Our hearts go out to Washington residents during this challenging time.<\/i><\/strong><\/p>\n<p><span style=\"font-weight: 400;\">Torrential rainfall that began last week has caused many of Washington State\u2019s rivers to overflow, flooding scores of homes and triggering power outages and mudslides across the state. Over <\/span><a href=\"https:\/\/www.nytimes.com\/2025\/12\/11\/weather\/washington-flooding-rain-atmospheric-river.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">100,000<\/span><\/a><span style=\"font-weight: 400;\"> people have been advised to evacuate, and Washington Gov. Bob Ferguson has declared a state of <\/span><a href=\"https:\/\/www.king5.com\/article\/news\/politics\/president-trump-approves-washingtons-flood-emergency-declaration-ferguson\/281-3bfd97e7-e2ba-48fd-b6bd-baea59ad2174\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">emergency<\/span><\/a><span style=\"font-weight: 400;\">. More flooding is <\/span><a href=\"https:\/\/komonews.com\/news\/local\/flash-flood-warning-issued-for-tukwila-area-after-green-river-levee-failure-danger-evacuation-road-condition-update-safety-emergency-higher-ground-warning\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">expected<\/span><\/a><span style=\"font-weight: 400;\"> this week as one major river levee <a href=\"https:\/\/www.seattletimes.com\/seattle-news\/weather\/life-threatening-flood-possible-near-tukwila-as-green-river-levee-fails\/\" target=\"_blank\" rel=\"noopener\">failed<\/a> on Monday and a <a href=\"https:\/\/www.seattletimes.com\/seattle-news\/weather\/wa-floods-levee-failure-prompts-evacuation-along-white-river-in-pacific\/\" target=\"_blank\" rel=\"noopener\">second<\/a> failed on Tuesday. Blizzards and high winds are also in the <a href=\"https:\/\/www.seattletimes.com\/seattle-news\/weather\/wa-forecast-high-winds-heavy-mountain-snow-as-flood-watch-continues\/\" target=\"_blank\" rel=\"noopener\">forecast<\/a>.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Many of Washington\u2019s 39 counties have either experienced flooding or faced some form of flood warning. <\/span><a href=\"https:\/\/www.redfin.com\/county\/3098\/WA\/Skagit-County\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Skagit County<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.redfin.com\/county\/2\/WA\/Snohomish-County\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Snohomish County<\/span><\/a><span style=\"font-weight: 400;\">, both located north of Seattle, have been hit especially hard.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In Skagit County, 22,810 homes\u2014or 28.6%\u2014face high flood risk, according to a Redfin analysis of <\/span><a href=\"https:\/\/firststreet.org\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">First Street<\/span><\/a><span style=\"font-weight: 400;\"> data pulled prior to the flooding. That\u2019s the fourth-highest number among the 39 counties in Washington State and the second-highest share. Skagit County has a population of around 130,000.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In Snohomish County, 23,215 homes face high flood risk, the third highest number among the counties in Washington State. That represents 7.6% of homes in Snohomish County, which has a population of about 900,000. This analysis focuses on homes with <\/span><i><span style=\"font-weight: 400;\">high<\/span><\/i><span style=\"font-weight: 400;\"> flood risk, but it\u2019s worth noting that other homes face risk as well.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cI\u2019ve had a home closing pushed back, showings delayed, and listing appointments rescheduled because of flooding and road closures,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/don-bleha\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Don Bleha<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin real estate agent in Snohomish County. \u201cThe buyer whose closing got delayed visited the home and the yard was all water. Now he can\u2019t even get there because the highway is closed due to fallen trees and mudslides. People who have considered buying a place in the mountains may be more cautious moving forward\u2014especially those who don\u2019t fully understand how seasonal flooding works in these areas.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Bleha, who lives on the Skykomish River outside the town of <\/span><a href=\"https:\/\/www.redfin.com\/city\/8479\/WA\/Index\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Index<\/span><\/a><span style=\"font-weight: 400;\">, said his yard is flooded and his internet service was out most of last week.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The counties in Washington State with the largest share of homes facing high flood risk according to First Street are Wahkiakum County (35.9%), Skagit County (28.6%), Grays Harbor County (26.2%), Pend Oreille County (25.6%) and Lewis County (22.5%). <\/span><a href=\"https:\/\/www.waheagle.com\/story\/2025\/12\/11\/news\/record-flooding-covers-much-of-wahkiakum-county\/25432.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Many<\/span><\/a><span style=\"font-weight: 400;\"> of these counties have <\/span><a href=\"https:\/\/www.theolympian.com\/news\/weather-news\/article313719894.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">grappled with<\/span><\/a><span style=\"font-weight: 400;\"> flooding over the past week.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Four of Washington\u2019s 39 counties are considered high-flood-risk counties on a national scale. Redfin defines a high-risk county as one that ranks in the top 10% in the U.S. when it comes to the share of homes facing high flood risk. The counties in Washington State that meet this definition are Wahkiakum County, Skagit County, Grays Harbor County and Pend Oreille County.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The counties in Washington State with the largest <\/span><i><span style=\"font-weight: 400;\">number<\/span><\/i><span style=\"font-weight: 400;\"> of homes facing high flood risk are King County (41,928), Pierce County (33,097), Snohomish County (23,215), Skagit County (22,810) and Grays Harbor County (15,773), which have all been in the news due to flooding over the past week. Many counties in Oregon have been under flood warnings as well.<\/span><\/p>\n<div id=\"datawrapper-vis-tYlAe\" style=\"min-height: 534px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/tYlAe\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-tYlAe\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/tYlAe\/full.png\" alt=\"Nearly 30% of Homes in Washington's Skagit County Face High Flood Risk (Choropleth map)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nRedfin <\/span><a href=\"https:\/\/www.redfin.com\/news\/how-homebuyers-engage-with-climate-risk-data\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">reported<\/span><\/a><span style=\"font-weight: 400;\"> last week that homebuyers are more likely to click on climate-risk data when major natural disasters strike, but this urgency is often fleeting. The recent flooding in Washington State is a reminder that it\u2019s becoming increasingly important for homebuyers to consider climate dangers when deciding where to live, and to <\/span><span style=\"font-weight: 400;\">view natural disasters as an ongoing risk. Here is <\/span><a href=\"https:\/\/kingcounty.gov\/en\/dept\/dnrp\/nature-recreation\/environment-ecology-conservation\/flood-services\/be-ready\/flood-preparedness\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">King County\u2019s guide<\/span><\/a><span style=\"font-weight: 400;\"> on how to prepare for flooding, and what to do during and after a flood. Redfin has also compiled relevant resources and links to community organizations <a href=\"https:\/\/www.redfin.com\/blog\/washington-state-floods\/\" target=\"_blank\" rel=\"noopener\">here<\/a> for those impacted by the flooding.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cFlooding happens here every year\u2014the only question is how severe it gets,\u201d Bleha said. \u201cBuyers and sellers must do their due diligence. Don\u2019t rely solely on seller disclosures or a seller saying, \u2018It hasn\u2019t flooded for me.\u2019 Ask neighbors, review flood maps, check insurance requirements, and find out whether the home has an elevation certificate. We define a \u201chigh-risk\u201d county as one that ranks in the top 10% when it comes to the <\/span><i><span style=\"font-weight: 400;\">share <\/span><\/i><span style=\"font-weight: 400;\">of homes facing high risk. That means a high-flood-risk county is one with 23.7%-99.1% of homes facing high risk.
