{"id":83401,"date":"2025-12-23T06:00:34","date_gmt":"2025-12-23T14:00:34","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=83401"},"modified":"2025-12-22T14:54:55","modified_gmt":"2025-12-22T22:54:55","slug":"buyers-vs-sellers-november-2025","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-november-2025\/","title":{"rendered":"The U.S. Housing Market Has 37% More Sellers Than Buyers\u2014More Than Double Last Year\u2019s Gap"},"content":{"rendered":"<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Summer 2025 was the only time in records dating back to 2013 that sellers outnumbered buyers by a larger percentage.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>This mismatch means it\u2019s a buyer\u2019s market, with many buyers successfully negotiating lower prices and or concessions from sellers.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Austin, TX is the strongest buyer\u2019s market, while Nassau County, NY is the strongest seller\u2019s market; San Francisco has pivoted from a buyer\u2019s market to a seller\u2019s market.<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">There were an estimated 37.2% more home sellers than buyers in the U.S. housing market in November (or 529,770 more, in numerical terms)\u2014the largest gap in records dating back to 2013 aside from this summer. That\u2019s up from 35.6% a month earlier and 17% a year earlier. The gap has been hovering above 35% since April.<\/span><\/p>\n<div id=\"datawrapper-vis-VmcPO\" style=\"min-height: 427px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/VmcPO\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-VmcPO\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/VmcPO\/full.png\" alt=\"There Are 37% More Home Sellers Than Buyers (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nWe define a market where there are over 10% more sellers than buyers as a buyer\u2019s market and a market where there are over 10% fewer sellers than buyers as a seller\u2019s market. A market where the gap is plus or minus 10% is considered a balanced market. By this definition, it has been a buyer\u2019s market since May 2024.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When sellers outnumber buyers, buyers typically hold the negotiating power because they have a lot of options to choose from. That\u2019s why a market with a lot more sellers than buyers is considered a buyer\u2019s market. Of course, it\u2019s only a buyer\u2019s market for those who can afford to buy\u2014many Americans have been priced out of the housing market as affordability has eroded.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cA modest improvement in housing affordability could bring some homebuyers off the sidelines in 2026, which could narrow the gap between homebuyers and sellers,\u201d said Redfin Senior Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/asad-khan\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Asad Khan<\/span><\/a><span style=\"font-weight: 400;\">. \u201cBut the housing market is likely to remain in buyer\u2019s market territory for the foreseeable future, with sellers cutting prices or offering concessions to lure buyers.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We estimated the number of buyers using proprietary Redfin data on the typical time from a buyer\u2019s first tour to close of purchase, and MLS data on active listings and pending sales. The estimated number of sellers in the market is simply the number of active listings in the MLS. See a more detailed methodology<\/span><a href=\"https:\/\/www.redfin.com\/news\/buyer-vs-seller-methodology\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400;\">here<\/span><\/a> <span style=\"font-weight: 400;\">and view an interactive dashboard <\/span><a href=\"https:\/\/www.redfin.com\/news\/data-center\/buyers-vs-sellers-dynamics\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">here<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h3><b>Number of Buyers Hits Second-Lowest Level on Record; Number of Sellers Posts Largest Decline in Two Years<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nThe number of homebuyers in the U.S. housing market dropped 2.5% month over month in November to an estimated 1.43 million. That\u2019s the biggest monthly decline since April 2025 and the lowest level on record aside from April 2020, when the coronavirus pandemic brought the housing market to a halt. The number of buyers fell 9.4% year over year.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sellers have also been retreating, but not as quickly. The number of sellers in the market fell 1.4% month over month to an estimated 1.95 million\u2014the largest decline since June 2023 and the lowest level since February. The number of sellers rose 6.2% year over year.<\/span><\/p>\n<div id=\"datawrapper-vis-dbm5M\" style=\"min-height: 426px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/dbm5M\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-dbm5M\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/dbm5M\/full.png\" alt=\"Homebuyers and Sellers Are Both Backing Off (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nBuyers are backing off due to high housing costs and economic uncertainty. Sellers, many of whom are buyers themselves, are backing off in response to lackluster demand for their homes. Some sellers are <\/span><a href=\"https:\/\/www.redfin.com\/news\/delistings-jump-sellers-pull-homes-off-market\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">delisting<\/span><\/a><span style=\"font-weight: 400;\"> after watching their homes <\/span><a href=\"https:\/\/www.redfin.com\/news\/homes-sell-at-slowest-pace-in-decade\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">sit<\/span><\/a><span style=\"font-weight: 400;\"> on the market for months with zero bites from buyers, while others are choosing not to list at all after seeing their neighbor\u2019s house sell for under the asking price.<\/span><\/p>\n<h3><b>Austin, TX Is the Strongest Buyer\u2019s Market; Nassau County, NY Is the Strongest Seller\u2019s Market<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nIn <\/span><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Austin, TX<\/span><\/a><span style=\"font-weight: 400;\">, there were an estimated 114% more sellers than buyers in November\u2014the largest imbalance among the 50 most populous U.S. metropolitan areas. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\"><span style=\"font-weight: 400;\">San Antonio<\/span><\/a><span style=\"font-weight: 400;\"> (106%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/13415\/TN\/Nashville\"><span style=\"font-weight: 400;\">Nashville<\/span><\/a><span style=\"font-weight: 400;\"> (104%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/6173\/FL\/Fort-Lauderdale\"><span style=\"font-weight: 400;\">Fort Lauderdale, FL<\/span><\/a><span style=\"font-weight: 400;\"> (102%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/19373\/FL\/West-Palm-Beach\"><span style=\"font-weight: 400;\">West Palm Beach, FL<\/span><\/a><span style=\"font-weight: 400;\"> (93.6%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Sun Belt skyrocketed in popularity during the pandemic, when scores of homebuyers moved in from more expensive parts of the country, driving up housing costs and pricing many locals out of the market. To meet surging demand, homebuilders ramped up activity, which is one reason there are now a lot more homes for sale than people who want to buy them.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Texas and Florida <\/span><a href=\"https:\/\/public.tableau.com\/shared\/N5JFHG657?:display_count=y&amp;:origin=viz_share_link&amp;:embed=y\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">continue<\/span><\/a><span style=\"font-weight: 400;\"> to build<\/span> <span style=\"font-weight: 400;\">more homes than other states. Florida is also grappling with intensifying natural disasters, soaring insurance premiums and rising condo <\/span><a href=\"https:\/\/www.redfin.com\/news\/florida-condo-prices-rise-inland\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">HOA<\/span><\/a><span style=\"font-weight: 400;\"> fees, which has prompted some homeowners to leave.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Overall, 36 of the 50 most populous metros were buyer\u2019s markets, seven were balanced markets and seven were seller\u2019s markets. The buyer\u2019s markets are concentrated in the Sun Belt and on the West Coast, while balanced markets and seller\u2019s markets skew more toward the Midwest and East Coast.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.redfin.com\/county\/1974\/NY\/Nassau-County\"><span style=\"font-weight: 400;\">Nassau County, NY<\/span><\/a> <span style=\"font-weight: 400;\">was the strongest seller\u2019s market in November, with an estimated 39.1% fewer sellers than buyers. The other six seller\u2019s markets were <\/span><a href=\"https:\/\/www.redfin.com\/county\/2406\/PA\/Montgomery-County\"><span style=\"font-weight: 400;\">Montgomery County, PA<\/span><\/a><span style=\"font-weight: 400;\"> (-34.8%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\"><span style=\"font-weight: 400;\">Newark, NJ<\/span><\/a><span style=\"font-weight: 400;\"> (-31.8%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/13201\/NJ\/New-Brunswick\"><span style=\"font-weight: 400;\">New Brunswick, NJ<\/span><\/a><span style=\"font-weight: 400;\"> (-30.5%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/35759\/WI\/Milwaukee\"><span style=\"font-weight: 400;\">Milwaukee<\/span><\/a><span style=\"font-weight: 400;\"> (-18%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\"><span style=\"font-weight: 400;\">San Francisco<\/span><\/a><span style=\"font-weight: 400;\"> (-11.3%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/4145\/OH\/Cleveland\"><span style=\"font-weight: 400;\">Cleveland<\/span><\/a><span style=\"font-weight: 400;\"> (-10.5%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">New construction can have a significant influence on whether negotiating power lies with buyers or sellers because it impacts the balance of supply and demand. <\/span><span style=\"font-weight: 400;\">The Northeast and the Midwest <\/span><a href=\"https:\/\/www.census.gov\/construction\/bps\/current.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">issue<\/span><\/a><span style=\"font-weight: 400;\"> the fewest building permits, while the South and the West issue the most.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Home prices rose an average of 4.8% year over year across the seven seller\u2019s markets in November, compared with a 3.2% gain across balanced markets and a 1.1% increase across buyer\u2019s markets\u2014an indication that buyers in buyer\u2019s markets have more leverage.<\/span><\/p>\n<h3><b>San Francisco Is Now a Seller\u2019s Market<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nLast month, we <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-october-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">reported<\/span><\/a><span style=\"font-weight: 400;\"> that San Francisco had shifted from a buyer\u2019s market to a balanced market. Now it has shifted from a balanced market to a seller\u2019s market. There were 11.3% fewer sellers than buyers in San Francisco\u2019s housing market in November, placing it in seller\u2019s market territory. That compares with 5.7% fewer in October.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Redfin <\/span><a href=\"https:\/\/www.redfin.com\/news\/bay-area-san-francisco-home-sales\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">reported<\/span><\/a><span style=\"font-weight: 400;\"> in October that the Bay Area housing market was heating up, with homebuyer
