But the homes that do go under contract are taking a long time to do so.\u00a0<\/i><\/strong><\/p>\n<p><span style=\"font-weight: 400;\">New listings of U.S. homes for sale rose about 1% from a year earlier during the four weeks ending January 25, the first increase in more than two months.\u00a0<\/span><\/p>\n<p><b>There are a few key reasons new listings are starting to improve:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Homebuying demand is improving, too.<\/b><span style=\"font-weight: 400;\"> U.S. pending home sales fell 1.6% year over year, the smallest decline in nearly two months, and mortgage-purchase applications are sitting near their <\/span><a href=\"https:\/\/www.investing.com\/economic-calendar\/mba-purchase-index-1494\"><span style=\"font-weight: 400;\">highest level<\/span><\/a><span style=\"font-weight: 400;\"> in three years. Some house hunters are coming out of the woodwork because housing costs are declining\u2013the median monthly housing payment is down 6.6% from a year ago\u2013and sellers are taking notice of the uptick in demand.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Lower mortgage rates.<\/b><span style=\"font-weight: 400;\"> The weekly average mortgage rate is 6.09%, up slightly from last week but still near the <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">lowest level<\/span><\/a><span style=\"font-weight: 400;\"> in three years. In addition to attracting some house hunters, lower rates are <\/span><a href=\"https:\/\/www.redfin.com\/news\/rate-lock-q2-2025\/\"><span style=\"font-weight: 400;\">easing the mortgage rate lock-in effect<\/span><\/a><span style=\"font-weight: 400;\"> and motivating some homeowners to sell.\u00a0<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">While slightly more sellers and buyers are coming off the sidelines, homes are still taking a long time to sell. The typical home that sold in January took 63 days to go under contract\u2013a week longer than last year and the longest span in six years. House hunters are able to take their time because it\u2019s a buyer\u2019s market, with hundreds of thousands <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-december-2025\/\"><span style=\"font-weight: 400;\">more home sellers<\/span><\/a><span style=\"font-weight: 400;\"> than buyers.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cBuyers are more serious than they were a few months ago; they\u2019re looking at every listing and meticulously comparing the pros and cons of each one,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/connie-durnal\"><span style=\"font-weight: 400;\">Connie Durnal<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier agent in <a href=\"https:\/\/www.redfin.com\/city\/30794\/TX\/Dallas\">Dallas<\/a>. \u201cBuyers are able to take their time and be picky because there are a lot of listings; bidding wars are few and far between.
