The RHPI measures how sale prices of homes have changed since their previous sale\u2014similar to the S&amp;P Cotality Case-Shiller Home Price Indices\u2014but is reported about a month earlier. December data covers the three months ending Dec. 31, 2025. Relatively high mortgage rates and widespread economic uncertainty\u2014stemming from <\/span><a href=\"https:\/\/www.reuters.com\/legal\/government\/supreme-court-set-issue-rulings-with-trump-tariffs-case-still-pending-2026-01-14\/\"><span style=\"font-weight: 400;\">tariffs<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.redfin.com\/news\/mortgage-rates-expected-to-stay-put-after-todays-mild-inflation-report\/\"><span style=\"font-weight: 400;\">inflation<\/span><\/a><span style=\"font-weight: 400;\">, and a <\/span><a href=\"https:\/\/www.redfin.com\/news\/mixed-jobs-report-unlikely-to-move-mortgage-rates\/\"><span style=\"font-weight: 400;\">challenging<\/span><\/a><span style=\"font-weight: 400;\"> job market\u2014have discouraged people from buying in recent months. But prices are still rising, not falling, because prospective home sellers have been <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-housing-supply-tightens-new-listings-decline\/\"><span style=\"font-weight: 400;\">pulling back<\/span><\/a><span style=\"font-weight: 400;\">, too.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Homebuying affordability is <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-predictions-2026\/\"><span style=\"font-weight: 400;\">expected to improve in 2026<\/span><\/a><span style=\"font-weight: 400;\">. Falling mortgage rates have already <\/span><a href=\"https:\/\/www.redfin.com\/news\/purchasing-power-improves-rates-drop-january-2026\/\"><span style=\"font-weight: 400;\">substantially<\/span><\/a><span style=\"font-weight: 400;\"> strengthened purchasing power for homebuyers, whose typical monthly payment fell to the <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-monthly-payments-big-decline\/\"><span style=\"font-weight: 400;\">lowest level in two years<\/span><\/a><span style=\"font-weight: 400;\"> in early January.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe trend toward stable home price growth took hold in 2025, and it\u2019s staying \u2018in\u2019 for 2026,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/chen-zhao\/\"><span style=\"font-weight: 400;\">Chen Zhao<\/span><\/a><span style=\"font-weight: 400;\">, Redfin\u2019s head of economics research. \u201cWhile they\u2019re still historically very high, the fact that home prices are reliably growing at a slow and steady pace should make the market a little more welcoming to buyers, who already <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-december-2025\/\"><span style=\"font-weight: 400;\">have the upper hand<\/span><\/a><span style=\"font-weight: 400;\"> in most parts of the country.\u201d<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Home prices are falling in 14 metros, up from 12 last month<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Home prices fell in 14 major U.S. metros month over month on a seasonally adjusted basis in December\u2014two more than in November but down from 32 in July. Essentially no metros saw declines in 2020 and 2021, but the trend reversed in mid-2022 as rates surged. The market steadied in 2023 and 2024 but fell again partway through 2025, when inventory rose sharply.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The biggest declines were in Houston (-0.9%), Pittsburgh (-0.6%) and Milwaukee (-0.6%).
