{"id":82973,"date":"2025-11-19T05:05:56","date_gmt":"2025-11-19T13:05:56","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=82973"},"modified":"2025-11-18T11:32:19","modified_gmt":"2025-11-18T19:32:19","slug":"buyers-vs-sellers-october-2025","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-october-2025\/","title":{"rendered":"It\u2019s the Strongest Buyer\u2019s Market in Records Dating Back Over a Decade"},"content":{"rendered":"<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Home sellers outnumbered buyers by a record 36.8% in October, giving buyers who were in the market room to negotiate.\u00a0<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>The number of buyers in the market dropped 1.7% to the lowest level on record aside from the start of the pandemic amid high housing costs and economic uncertainty.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>The number of sellers dropped 0.5% to the lowest level since February as sellers retreated in response to low buyer demand.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>The strongest buyer\u2019s markets are in Texas and Florida, while the strongest seller\u2019s markets are in the Tri-State area. San Francisco quickly shifted to a balanced market.<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">There were an estimated 36.8% more home sellers than buyers in the U.S. housing market in October (or 528,769 more, in numerical terms)\u2014the largest gap in records dating back to 2013.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We define a market where there are over 10% more sellers than buyers as a buyer\u2019s market and a market where there are over 10% fewer sellers than buyers as a seller\u2019s market. A market where the gap is plus or minus 10% is considered a balanced market. By this definition, it has been a buyer\u2019s market since May 2024. There have been over <\/span><i><span style=\"font-weight: 400;\">30%<\/span><\/i><span style=\"font-weight: 400;\"> more sellers than buyers since April 2025. Redfin economists estimate that the last time we saw a stronger buyer\u2019s market was in the years following the 2008 financial crisis.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When sellers outnumber buyers, buyers typically hold the negotiating power because they have a lot of options to choose from. That\u2019s why a market with a lot more sellers than buyers is considered a buyer\u2019s market. Of course, it\u2019s only a buyer\u2019s market for those who can afford to buy\u2014many Americans have been priced out of the housing market as affordability has eroded.<\/span><\/p>\n<div id=\"datawrapper-vis-RNGOA\" style=\"min-height: 427px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/RNGOA\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-RNGOA\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/RNGOA\/full.png\" alt=\"There Are 37% More Home Sellers Than Buyers (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nWe estimated the number of buyers using proprietary Redfin data on the typical time from a buyer\u2019s first tour to close of purchase, and MLS data on active listings and pending sales. The estimated number of sellers in the market is simply the number of active listings in the MLS. These estimates, along with median-sale price data in this report, are seasonally adjusted and subject to revision. See a more detailed methodology<a href=\"https:\/\/www.redfin.com\/news\/buyer-vs-seller-methodology\" target=\"_blank\" rel=\"noopener\"> here<\/a> and view an interactive dashboard <a href=\"https:\/\/www.redfin.com\/news\/data-center\/buyers-vs-sellers-dynamics\/\" target=\"_blank\" rel=\"noopener\">here<\/a>.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThere\u2019s a shortage of both first-time buyers and repeat buyers because mortgage rates and home prices have gone up so much in recent years,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/matt-purdy\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Matt Purdy<\/span><\/a><span style=\"font-weight: 400;\">, a <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent in the <\/span><a href=\"https:\/\/www.redfin.com\/city\/5155\/CO\/Denver\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Denver<\/span><\/a><span style=\"font-weight: 400;\"> area. \u201cAt the same time, there are homeowners who need to sell because they have to relocate for a job or are getting divorced. Sellers want top dollar because they\u2019re focused on recouping their investment, but buyers are focused on having a low monthly payment, so there\u2019s this gap in expectations that\u2019s making it hard for buyers and sellers to see eye to eye. Oftentimes the buyer ends up winning the negotiation because they have options\u2014there are a lot of sellers who are desperate to make a deal happen.\u201d<\/span><\/p>\n<h3><b>Number of Homebuyers Hits Second Lowest Level on Record<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nThe number of homebuyers in the U.S. housing market dropped 1.7% month over month in October to an estimated 1.44 million\u2014the lowest level on record aside from April 2020, when the coronavirus pandemic brought the housing market to a halt. That\u2019s the largest monthly decline since June.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sellers have also been retreating, but not as quickly. The number of sellers in the market fell 0.5% month over month to an estimated 1.97 million\u2014the lowest level since February. That marks the fifth-straight monthly decline in the number of sellers. <\/span><\/p>\n<div id=\"datawrapper-vis-mdYyg\" style=\"min-height: 427px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/mdYyg\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-mdYyg\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/mdYyg\/full.png\" alt=\"Homebuyers and Sellers Are Both Backing Off (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nBuyers are backing off due to high housing costs and economic uncertainty. Sellers, many of whom are buyers themselves, are backing off in response to lackluster demand for their homes. Redfin agents report that some sellers are delisting after watching their homes <\/span><a href=\"https:\/\/www.redfin.com\/news\/homes-sell-at-slowest-pace-in-decade\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">sit<\/span><\/a><span style=\"font-weight: 400;\"> on the market for months with zero bites from buyers, while others are opting not to list at all after seeing their neighbor\u2019s house sell for under the asking price.<\/span><\/p>\n<h3><b>The Strongest Buyer\u2019s Markets Are in Texas and Florida, While the Strongest Seller\u2019s Markets Are in the Tri-State Area<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nIn <\/span><a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">San Antonio<\/span><\/a><span style=\"font-weight: 400;\">, there were an estimated 18,467 home sellers and 8,497 homebuyers in October. That means there were 117% more sellers than buyers\u2014the largest imbalance among the 50 most populous U.S. metropolitan areas. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\"><span style=\"font-weight: 400;\">Austin, TX<\/span><\/a><span style=\"font-weight: 400;\"> (115%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\"><span style=\"font-weight: 400;\">Miami<\/span><\/a> <span style=\"font-weight: 400;\">(108%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/6173\/FL\/Fort-Lauderdale\"><span style=\"font-weight: 400;\">Fort Lauderdale, FL<\/span><\/a><span style=\"font-weight: 400;\"> (107%) and Nashville (105%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Sun Belt skyrocketed in popularity during the pandemic, when scores of homebuyers moved in from more expensive parts of the country, driving up housing costs and pricing many locals out of the market. To meet surging demand, homebuilders ramped up activity, which is one reason there are now a lot more homes for sale than people who want to buy them.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Texas and Florida <\/span><a href=\"https:\/\/public.tableau.com\/shared\/N5JFHG657?:display_count=y&amp;:origin=viz_share_link&amp;:embed=y\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">continue<\/span><\/a><span style=\"font-weight: 400;\"> to build<\/span> <span style=\"font-weight: 400;\">more homes than other states. Florida is also grappling with intensifying natural disasters, soaring insurance premiums and rising condo <\/span><a href=\"https:\/\/www.redfin.com\/news\/florida-condo-prices-rise-inland\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">HOA<\/span><\/a><span style=\"font-weight: 400;\"> fees, which has prompted some homeowners to leave.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Overall, 35 of the 50 most populous metros were buyer\u2019s markets, nine were balanced markets and six were seller\u2019s markets. The buyer\u2019s markets are concentrated in the Sun Belt and on the West Coast, while balanced markets and seller\u2019s markets skew more toward the Midwest and East Coast.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.redfin.com\/county\/1974\/NY\/Nassau-County\"><span style=\"font-weight: 400;\">Nassau County, NY<\/span><\/a> <span style=\"font-weight: 400;\">was the strongest seller\u2019s market in October, with an estimated 7,442 sellers and 11,888 buyers\u2014or 37.4% fewer sellers than buyers. The other five seller\u2019s markets are <\/span><a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\"><span style=\"font-weight: 400;\">Newark, NJ<\/span><\/a><span style=\"font-weight: 400;\"> (34.9%), <\/span><a href=\"https:\/\/www.redfin.com\/county\/2406\/PA\/Montgomery-County\"><span style=\"font-weight: 400;\">Montgomery County, PA<\/span><\/a><span style=\"font-weight: 400;\"> (34%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/13201\/NJ\/New-Brunswick\"><span style=\"font-weight: 400;\">New Brunswick, NJ<\/span><\/a><span style=\"font-weight: 400;\"> (25.2%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/35759\/WI\/Milwaukee\"><span style=\"font-weight: 400;\">Milwaukee<\/span><\/a><span style=\"font-weight: 400;\"> (15.1%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/4145\/OH\/Cleveland\"><span style=\"font-weight: 400;\">Cleveland<\/span><\/a><span style=\"font-weight: 400;\"> (14.4%).<\/span><\/p>\n<div id=\"datawrapper-vis-GEury\" style=\"min-height: 461px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/GEury\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-GEury\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/GEury\/full.png\" alt=\"Homebuyers Hold the Cards in Most U.S. Housing Markets (Symbol map)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nNew construction can have a significant influence on whether negotiating power lies with buyers or sellers because it impacts the balance of supply and demand. <\/span><span style=\"font-weight: 400;\">The Northeast and the Midwest <\/span><a href=\"https:\/\/www.census.gov\/construction\/bps\/current.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">issue<\/span><\/a><span style=\"font-weight: 400;\"> the fewest building permits, while the South and the West issue the most.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Home prices rose an average of 7.1% year over year across the six seller\u2019s markets in October, compared with a 3% gain across balanced markets and a 1.5% increase across buyer\u2019s markets\u2014an indication that buyers in buyer\u2019s markets have more leverage.<\/span><\/p>\n<h3><b>San Francisco Is Now a Balanced Market After Months in Buyer\u2019s Market Territory<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nOne interesting trend we noticed is that San Francisco has shifted from a buyer\u2019s market to a balanced market, with roughly the same amount of estimated buyers (2,601) as sellers (2,428). It has now been a balanced market for two months after being a buyer\u2019s market for six months in a row.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">San Francisco had an estimated 6.6% fewer sellers than buyers in October\u2014a small enough gap to put it in balanced-market territory. By comparison, it had an estimated 46.8% more buyers than sellers as recently as May.<\/span><\/p>\n<div id=\"datawrapper-vis-skLZO\" style=\"min-height: 426px;\"><script type=\"text\/javascript\"
