Redfin\u2019s records date back to 2012.\u00a0<\/span><\/p>\n<div id=\"datawrapper-vis-aHDUh\" style=\"min-height: 422px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/aHDUh\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-aHDUh\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/aHDUh\/full.png\" alt=\"Pending Home Sales Fall to Lowest Level Since 2020 (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nDecember\u2019s decline was the largest since September 2022. On a year-over-year basis, pending sales fell 7.4%.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Homebuyers are skittish due to stubbornly high housing costs, <\/span><a href=\"https:\/\/www.newsweek.com\/amazon-mass-layoffs-to-hit-this-month-11336375\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">layoffs<\/span><\/a><span style=\"font-weight: 400;\">, and mounting economic and political <\/span><a href=\"https:\/\/www.nytimes.com\/2025\/12\/19\/business\/economy\/trump-trade-global-econ.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">uncertainty<\/span><\/a><span style=\"font-weight: 400;\">. Mortgage rates have come down in recent months but are still <\/span><a href=\"https:\/\/fred.stlouisfed.org\/graph\/?g=1bnGA\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">above 6%<\/span><\/a><span style=\"font-weight: 400;\">\u2014more than double the all-time low they fell to during the pandemic. Prices are also high. The median home sale price rose 0.5% year over year in December to $428,742\u2014the highest December level on record. While that\u2019s the slowest growth since June 2023, it\u2019s still growth, and many homebuyers are priced out of the market.<\/span><\/p>\n<div id=\"datawrapper-vis-urJPN\" style=\"min-height: 426px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/urJPN\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-urJPN\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/urJPN\/full.png\" alt=\"Home-Price Growth Slows, But Prices Remain High (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nIt&#8217;s worth noting that mortgage rates did briefly <\/span><a href=\"https:\/\/www.redfin.com\/news\/purchasing-power-improves-rates-drop-january-2026\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">dip<\/span><\/a><span style=\"font-weight: 400;\"> below 6% last week after President Trump ordered a $200 billion mortgage bond purchase. That led to a <\/span><a href=\"https:\/\/www.cnbc.com\/2026\/01\/14\/mortgage-refinance-demand-surges-40percent-higher-.html\"><span style=\"font-weight: 400;\">jump<\/span><\/a><span style=\"font-weight: 400;\"> in mortgage demand, which may boost pending home sales in January.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cBuyers are extremely selective and still think prices are too high,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/alison-williams\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Alison Williams<\/span><\/a><span style=\"font-weight: 400;\">, a <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent in <\/span><a href=\"https:\/\/www.redfin.com\/city\/16409\/CA\/Sacramento\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Sacramento, CA<\/span><\/a><span style=\"font-weight: 400;\">. \u201cThere aren\u2019t a ton of homes on the market, but there are enough for house hunters to feel like they can take their time. One challenge is that many buyers\u2019 purchases are contingent on the sale of their current property, and many sellers aren\u2019t willing to take contingent offers. This has caused a standstill in the market.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The typical home that went under contract in December spent 60 days on the market. That\u2019s the slowest December pace in a decade and is six days higher than a year earlier.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Some buyers are also getting cold feet at the eleventh hour; roughly 40,000 home purchases were canceled in December, equal to 16.3% of homes that went under contract that month. That\u2019s the highest December share in records dating back to 2017.<\/span><\/p>\n<h3><b>New Listings Drop to Lowest Level in Nearly Two Years<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nNew listings of homes for sale declined 1.4% month over month in December to the lowest seasonally adjusted level since January 2024, and fell 4.9% year over year.<\/span><\/p>\n<div id=\"datawrapper-vis-aynBb\" style=\"min-height: 427px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/aynBb\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-aynBb\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/aynBb\/full.png\" alt=\"New Listings Drop to Lowest in Nearly Two Years (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nActive listings fell 1.1% month over month\u2014the largest seasonally adjusted decline since June 2023\u2014and rose 3.9% year over year.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Home sellers are retreating because buyers are retreating. Many prospective sellers are also in the market for their next home and may opt not to sell because buying that next home is too expensive.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cBreaking even is a win for home sellers in today\u2019s market. Some sellers who bought in the past five years are finding themselves underwater after accounting for closing costs and commissions,\u201d Williams said. \u201cBuyers see dollar signs if a home is outdated, so sellers should make sure their homes are well maintained and provide a pre-inspection. When sellers follow that advice, they have a better chance of getting their list price and selling their home quickly.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In many cases, sellers are offering concessions and\/or cutting their price to woo buyers. Buyers hold the negotiating power in most markets today because even though sellers have been retreating, there are still <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-november-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">far more<\/span><\/a><span style=\"font-weight: 400;\"> sellers than buyers.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The typical home that sold in December went for 1.8% less than its final list price, the biggest December discount since 2022.
