The homes that <\/span><i><span style=\"font-weight: 400;\">are<\/span><\/i><span style=\"font-weight: 400;\"> selling are staying on the market longer: Homes are taking a median of 49 days to go under contract, the longest span for this time of year since 2019.\u00a0<\/span><\/p>\n<p><b>House hunters are hesitant because costs are high and the economy is uncertain:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The weekly average mortgage rate rose to <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">6.22%<\/span><\/a><span style=\"font-weight: 400;\"> after dropping to a year-low of 6.17% a week earlier after the Fed indicated it <\/span><a href=\"https:\/\/www.redfin.com\/news\/fed-meeting-analysis-oct-2025\/\"><span style=\"font-weight: 400;\">may not cut interest rates<\/span><\/a><span style=\"font-weight: 400;\"> in December.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The median home-sale price increased 2.4% year over year, the biggest jump in six months.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Many would-be buyers are wary of purchasing a home while the U.S. economy feels unstable. More than 20% of Americans are delaying a major purchase like a home or car due to the government shutdown, and another 15% have canceled a major purchase altogether, per a <\/span><a href=\"https:\/\/www.redfin.com\/news\/shutdown-sentiment-job-security-survey\/\"><span style=\"font-weight: 400;\">recent Redfin survey<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The selling side is holding up better, with hundreds of thousands <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-september-2025\/\"><span style=\"font-weight: 400;\">more sellers than buyers<\/span><\/a><span style=\"font-weight: 400;\"> in the market nationwide. Redfin agents recommend sellers price their home realistically from the start to attract buyers. This week, new listings of homes for sale are up 3.4% year over year, similar to the increases we have seen over the last month.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Agents also report that some would-be buyers are waiting for mortgage rates to dip below 6% before making a move.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cHouse hunters are sensitive to rates and prices; many are waiting for one or both to drop before buying,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/wj-eulberg\"><span style=\"font-weight: 400;\">W.J. Eulberg<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier agent in <a href=\"https:\/\/www.redfin.com\/city\/35759\/WI\/Milwaukee\">Milwaukee<\/a>. \u201cBut that\u2019s not always a great strategy. If mortgage rates come down significantly, there will be more bidding wars. And if prices drop, it will probably be because the economy has weakened and people are losing their jobs.
