{"id":83592,"date":"2026-01-20T05:30:55","date_gmt":"2026-01-20T13:30:55","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=83592"},"modified":"2026-01-16T15:08:27","modified_gmt":"2026-01-16T23:08:27","slug":"buyers-vs-sellers-december-2025","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-december-2025\/","title":{"rendered":"Home Sellers Outnumber Buyers By a Record Margin, Upping Buyers\u2019 Bargaining Power"},"content":{"rendered":"<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>There were a record 47% more home sellers than buyers in December, giving the buyers who were in the market negotiating power.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>The Sun Belt was home to the strongest buyer\u2019s markets last month, while the Northeast and Midwest housed all five seller\u2019s markets.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Mortgage rates have ticked down in recent days, which may boost the number of buyers entering the market\u00a0 in January.<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">There were an estimated 47.1% more home sellers than buyers in the U.S. housing market in December (or 631,535 more, in numerical terms)\u2014the largest gap in records dating back to 2013. That\u2019s up 7.1 percentage points from a month earlier\u2014the largest monthly increase since September 2022\u2014and up 22.2 percentage points from a year earlier.<\/span><\/p>\n<div id=\"datawrapper-vis-gCZKy\" style=\"min-height: 427px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/gCZKy\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-gCZKy\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/gCZKy\/full.png\" alt=\"It's the Strongest Buyer's Market on Record (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nWe define a market where there are over 10% more sellers than buyers as a buyer\u2019s market and a market where there are over 10% fewer sellers than buyers as a seller\u2019s market. A market where the gap is plus or minus 10% is considered a balanced market. By this definition, it has been a buyer\u2019s market since May 2024.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When sellers outnumber buyers, buyers typically hold the negotiating power because they have a lot of options to choose from. That\u2019s why a market with a lot more sellers than buyers is considered a buyer\u2019s market. Of course, it\u2019s only a buyer\u2019s market for those who can afford to buy. High housing costs and economic uncertainty have caused many house hunters to retreat, creating an imbalance of buyers and sellers.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cSome home sellers are underwater because Dallas does not have enough housing demand to meet supply, which hit a record high this year,\u201d said local <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/connie-durnal\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Connie Durnal<\/span><\/a><span style=\"font-weight: 400;\">. \u201cI have one seller who overpaid for his home at the peak of the pandemic market and is now taking a 10% loss. He\u2019s being realistic about the fact that the market has shifted in buyers\u2019 favor, but a lot of sellers are in denial and won\u2019t budge on price. If you don\u2019t price your home reasonably, it will sit on the market.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Dallas had an estimated 86.8% more sellers than buyers in the market last month\u2014one of the biggest imbalances among the 50 most populous U.S. metropolitan areas. That may be partly because the area has seen so much housing <\/span><a href=\"https:\/\/fred.stlouisfed.org\/graph\/?g=1Qs2z\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">construction<\/span><\/a><span style=\"font-weight: 400;\"> in recent years. The median home sale price in Dallas fell 7.6% year over year in December\u2014the largest decline among the top 50 metros. Nationally, home prices rose 0.1%\u2014the slowest growth since June 2023.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We estimated the number of buyers using proprietary Redfin data on the typical time from a buyer\u2019s first tour to close of purchase, and MLS data on active listings and pending sales. That\u2019s the largest drop since March 2023 and the lowest level in records dating back to 2013.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sellers have also been retreating, but not as quickly. The number of sellers in the market fell 1.1% month over month to an estimated 1.97 million. That\u2019s the largest decline since June 2023 and the lowest level since February 2025.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">On a year-over-year basis, the number of buyers fell 11.8% and the number of sellers rose 3.9%.<\/span><\/p>\n<div id=\"datawrapper-vis-pGuoR\" style=\"min-height: 426px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/pGuoR\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-pGuoR\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/pGuoR\/full.png\" alt=\"Number of Homebuyers in Market Falls to Record Low (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nHomebuyers are backing off due to stubbornly high home prices and mortgage rates, <\/span><a href=\"https:\/\/www.newsweek.com\/amazon-mass-layoffs-to-hit-this-month-11336375\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">layoffs<\/span><\/a><span style=\"font-weight: 400;\">, and mounting economic and political <\/span><a href=\"https:\/\/www.nytimes.com\/2025\/12\/19\/business\/economy\/trump-trade-global-econ.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">uncertainty<\/span><\/a><span style=\"font-weight: 400;\">. <\/span><span style=\"font-weight: 400;\">Sellers, many of whom are buyers themselves, are backing off in response to lackluster demand for their homes. Some sellers are <\/span><a href=\"https:\/\/www.redfin.com\/news\/delistings-jump-sellers-pull-homes-off-market\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">delisting<\/span><\/a><span style=\"font-weight: 400;\"> after watching their homes <\/span><a href=\"https:\/\/www.redfin.com\/news\/homes-sell-at-slowest-pace-in-decade\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">sit<\/span><\/a><span style=\"font-weight: 400;\"> on the market for months with zero bites from buyers, while others are choosing not to list at all after seeing nearby homes sell for below the asking price.<\/span><\/p>\n<h3><b>The Sun Belt Is Home to the Strongest Buyer\u2019s Markets<\/b><b><br \/>\n<\/b><b><\/b><\/h3>\n<p><b><br \/>\n<\/b><span style=\"font-weight: 400;\">In <\/span><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Austin, TX<\/span><\/a><span style=\"font-weight: 400;\">, there were an estimated 128% more home sellers than buyers in December\u2014the largest imbalance among the top 50 metros. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/6173\/FL\/Fort-Lauderdale\"><span style=\"font-weight: 400;\">Fort Lauderdale, FL<\/span><\/a><span style=\"font-weight: 400;\"> (125%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/13415\/TN\/Nashville\"><span style=\"font-weight: 400;\">Nashville<\/span><\/a><span style=\"font-weight: 400;\"> (111%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\"><span style=\"font-weight: 400;\">Miami<\/span><\/a><span style=\"font-weight: 400;\"> (103%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\"><span style=\"font-weight: 400;\">San Antonio<\/span><\/a><span style=\"font-weight: 400;\"> (103%).<\/span><\/p>\n<div id=\"datawrapper-vis-YlNBs\" style=\"min-height: 499px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/YlNBs\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-YlNBs\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/YlNBs\/full.png\" alt=\"Austin, TX Is the Strongest Buyer's Market (Symbol map)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nThe Sun Belt skyrocketed in popularity during the pandemic, when scores of homebuyers moved in from more expensive parts of the country. To meet surging demand, homebuilders ramped up activity, which is one reason there are now a lot more homes for sale than people who want to buy them. The pool of buyers has also shrunk because soaring home prices in recent years have priced many people out of the market.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Texas and Florida <\/span><a href=\"https:\/\/public.tableau.com\/shared\/N5JFHG657?:display_count=y&amp;:origin=viz_share_link&amp;:embed=y\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">continue<\/span><\/a><span style=\"font-weight: 400;\"> to build<\/span> <span style=\"font-weight: 400;\">more homes than other states. Florida is also grappling with intensifying natural disasters, soaring insurance premiums and rising condo <\/span><a href=\"https:\/\/www.redfin.com\/news\/florida-condo-prices-rise-inland\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">HOA<\/span><\/a><span style=\"font-weight: 400;\"> fees, which has prompted some homeowners to leave.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Overall, 36 of the 50 most populous metros were buyer\u2019s markets in December, nine were balanced markets and five were seller\u2019s markets. The buyer\u2019s markets are concentrated in the Sun Belt, while the balanced markets and seller\u2019s markets skew more toward the Midwest and East Coast.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.redfin.com\/county\/1974\/NY\/Nassau-County\"><span style=\"font-weight: 400;\">Nassau County, NY<\/span><\/a> <span style=\"font-weight: 400;\">was the strongest seller\u2019s market in December, with an estimated 33.4% fewer sellers than buyers. The other four seller\u2019s markets were <\/span><a href=\"https:\/\/www.redfin.com\/county\/2406\/PA\/Montgomery-County\"><span style=\"font-weight: 400;\">Montgomery County, PA<\/span><\/a><span style=\"font-weight: 400;\"> (-32.3%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\"><span style=\"font-weight: 400;\">Newark, NJ<\/span><\/a><span style=\"font-weight: 400;\"> (-29.5%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/35759\/WI\/Milwaukee\"><span style=\"font-weight: 400;\">Milwaukee<\/span><\/a><span style=\"font-weight: 400;\"> (-26.1%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/13201\/NJ\/New-Brunswick\"><span style=\"font-weight: 400;\">New Brunswick, NJ<\/span><\/a> <span style=\"font-weight: 400;\">(-19.3%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">New construction can have a significant influence on whether negotiating power lies with buyers or sellers because it impacts the balance of supply and demand. <\/span><span style=\"font-weight: 400;\">The Northeast and the Midwest have historically <\/span><a href=\"https:\/\/www.census.gov\/construction\/bps\/current.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">issued<\/span><\/a><span style=\"font-weight: 400;\"> the fewest building permits, while the South and the West have issued the most.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Home prices rose an average of 4.9% year over year across the five seller\u2019s markets in December, compared with a 3% gain across balanced markets and a 0.6% increase across buyer\u2019s markets\u2014an indication that buyer\u2019s markets offer house hunters more leverage.<\/span><\/p>\n<h3><b>Metro-Level Summary: 50 Most Populous
