Among all homebuyers (not just those who paid less than the list price), the average discount was $15,196, or 3.8%.<\/span><\/p>\n<div id=\"datawrapper-vis-DtT76\" style=\"min-height: 436px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/DtT76\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-DtT76\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/DtT76\/full.png\" alt=\"The Typical U.S. Homebuyer Gets a 3.8% Discount (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nNearly two-thirds (62.2%) of<\/span> <span style=\"font-weight: 400;\">all homebuyers in 2025 paid less than the list price\u2014the highest share since 2019. By comparison, 22.8% paid more than the list price\u2014the lowest share since 2019. Just under 1 in 6 (15.6%) paid the exact list price\u2014a share that has remained relatively steady over the years.<\/span><\/p>\n<div id=\"datawrapper-vis-A1yFl\" style=\"min-height: 427px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/A1yFl\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-A1yFl\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/A1yFl\/full.png\" alt=\"62% of All Homebuyers Scored Discounts Last Year (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nHomebuyers are more likely to get discounts than they were in recent years because it\u2019s the strongest buyer\u2019s market in recent history. There are a record <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-december-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">47%<\/span><\/a><span style=\"font-weight: 400;\"> more home sellers than buyers, giving the buyers who <\/span><i><span style=\"font-weight: 400;\">are<\/span><\/i><span style=\"font-weight: 400;\"> in the market options and negotiating power.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Buyers have retreated due to high mortgage rates and home prices, and some sellers haven\u2019t adjusted to the fact that demand is much <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-sales-fall-december-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">slower<\/span><\/a><span style=\"font-weight: 400;\"> than it was during the pandemic homebuying frenzy. They watched their neighbor\u2019s home sell for tens of thousands of dollars over the asking price back then, and are now pricing their homes based on that. This mindset is particularly prevalent among sellers who bought their home during the peak of the pandemic market; they paid top dollar and now want to sell for top dollar so they don\u2019t end up in the red. The challenge is that today\u2019s market isn\u2019t nearly as hot. Consequently, many sellers are having to cut their prices, and some are <\/span><a href=\"https:\/\/www.redfin.com\/news\/delistings-jump-sellers-pull-homes-off-market\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">delisting<\/span><\/a><span style=\"font-weight: 400;\"> in hopes of selling at a higher price down the road.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8220;Homebuyers in 2026 shouldn&#8217;t write off homes that are slightly above their budget because there&#8217;s a good chance they&#8217;ll get some sort of concession from the seller, be it a price cut, money toward closing costs or funds for repairs,&#8221; said Redin Senior Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/asad-khan\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Asad Khan<\/span><\/a><span style=\"font-weight: 400;\">. &#8220;This marks a reversal from the pandemic homebuying frenzy, when house hunters were advised to search for homes below their budget because fierce bidding wars were causing properties to sell far above the asking price.&#8221;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Discounts have become increasingly common partly because homes have become increasingly tough to price, with market dynamics shifting rapidly and varying widely from place to place, Khan said. That\u2019s partly because the share of buyers paying a premium, while falling, is still above pre-pandemic levels. After years of seeing homes sell above the list price, sellers are asking for prices that are at the edge of what buyers can afford\u2014causing most homes to sell below the list price again.<\/span><\/p>\n<h3><b>The Share of Buyers Getting Discounts of 10% or More Is At a 13-Year High<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nRoughly one-quarter (26.1%) of homebuyers who paid below the list price in 2025 got a discount of 10% or more\u2014the highest share since 2012. A similar share (27.8%) scored a discount of 5-10%\u2014the highest share since 2013. The lion&#8217;s share (46.1%) scored a discount of 0-5%, the lowest share since 2012.<\/span><\/p>\n<div id=\"datawrapper-vis-9RML9\" style=\"min-height: 447px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/9RML9\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-9RML9\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/9RML9\/full.png\" alt=\"1 in 4 Buyers Who Score Discounts Get at Least 10% Off (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\n\u201cSome sellers are recognizing the market has changed and others are not,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/connie-durnal\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Connie Durnal<\/span><\/a><span style=\"font-weight: 400;\">, a <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent in <\/span><a href=\"https:\/\/www.redfin.com\/city\/30794\/TX\/Dallas\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Dallas<\/span><\/a><span style=\"font-weight: 400;\">. \u201cI have one seller who overpaid for their home a few years ago and wants to list it at $950,000. The problem is recent comps call for a list price of $825,000. I have another seller who paid $400,000 for their home but was willing to list it at $385,000, which was a great strategy. Because the home was fairly priced, it got multiple offers and sold for $10,000 over<\/span> <span style=\"font-weight: 400;\">the asking price.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Many sellers have a certain price threshold they want to clear before they sell, according to<\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/ben-ambroch\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400;\">Ben Ambroch<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier real estate agent in<\/span><a href=\"https:\/\/www.redfin.com\/city\/35759\/WI\/Milwaukee\/real-estate\/agents\" target=\"_blank\" rel=\"noopener\"> <span style=\"font-weight: 400;\">Milwaukee<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cA lot of sellers scored 2-3% mortgage rates during the pandemic, and are only willing to sell and give up that rate if they can make enough money to cover the monthly payment on their next home,\u201d he said.<\/span><\/p>\n<h3><b>Condo Buyers Are Scoring the Biggest Discounts<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nThe typical condo buyer who paid below the list price in 2025 got an 8.1% discount, compared with a 7.9% discount for single-family-home buyers and a 6.5% discount for townhouse buyers.<\/span><\/p>\n<div id=\"datawrapper-vis-Kz7wn\" style=\"min-height: 454px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/Kz7wn\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-Kz7wn\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/Kz7wn\/full.png\" alt=\"Condo Buyers Are Getting the Biggest Discounts (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nLast year was the first year since 2014 when condos sold at a bigger discount than single-family homes. Condo demand has <\/span><a href=\"https:\/\/www.redfin.com\/news\/condo-prices-may-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">dropped<\/span><\/a><span style=\"font-weight: 400;\"> because <\/span><a href=\"https:\/\/www.redfin.com\/news\/hoa-fees-surge-florida-2024\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">HOA<\/span><\/a> <span style=\"font-weight: 400;\">fees and<\/span> <a href=\"https:\/\/www.redfin.com\/news\/home-insurance-survey-report-2024\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">insurance<\/span><\/a><span style=\"font-weight: 400;\"> costs have been soaring, and some homeowners\u2019 associations are doling out<\/span> <a href=\"https:\/\/www.cbsnews.com\/miami\/news\/coconut-grove-condo-owner-upset-over-assessment\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">hefty<\/span><\/a><span style=\"font-weight: 400;\"> special assessments.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Among all condo buyers (not just those who got discounts), the average discount was 4.8%, compared with 3.7% for single-family-home buyers and 3% for townhouse buyers.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Overall, 68.1% of condo buyers last year paid less than the list price, compared with 61.7% of single-family-home buyers and 60.4% of townhouse buyers.\u00a0<\/span><\/p>\n<h3><b>Homebuyers In West Palm Beach Are Scoring the Biggest Discounts<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nIn <\/span><a href=\"https:\/\/www.redfin.com\/city\/19373\/FL\/West-Palm-Beach\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">West Palm Beach, FL<\/span><\/a><span style=\"font-weight: 400;\">, the typical homebuyer who paid less than the list price in 2025 got a 10.9% discount\u2014the largest among the 50 most populous U.S. metropolitan areas. Next comes <\/span><a href=\"https:\/\/www.redfin.com\/city\/5665\/MI\/Detroit\"><span style=\"font-weight: 400;\">Detroit<\/span><\/a><span style=\"font-weight: 400;\"> (10.3%), followed by <\/span><a href=\"https:\/\/www.redfin.com\/city\/6173\/FL\/Fort-Lauderdale\"><span style=\"font-weight: 400;\">Fort Lauderdale, FL<\/span><\/a><span style=\"font-weight: 400;\"> (10.3%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/15702\/PA\/Pittsburgh\"><span style=\"font-weight: 400;\">Pittsburgh<\/span><\/a><span style=\"font-weight: 400;\"> (9.9%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\"><span style=\"font-weight: 400;\">Miami<\/span><\/a><span style=\"font-weight: 400;\"> (9.8%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Florida<\/span> <a href=\"https:\/\/public.tableau.com\/app\/profile\/us.census.bureau2\/viz\/shared\/N5JFHG657\"><span style=\"font-weight: 400;\">builds<\/span><\/a> <span style=\"font-weight: 400;\">more homes than any other state but Texas, meaning that buyers have a lot of negotiating power because they have a lot of homes to choose from. It\u2019s followed by <\/span><a href=\"https:\/\/www.redfin.com\/city\/12839\/DC\/Washington-DC\/filter\/status=active\"><span style=\"font-weight: 400;\">Washington, D.C.<\/span><\/a><span style=\"font-weight: 400;\"> (5.8%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/10943\/MN\/Minneapolis\/filter\/status=active\"><span style=\"font-weight: 400;\">Minneapolis<\/span><\/a><span style=\"font-weight: 400;\"> (5.8%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/10201\/NV\/Las-Vegas\/filter\/status=active\"><span style=\"font-weight: 400;\">Las Vegas<\/span><\/a><span style=\"font-weight: 400;\"> (5.8%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/20418\/VA\/Virginia-Beach\"><span style=\"font-weight: 400;\">Virginia Beach, VA<\/span><\/a><span style=\"font-weight: 400;\"> (5.9%).<\/span><\/p>\n<h3><b>There Are Only 4 Places Where the Typical Homebuyer Pays Over the Asking Price<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nThere are only four metros where the typical<\/span> <span style=\"font-weight: 400;\">homebuyer paid <\/span><i><span style=\"font-weight: 400;\">more<\/span><\/i><span style=\"font-weight: 400;\"> than the asking price last year. In <\/span><a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\/filter\/status=active\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">San Francisco<\/span><\/a><span style=\"font-weight: 400;\">, the typical homebuyer paid 3.8% above the asking price\u2014the biggest premium in the nation. The other three metros are <\/span><a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\/filter\/status=active\"><span style=\"font-weight: 400;\">Newark, NJ<\/span><\/a><span style=\"font-weight: 400;\"> (3.1%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/17420\/CA\/San-Jose\/filter\/status=active\"><span style=\"font-weight: 400;\">San Jose, CA<\/span><\/a><span style=\"font-weight: 400;\"> (2.3%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/13654\/CA\/Oakland\/filter\/status=active\"><span style=\"font-weight: 400;\">Oakland, CA<\/span><\/a><span style=\"font-weight: 400;\"> (1.3%).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Bay Area housing market has <\/span><a href=\"https:\/\/www.redfin.com\/news\/bay-area-san-francisco-home-sales\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">heated up<\/span><\/a><span style=\"font-weight: 400;\"> in recent months amid a boom in the AI sector and a return to the office. It\u2019s also worth noting that it\u2019s typical for Bay Area homes to sell for a premium because Bay Area sellers have been known to purposely underprice their homes to create bidding wars\u2014but this premium has been shrinking.<\/span><\/p>\n<h3><b>2025 Metro-Level Summary: 50 Most Populous Metro Areas<\/b><\/h3>\n\n<table id=\"tablepress-515\" class=\"tablepress
