{"id":83152,"date":"2025-12-04T05:00:37","date_gmt":"2025-12-04T13:00:37","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=83152"},"modified":"2025-12-03T14:47:25","modified_gmt":"2025-12-03T22:47:25","slug":"housing-market-update-inventory-growth-loses-steam","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/housing-market-update-inventory-growth-loses-steam\/","title":{"rendered":"Inventory Growth Loses Steam As Would-Be Sellers React to Lackluster Homebuying Demand"},"content":{"rendered":"<p><i><span style=\"font-weight: 400;\">Even though mortgage rates have come down from their peak, housing costs are still too high for many would-be buyers.\u00a0<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">Housing inventory is losing momentum, with growth in total supply slowing down, new listings stalling, and delistings becoming more common.\u00a0<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The supply of U.S. homes for sale rose 5.1% year over year during the four weeks ending November 30, the smallest increase in nearly two years.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">New listings rose just 0.9%, the smallest uptick in two months, with many homeowners opting to stay put rather than put their home on the market when demand is slow.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Some of the homes that<\/span><i><span style=\"font-weight: 400;\"> are <\/span><\/i><span style=\"font-weight: 400;\">listed are eventually pulled from the market without being sold. Delistings <\/span><a href=\"https:\/\/www.redfin.com\/news\/delistings-jump-sellers-pull-homes-off-market\/\"><span style=\"font-weight: 400;\">have jumped<\/span><\/a><span style=\"font-weight: 400;\"> in recent months, with many sellers unwilling to sell for a lower price.\u00a0<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Pending home sales fell 2.6% from a year earlier, the biggest decline in eight months. <\/span><span style=\"font-weight: 400;\">The typical home that <\/span><i><span style=\"font-weight: 400;\">does <\/span><\/i><span style=\"font-weight: 400;\">sell sits on the market for 50 days before going under contract, about a week longer than last year.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Prospective buyers are backing off because even though monthly mortgage payments are down 1.2% year over year, housing costs are still high. Sale prices are up 2.2%, the biggest increase in nearly eight months, and mortgage rates are still sitting <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">above 6%<\/span><\/a><span style=\"font-weight: 400;\">. Additionally, many Americans are hesitant to make a major purchase while the <\/span><a href=\"https:\/\/www.redfin.com\/news\/weekly-economics-update-december-1\/\"><span style=\"font-weight: 400;\">economic outlook is cloudy<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe pool of buyers is small partly because we\u2019re entering the slow season for real estate, but it\u2019s also because houses are expensive, rates are elevated, and people are feeling cautious about their pocketbooks,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/c-castillo\"><span style=\"font-weight: 400;\">Carlos Castillo<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier agent in <\/span><a href=\"https:\/\/www.redfin.com\/city\/11203\/CA\/Los-Angeles\"><span style=\"font-weight: 400;\">Los Angeles<\/span><\/a><span style=\"font-weight: 400;\">. \u201cHouse hunters may be able to find a deal because there are more sellers than buyers, but I\u2019m advising buyers to be strategic.\u00a0 For instance, buyers can ask for concessions and offer less than the asking price, but don\u2019t lowball <\/span><i><span style=\"font-weight: 400;\">too <\/span><\/i><span style=\"font-weight: 400;\">much.
