Redfin agents said in a recent survey that more than 70% of the deals that fall through do so during the inspection.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s a <\/span><a href=\"https:\/\/www.redfin.com\/blog\/is-it-a-buyers-or-sellers-market\/\"><span style=\"font-weight: 400;\">buyer\u2019s market<\/span><\/a><span style=\"font-weight: 400;\"> in most of the U.S., so those who are still in the market know they have leverage. It\u2019s common to be choosier and ask for repairs, price reductions and other concessions. When sellers push back, or when inspections reveal new issues, many buyers are walking away. A lot of today\u2019s buyers are also eyeing homes at lower price points, which are more likely to have inspection issues.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s worth noting that today\u2019s slow market\u2014along with the uptick in canceled deals\u2014is causing some would-be sellers to <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-august-2025\/\"><span style=\"font-weight: 400;\">hold off on listing their home<\/span><\/a><span style=\"font-weight: 400;\"> altogether.<\/span><\/p>\n<h3>Homebuyers Least Likely to Get Spooked in the Bay Area<\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">San Francisco, Nassau County, NY (Long Island) and San Jose had the lowest shares of contract cancellations in September, under 7% each. Limited inventory in these places makes buyers more willing to move forward once they\u2019ve made an offer because they don\u2019t have many other choices.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Even though deals in these 10 metros close more commonly, many saw sharp increases in cancellations over the past year, led by San Jose (+4.2 percentage points). Nashville (+4), Warren (+3.5), Virginia Beach (+3.4), and Oakland (+3.2) rounded out the top five in terms of biggest increases. Overall, contract cancellations rose in 44 of the 50 most populous U.S. metros. <\/span><\/p>\n<h3>How Sellers and Buyers Can Keep Deals Together<\/h3>\n<p>&nbsp;<\/p>\n<p><b>Sellers: <\/b><span style=\"font-weight: 400;\">In many cases in today\u2019s <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-august-2025\/\"><span style=\"font-weight: 400;\">buyer\u2019s market<\/span><\/a><span style=\"font-weight: 400;\">, home sellers are the ones fighting for a buyer; they should prepare to be flexible and willing to negotiate.<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Get a pre-inspection<\/b><span style=\"font-weight: 400;\">. Identify and fix major issues before listing to avoid surprises later.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Be realistic and flexible<\/b><span style=\"font-weight: 400;\">. Today\u2019s buyers expect concessions like price credits and repairs. Refusing to negotiate can sink a deal.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Handle common issues early<\/b><span style=\"font-weight: 400;\">. Roof, plumbing, and drainage problems are frequent deal-breakers. Address them upfront.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Price smart<\/b><span style=\"font-weight: 400;\">. Price too high and your home will likely sit unsold until you come down.<\/span><\/li>\n<\/ul>\n<p><b>Buyers: <\/b><span style=\"font-weight: 400;\">Homebuyers are in the driver\u2019s seat in much of the U.S. Often, they\u2019re able to negotiate the price and ask for concessions. However, there are ways to guard against deals falling through and speed up the closing process.<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Get pre-approved<\/b><span style=\"font-weight: 400;\">. Strong financing signals you\u2019re serious and reduces fallout risk.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Know what to expect<\/b><span style=\"font-weight: 400;\">. Most inspections uncover something\u2014don\u2019t panic over minor fixes.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Do your homework<\/b><span style=\"font-weight: 400;\">.
