June 2025 is the only month in records dating back to 2013 when sellers outnumbered buyers by a greater percentage, and it was only marginally greater\u201436.9%.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The strongest buyer\u2019s market is <\/span><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Austin, TX<\/span><\/a><span style=\"font-weight: 400;\">, which had an estimated 130% more sellers than buyers in September. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/6173\/FL\/Fort-Lauderdale\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Fort Lauderdale, FL<\/span><\/a><span style=\"font-weight: 400;\"> (118.5% more), <\/span><a href=\"https:\/\/www.redfin.com\/city\/19373\/FL\/West-Palm-Beach\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">West Palm Beach, FL<\/span><\/a><span style=\"font-weight: 400;\"> (113%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Miami<\/span><\/a><span style=\"font-weight: 400;\"> (112.2%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/13415\/TN\/Nashville\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Nashville, TN<\/span><\/a><span style=\"font-weight: 400;\"> (109.4%). The estimated number of sellers in the market is simply the number of active listings in the MLS. These estimates, along with median-sale price data in this report, are seasonally adjusted and subject to revision. We define a market where there are over 10% more sellers than buyers as a buyer\u2019s market and a market where there are over 10% fewer sellers than buyers as a seller\u2019s market. A market where the gap is plus or minus 10% is considered a balanced market. We analyzed the 50 most populous U.S. metropolitan areas. See a more detailed methodology<\/span><a href=\"https:\/\/www.redfin.com\/news\/buyer-vs-seller-methodology\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400;\">here<\/span><\/a> <span style=\"font-weight: 400;\">and view an interactive dashboard <\/span><a href=\"https:\/\/www.redfin.com\/news\/data-center\/buyers-vs-sellers-dynamics\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">here<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cRents have <\/span><a href=\"https:\/\/www.redfin.com\/news\/rental-tracker-january-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">gone down<\/span><\/a><span style=\"font-weight: 400;\"> so much in Austin that a lot of people are opting to rent instead of buy,\u201d said local <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/andrew-vallejo\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Andrew Vallejo<\/span><\/a><span style=\"font-weight: 400;\">. \u201cI<\/span><span style=\"font-weight: 400;\">f a home is listed for sale at $500,000 with today\u2019s mortgage rates and a 5% down payment, your monthly payment would be around $4,000, but you could rent that same property for $2,500 a month.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A lot of prospective buyers are also in wait-and-see mode\u2014some are grappling with decision paralysis because there are so many homes on the market. While buying doesn\u2019t make sense for everyone right now, Vallejo said that many of the buyers who <\/span><i><span style=\"font-weight: 400;\">are<\/span><\/i><span style=\"font-weight: 400;\"> in the market are finding better deals than in years past.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cI just met with a prospective seller who bought her home for $420,000 in 2022 and would probably only get $250,000 if she sells it today. That was a hard conversation, but the good news is lower prices are making it easier for some buyers to break into the market,\u201d Vallejo said. \u201cIt\u2019s a good time to buy if you feel confident in your financial situation and you\u2019re planning to stay in your house for a long time. Sellers are offering to pay buyers\u2019 closing costs, and the market has slowed to the point where the unique neighborhood with great schools that felt unattainable a couple years ago may now be within reach.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Sun Belt skyrocketed in popularity during the pandemic, when scores of homebuyers moved in from more expensive parts of the country, driving up housing costs and pricing many locals out of the market. To meet surging demand, homebuilders ramped up activity, which is one reason there are now a lot more homes for sale than people who want to buy them. Texas and Florida <\/span><a href=\"https:\/\/public.tableau.com\/shared\/N5JFHG657?:display_count=y&amp;:origin=viz_share_link&amp;:embed=y\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">continue<\/span><\/a><span style=\"font-weight: 400;\"> to build<\/span> <span style=\"font-weight: 400;\">more homes than other states. Florida is also grappling with intensifying natural disasters, soaring insurance premiums and rising condo <\/span><a href=\"https:\/\/www.redfin.com\/news\/florida-condo-prices-rise-inland\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">HOA<\/span><\/a><span style=\"font-weight: 400;\"> fees, which has had a chilling effect on homebuying demand and encouraged many homeowners to sell.\u00a0<\/span><\/p>\n<h3><b>Some Sellers Are Backing Off Due to Sluggish Homebuyer Demand<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nIn general, America\u2019s pool of homebuyers has been shrinking due to high home prices, high mortgage rates and economic uncertainty. And until recently, the pool of home sellers was growing\u2014partly because sluggish buyer demand was causing stale listings to <\/span><a href=\"https:\/\/www.redfin.com\/news\/record-dollar-value-home-listings\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">pile up<\/span><\/a><span style=\"font-weight: 400;\"> and partly because the mortgage rate lock-in effect was <\/span><a href=\"https:\/\/www.redfin.com\/news\/rate-lock-q2-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">easing<\/span><\/a><span style=\"font-weight: 400;\">. <img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-82673 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/10\/Buyers-vs-Sellers-6-e1761079799652.png\" alt=\"\" width=\"715\" height=\"600\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/10\/Buyers-vs-Sellers-6-e1761079799652.png 715w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2025\/10\/Buyers-vs-Sellers-6-e1761079799652-300x252.png 300w\" sizes=\"(max-width: 715px) 100vw, 715px\" \/><\/span><\/p>\n<p><span style=\"font-weight: 400;\">Now, some sellers are retreating because they don\u2019t want to sell in a market where demand is low and buyers hold the negotiating power. Still, the buyer-seller gap remains nearly as large as ever\u2014especially in places that have been building a lot of homes, like Florida and Texas.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cMiami\u2019s housing market is at a standstill because there are a lot of sellers who don\u2019t want to face the reality that their home is not worth what it was two years ago,\u201d said local <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/ozzie-linares\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Ozzie Linares<\/span><\/a><span style=\"font-weight: 400;\">. \u201cSome sellers are just letting their homes sit, and if they don\u2019t get the price they want, pulling their properties off the market and putting them up for rent.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While sellers still far outnumber buyers in Miami, the gap isn\u2019t as big as before. There were an estimated 112.2% more sellers than buyers in September, compared with 164.9% more a year earlier. The gap has shrunk in part because, as Linares said, some sellers are retreating.<\/span><\/p>\n<h3><b>Newark Is the Strongest Seller\u2019s Market, With Roughly Half as Many Sellers as Buyers<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nOverall, 35 of the 50 most populous metros were buyer\u2019s markets in September, while 10 were balanced markets and five were seller\u2019s markets. The buyer\u2019s markets are concentrated in the Sun Belt, while the balanced markets and seller\u2019s markets skew toward the Midwest and East Coast.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Newark, NJ<\/span><\/a><span style=\"font-weight: 400;\"> was the strongest seller\u2019s market, with an estimated 41.9% fewer sellers than buyers. The other four seller\u2019s markets were <\/span><a href=\"https:\/\/www.redfin.com\/county\/1974\/NY\/Nassau-County\"><span style=\"font-weight: 400;\">Nassau County, NY<\/span><\/a><span style=\"font-weight: 400;\"> (39.1% fewer sellers than buyers), <\/span><a href=\"https:\/\/www.redfin.com\/county\/2406\/PA\/Montgomery-County\"><span style=\"font-weight: 400;\">Montgomery County, PA<\/span><\/a><span style=\"font-weight: 400;\"> (28.9% fewer), <\/span><a href=\"https:\/\/www.redfin.com\/city\/13201\/NJ\/New-Brunswick\"><span style=\"font-weight: 400;\">New Brunswick, NJ<\/span><\/a><span style=\"font-weight: 400;\"> (25.5% fewer) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/4145\/OH\/Cleveland\"><span style=\"font-weight: 400;\">Cleveland<\/span><\/a><span style=\"font-weight: 400;\"> (11% fewer).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">New construction can have a significant influence on whether buyers or sellers hold the negotiating power because it impacts the balance of supply and demand. The South <\/span><a href=\"https:\/\/www.census.gov\/construction\/bps\/current.html\"><span style=\"font-weight: 400;\">issues<\/span><\/a><span style=\"font-weight: 400;\"> the most building permits, followed by the West, the Midwest and the Northeast. As mentioned earlier, many of the nation\u2019s buyer\u2019s markets are in the South, while the seller\u2019s <\/span><span style=\"font-weight: 400;\">markets are concentrated in the Northeast and Midwest, where there are fewer newly built homes.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Buyers in seller\u2019s markets generally have less room to negotiate on concessions and price. O<\/span><span style=\"font-weight: 400;\">n average, home prices rose 3.8% year over year across the five seller\u2019s markets in September, compared with a 1.3% gain across the 35 buyer\u2019s markets.<\/span><\/p>\n<h3><b>Austin and Denver Have Shifted Most Toward Buyer\u2019s Markets Since Last Year<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nAustin had an estimated 130% more sellers than buyers in September, up from 81% more a year earlier. That 49-percentage-point gain is the largest among the 50 most populous metros. Next came Denver (+45.7 ppts to 55.7% ),\u00a0 Las Vegas (+44 ppts 89.6%), Detroit (+41.9 ppts to 42%) and Dallas (+41.5 ppts to 100.4%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Miami has seen the biggest shift <\/span><i><span style=\"font-weight: 400;\">away<\/span><\/i><span style=\"font-weight: 400;\"> from being a buyer\u2019s market, followed by Kansas City, MO, Tampa, FL, Philadelphia and Anaheim, CA, but it\u2019s worth noting that all of these remain buyer\u2019s markets aside from Kansas City.<\/span><\/p>\n<h3><b>Metro-Level Summary: 50 Most Populous Metros
