It\u2019s followed by Sunnyvale, CA, Santa Clara, CA, Tonawanda Town, NY (a Buffalo suburb), and Mountain View, CA.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Four of the top 10 most competitive cities were in California, three were in Western New York, and the rest were in the South and East Coast. Every city has less than a month of supply, and in most cases, over half of homes sell within two weeks. Nationwide, the typical house sells in a month and a half.<\/span><\/p>\n<p><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/k6IGz\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-k6IGz\"><\/script><\/p>\n<p>&nbsp;<\/p>\n<div>\n<p><span style=\"font-weight: 400;\">This is according to a Redfin analysis of housing market competitiveness across nearly every U.S. city, using weighted averages from January-November 2025.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We\u2019re highlighting the most competitive cities in the nation because they are relative outliers in today\u2019s market. For the past few years, housing has been a waiting game, as <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-purchase-cancellations-august-2025\/\"><span style=\"font-weight: 400;\">buyers balk<\/span><\/a><span style=\"font-weight: 400;\"> at record-high prices and <\/span><a href=\"https:\/\/www.redfin.com\/news\/delistings-jump-sellers-pull-homes-off-market\/\"><span style=\"font-weight: 400;\">sellers hold off<\/span><\/a><span style=\"font-weight: 400;\"> on listing their homes until activity returns. Just look at the data: In November 2025, prices rose to a new monthly high, the typical home took 7 days longer to go under contract than a year prior, and new listings decreased to a new monthly low.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Since the pandemic, the housing market has strayed from its typical patterns. Usually, prices rise when competition goes up, helping level the balance of power between buyers and sellers. Today, competition is at historic lows, yet prices are still climbing, putting pressure on everyone.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cHomebuyers are facing a very unaffordable market, leaving many in search for anything they can swing,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/asad-khan\/\"><span style=\"font-weight: 400;\">Asad Khan<\/span><\/a><span style=\"font-weight: 400;\">, a senior economist at Redfin. \u201cMany are choosing lower-cost cities in the Rust Belt and East Coast, where their dollars go farther. But others are still competing at the high end: Competition has recently jumped in the Bay Area as tech-savvy buyers with deep pockets vie for limited supply.\u201d<\/span><\/p>\n<h2><b>The Rust Belt is coming back<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Homes throughout Western and Upstate New York have been flying off the shelves for over <\/span><a href=\"https:\/\/www.redfin.com\/news\/fastest-slowest-housing-markets-september-2023\/\"><span style=\"font-weight: 400;\">two years<\/span><\/a><span style=\"font-weight: 400;\"> now as buyers seek out affordable places to live. Some of the other most competitive places are North Tonawanda, NY, Elizabethtown, PA, and Cheektowaga, NY. The common thread? They\u2019re all in the Rust Belt.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Rust Belt has been an affordable region for decades, but until recently, many of its cities were written off as examples of <\/span><a href=\"https:\/\/www.clevelandfed.org\/publications\/economic-commentary\/2013\/ec-201306-urban-decline-in-rust-belt-cities\"><span style=\"font-weight: 400;\">urban decline<\/span><\/a><span style=\"font-weight: 400;\">. Yet, alongside renewed investment and economic growth, the region has <\/span><a href=\"https:\/\/www.redfin.com\/blog\/affordable-metros-people-are-still-moving-to\/\"><span style=\"font-weight: 400;\">heated up<\/span><\/a><span style=\"font-weight: 400;\"> in recent years as buyers look for homes they can afford\u2014especially after mortgage rates spiked in 2022.\u00a0<\/span><\/p>\n<h2><b>The Bay Area has reversed its pandemic-era decline<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">When mortgage rates climbed to historic highs and remote work was booming, homebuyers in expensive coastal metros searched far and wide for more affordable options. Among cities like Los Angeles and Washington, D.C., the Bay Area was the <\/span><a href=\"https:\/\/www.redfin.com\/news\/august-2022-housing-migration-trends\/\"><span style=\"font-weight: 400;\">top place<\/span><\/a><span style=\"font-weight: 400;\"> where more Redfin.com users searched to leave rather than move to.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But once migration dropped off as remote work declined, people <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-migration-trends-november-2023\/\"><span style=\"font-weight: 400;\">returned<\/span><\/a><span style=\"font-weight: 400;\"> to the coasts. The Bay Area saw a <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-san-francisco-migration-q4-2023\/\"><span style=\"font-weight: 400;\">resurgence<\/span><\/a><span style=\"font-weight: 400;\"> late in 2023, and following a <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-october-2025\/\"><span style=\"font-weight: 400;\">rapid flip<\/span><\/a><span style=\"font-weight: 400;\"> from a buyer\u2019s to a slight seller\u2019s market earlier in 2025, it\u2019s clear that demand has returned. The AI boom has likely <\/span><a href=\"https:\/\/www.redfin.com\/news\/bay-area-san-francisco-home-sales\/\"><span style=\"font-weight: 400;\">spurred<\/span><\/a><span style=\"font-weight: 400;\"> competition.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Another reason for the coastal resurgence is that affordability has actually improved. Prices have stagnated in the last year while <\/span><a href=\"https:\/\/www.sfchronicle.com\/bayarea\/article\/household-income-san-francisco-21039350.php\"><span style=\"font-weight: 400;\">incomes<\/span><\/a><span style=\"font-weight: 400;\"> have grown on the back of AI\u2014often accompanied by major <\/span><a href=\"https:\/\/fortune.com\/2025\/06\/18\/metas-100-million-signing-bonuses-openai-staff-extreme-ai-talent-war\/\"><span style=\"font-weight: 400;\">signing bonuses<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h2><b>Competition has pushed costs up in affordable cities\u2014and priced some locals out<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Today\u2019s buyers who can still <\/span><a href=\"https:\/\/www.redfin.com\/blog\/is-now-a-good-time-to-buy-a-house\/\"><span style=\"font-weight: 400;\">afford to purchase<\/span><\/a><span style=\"font-weight: 400;\"> are often doing so in the nation\u2019s most affordable cities. That inflow has been a <\/span><a href=\"https:\/\/www.democratandchronicle.com\/story\/news\/local\/2025\/03\/31\/rochesters-changing-landscape-how-the-city-evolved-from-industrial-hub-to-urban-center\/82599807007\/\"><span style=\"font-weight: 400;\">boon<\/span><\/a><span style=\"font-weight: 400;\"> for local economies, but is also pushing demand up, depleting supply, and creating strong buyer\u2019s markets.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Some <\/span><a href=\"https:\/\/inequality.org\/article\/gentrification-cant-theme-rust-belt-city-recovery\/\"><span style=\"font-weight: 400;\">advocacy groups<\/span><\/a><span style=\"font-weight: 400;\"> have cautioned that this demand and <\/span><a href=\"https:\/\/bpr.studentorg.berkeley.edu\/2024\/11\/05\/road-work-ahead-the-rust-belt-revolution-is-almost-here\/\"><span style=\"font-weight: 400;\">investment<\/span><\/a><span style=\"font-weight: 400;\"> is pricing locals out of their homes. For example, in ultra-competitive Upstate New York, residents in cities like Buffalo and Rochester have seen a surge in costs and new <\/span><a href=\"https:\/\/www.bizjournals.com\/buffalo\/news\/2025\/05\/15\/buffalo-unlocked-residential-real-estate.html\"><span style=\"font-weight: 400;\">financial challenges<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h2><b>Sun Belt cities have some of the slowest housing markets\u00a0<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">The Sun Belt exploded in popularity during the pandemic, when scores of homebuyers moved in from more expensive parts of the country in search of sunshine and affordability. Cities like Austin, TX, Nashville, TN, and Miami, FL, were among the top destinations.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But that surge in demand helped push prices <\/span><a href=\"https:\/\/www.redfin.com\/news\/homebuyer-migration-2021-rising-home-prices\/\"><span style=\"font-weight: 400;\">sharply higher<\/span><\/a><span style=\"font-weight: 400;\">\u2014and, combined with rising <\/span><a href=\"https:\/\/www.redfin.com\/news\/climate-migration-real-estate-2025\/\"><span style=\"font-weight: 400;\">climate risks<\/span><\/a><span style=\"font-weight: 400;\"> and an escalating <\/span><a href=\"https:\/\/www.redfin.com\/news\/hoa-fees-surge-florida-2024\/\"><span style=\"font-weight: 400;\">insurance crisis<\/span><\/a><span style=\"font-weight: 400;\">, has since driven many buyers away.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Now, the region has largely cooled, with many cities among the least competitive in the nation. In Las Vegas, NV, for example, the city has contended with over a year straight of <\/span><a href=\"https:\/\/www.redfin.com\/news\/las-vegas-housing-supply-rises\/\"><span style=\"font-weight: 400;\">20%-plus<\/span><\/a><span style=\"font-weight: 400;\"> inventory increases, demonstrating how slow the market has been. Sellers are struggling to offload their listings.<\/span><\/p>\n<h2><b>Housing supply plays a major role<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">It\u2019s worth noting that demand is just half of the pie; housing supply often plays an equal or even larger role in housing market competitiveness. Places that have built more homes generally have more supply to satiate demand.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Cities in Florida and Texas have constructed tens of thousands of homes in the past five years, giving buyers far more options. On the other end of the spectrum, New York and California have continued to lag behind what\u2019s needed, forcing more buyers to compete over a smaller and often <\/span><a href=\"https:\/\/www.redfin.com\/news\/aging-housing-inventory\/\"><span style=\"font-weight: 400;\">aging housing stock<\/span><\/a><span style=\"font-weight: 400;\">. For example, Buffalo, NY built just 74 new single-family homes in November, while Austin, TX built 3,465.\u00a0<\/span><\/p>\n<h2><b>Competition may decline in 2026, but should slowly improve over time<\/b><\/h2>\n<p><a href=\"https:\/\/www.redfin.com\/news\/housing-market-predictions-2026\/\"><span style=\"font-weight: 400;\">Redfin predicts<\/span><\/a><span style=\"font-weight: 400;\"> that Great Lakes cities like Rochester and Buffalo will be the hottest housing markets in 2026, while coastal Florida and Texas will be the slowest. Nationwide, competition will marginally decrease in 2026, but should improve slowly over time as mortgage rates hold in the low 6% range during peak homebuying season.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Lower mortgage rates and higher wages will ease the price pressure somewhat and bring some homebuyers off the sidelines, but many house hunters will remain priced out.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cCompetition and affordability are closely connected,\u201d continued Khan. \u201cGenerally, when one falls, the other rises. As the supply of homes for sale grows and buyers\u2019 buying power improves, we\u2019ll begin to approach more \u2018normal\u2019 sales numbers.\u201d<\/span><\/p>\n<p><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/MVVl6\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-MVVl6\"><\/script><\/div>\n<div><\/div>\n<div><\/div>\n<div>\n<h2><b>Methodology<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Redfin analyzed 1,652 cities across the United States and ranked them from most to least competitive based on three aggregated factors: months of supply, average sale to list ratio, and median days on market. Each city was assigned a score based on how they compared to all other cities.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We applied varying population thresholds in order to provide a more equal comparison between states, ranging from a 2,500 minimum in states like Vermont to 50,000 in California.
