Commissions were virtually flat from the previous quarter.<\/span><\/i><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><i><span style=\"font-weight: 400;\">Commissions were largely flat across different price tiers from the previous quarter, with the average buyer\u2019s commission for homes under $500,000 maintaining the highest level since 2023.<\/span><\/i><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The average U.S. buyer\u2019s agent commission was 2.42% for homes sold in the third quarter, up from 2.36% a year earlier.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Commissions were virtually flat from the second quarter (2.43%), leveling out after minor upticks in three consecutive quarters.\u00a0<\/span><\/p>\n<div id=\"datawrapper-vis-aDNVY\" style=\"min-height: 439px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/aDNVY\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-aDNVY\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/aDNVY\/full.png\" alt=\"Buyer's Agent Commissions Are Slightly Higher Following New NAR Rules (Line chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">This is according to an analysis of Redfin\u2019s data on buyer\u2019s agent commissions for closed home sales. <\/span><span style=\"font-weight: 400;\">The analysis reflects national commission rates, using national, aggregated sales data from Redfin agents&#8217; listings and deals referred by Redfin.com to partner agents. <\/span><span style=\"font-weight: 400;\">Please see the end of this report for more details on methodology.\u00a0<\/span><\/p>\n<h2><b>Commissions are higher now than when NAR rules went into effect<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Commissions are now at roughly the same level they were in the first quarter of 2024, when the National Association of Realtors (NAR) first announced a settlement dictating <\/span><a href=\"https:\/\/www.nar.realtor\/the-facts\/nar-settlement-faqs\"><span style=\"font-weight: 400;\">new commission rules<\/span><\/a><span style=\"font-weight: 400;\"> in response to a class action lawsuit brought by home sellers.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The third quarter marked the anniversary of new commission rules that went<\/span><a href=\"https:\/\/www.cnn.com\/2024\/08\/17\/business\/nar-realtor-settlement-what-changes-wellness\/index.html\"><span style=\"font-weight: 400;\"> into effect<\/span><\/a><span style=\"font-weight: 400;\"> in August 2024. The average buyer\u2019s agent commission fell to a low of 2.36% that quarter (Q3 2024), but has nudged slightly higher since, as a slowdown in home sales gave <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-october-2025\/\"><span style=\"font-weight: 400;\">buyers<\/span><\/a><span style=\"font-weight: 400;\"> more negotiating power.<\/span><\/p>\n<p><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/beth-behling\"><span style=\"font-weight: 400;\">Beth Behling<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier real estate agent in Chicago, said commissions in her area were largely unchanged following the introduction of the new rules.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIf demand were high and homes were selling fast, I think we would see more sellers offering a lower commission to buyer\u2019s agents,\u201d Behling said. \u201cBut now the market is much slower, and buyers have negotiating power over sellers. If anything, buyers can ask for a higher commission for their agents knowing they may be the only offer on the table.\u201d<\/span><\/p>\n<h2><b>Commissions for homes under $500,000 remain at highest level since 2023<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Commissions were largely flat across all price tiers in the third quarter.<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">For homes that sold for <\/span><b>less than $500,000<\/b><span style=\"font-weight: 400;\">, the average buyer\u2019s agent commission remained unchanged at <\/span><b>2.52%<\/b><span style=\"font-weight: 400;\"> from the prior quarter\u2014up from 2.45% a year earlier and still the highest level since the third quarter of 2023.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">For homes that sold for <\/span><b>$500,000 to $999,999<\/b><span style=\"font-weight: 400;\">, the average buyer\u2019s agent commission was <\/span><b>2.32%<\/b><span style=\"font-weight: 400;\">\u2014down from 2.34% in the prior quarter and a tick above 2.31% a year earlier.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">For homes that sold for<\/span><b> $1 million or more<\/b><span style=\"font-weight: 400;\"> in the first quarter, the average buyer\u2019s agent commission was <\/span><b>2.22%<\/b><span style=\"font-weight: 400;\">\u2014a tick higher than the previous quarter (2.21%), but down two basis points from 2.24% a year earlier.\u00a0<\/span><\/li>\n<\/ul>\n<div id=\"datawrapper-vis-56Asj\" style=\"min-height: 467px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/56Asj\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-56Asj\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/56Asj\/full.png\" alt=\"Buyer's Agent Commissions Mainly Flat in 3rd Quarter Across Price Tiers (Line chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<h2><b>Methodology<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">The commission data in this report are based on Redfin\u2019s data on buyer\u2019s agent commissions for closed home sales. The commission data are from: N<\/span><span style=\"font-weight: 400;\">ational, aggregated information from sales of Redfin agents&#8217; listings, and deals referred by Redfin and closed by Redfin partner agents.<\/span><span style=\"font-weight: 400;\"> The data includes a sample of thousands of transactions per quarter. The analysis excludes the majority of deals in which Redfin agents represented the buyer because the goal of this analysis is to track fees across the real estate industry.<\/span><\/p>\n<p><b><i>Note:<\/i><\/b> <i><span style=\"font-weight: 400;\">This study reflects national commission rates.
