That makes it harder to afford housing\u2013which itself has gotten much more expensive over the years. Single people also tend to be younger, which also makes it harder to afford housing.\u00a0<\/i><\/strong><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>We took a look at Washington, D.C. and San Francisco, finding that single condo owners in D.C. pay an annual \u201csingles tax\u201d of nearly $18,000, and single Bay Area condo owners pay over $40,000 more than their married counterparts.\u00a0<\/i><\/strong><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Single people are nearly twice as likely as married people to stay put because they can\u2019t afford the type of home they want to move to.\u00a0<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Nearly two-thirds (64%) of single people struggle to afford their regular rent or mortgage payments, compared with 39% of married people, according to a recent Redfin survey conducted by Ipsos. <\/span><\/p>\n<div id=\"datawrapper-vis-NmsLc\" style=\"min-height: 538px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/NmsLc\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-NmsLc\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/NmsLc\/full.png\" alt=\"Single People More Likely Than Married People to Struggle With Housing Payments (Grouped column chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<div id=\"datawrapper-vis-NmsLc\" style=\"min-height: 538px;\">\n<p><span style=\"font-weight: 400;\">These survey results in this report are from a Redfin survey conducted by Ipsos in November 2025, fielded to 4,000 U.S. residents. <\/span><span style=\"font-weight: 400;\">We consider survey respondents to struggle with housing payments if they selected \u201cI struggle greatly to afford them,\u201d \u201cI regularly struggle, but sometimes okay,\u201d or \u201cI sometimes struggle, but generally okay.\u201d <\/span><span style=\"font-weight: 400;\">Please see the end of this report for more on methodology.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Many Americans struggle to afford housing because costs have surged over the last few years. Mortgage payments have increased due to a combination of elevated sale prices and mortgage rates that\u2013while <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-2026-housing-market-mood\/\"><span style=\"font-weight: 400;\">down from recent peaks<\/span><\/a><span style=\"font-weight: 400;\">\u2013are still significantly higher than the pre-pandemic and pandemic eras. Renters face similar pressures, with asking rents climbing over the last few years (though rent growth has lost steam recently). Home-sale prices have risen nearly 50% since before the pandemic, while rental prices have risen about 20%. Wages have increased, but not as much as housing costs. Add in rising costs for just about all other day-to-day expenses, and millions of families are left with little cushion.\u00a0<\/span><\/p>\n<p><b>There are a few key reasons single people typically have a harder time making their housing payments than those who are married:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Household income is lower for single people.<\/b><span style=\"font-weight: 400;\"> Single people are stuck paying prices much better suited to a double income on a single-income budget; many married couples draw from two incomes, while many single people rely solely on their own income. Nearly half (48%) of single survey respondents report earning a household income of less than $50,000 per year, compared with just 9% of married people. On the flip side, married people are three times more likely than single people to earn household incomes between\u00a0 $100,000 and $500,000 (62% versus 21%).\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Single people face other financial disadvantages. <\/b><span style=\"font-weight: 400;\">Married couples also receive <\/span><a href=\"https:\/\/turbotax.intuit.com\/tax-tips\/marriage\/7-tax-advantages-of-getting-married\/L1XlLCh0m\"><span style=\"font-weight: 400;\">tax benefits<\/span><\/a><span style=\"font-weight: 400;\"> that single people don\u2019t get. And in many cases, married couples split the cost of other expenses like groceries, gas and childcare, so each individual has a smaller financial burden.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Single people tend to be younger than married people. <\/b><span style=\"font-weight: 400;\">That means they\u2019re earlier in their careers and haven\u2019t yet hit their earning peak, and they have had less time to build savings. Additionally, many Gen Zers and millennials are still paying off student debt. This <\/span><a href=\"https:\/\/www.redfin.com\/news\/homeownership-rate-by-generation-2025\/\"><span style=\"font-weight: 400;\">Redfin report<\/span><\/a><span style=\"font-weight: 400;\"> on homeownership by generation delves deeper into reasons why it is more difficult for young Americans than older Americans to buy homes.\u00a0<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Married couples make up a <\/span><a href=\"https:\/\/www.census.gov\/newsroom\/press-releases\/2024\/families-living-arrangements.html#:~:text=Census%20Bureau%20Releases%20New%20Estimates%20on%20Families%20and%20Living%20Arrangements,-May%2030%2C%202024&amp;text=MAY%2030%2C%202024%20%E2%80%94%20The%20U.S.,down%20from%2071%25%20in%201970.\"><span style=\"font-weight: 400;\">smaller share<\/span><\/a><span style=\"font-weight: 400;\"> of U.S. households than they used to, which Redfin economists say national and local governments should keep in mind when making policies to combat the housing affordability crisis. For instance, officials may consider zoning for ADUs and single-room housing, like dormitories. Policymakers may also consider cutting red tape and making it easier to build apartment complexes and condos full of studios and one-bedrooms.<\/span><\/p>\n<h3><b>A Look at the \u2018Singles Tax\u201d in D.C. and the Bay Area<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Using Washington, D.C. as an example, here\u2019s a breakdown of the extra cost of living alone. We\u2019re using D.C. because <\/span><a href=\"https:\/\/www.wric.com\/news\/u-s-world\/d-c-ranks-among-top-cities-with-most-single-people\/\"><span style=\"font-weight: 400;\">more than half<\/span><\/a><span style=\"font-weight: 400;\"> of its adult population is single, making it one of the U.S. cities with the biggest proportion of single people.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The typical condo in the D.C. metro area costs $379,000. A buyer\u2019s monthly payment would be $2,974, using current mortgage rates and assuming a $566 HOA fee, the local median. A single person living alone would cover the whole cost themselves, while a married or cohabitating couple may split the cost and pay $1,487 each. Annually, a single person would pay a double-digit \u201csingles tax\u201d of $17,844.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Say you\u2019re single and living alone in San Francisco, one of the most expensive housing markets in the U.S. The typical condo there costs $980,000, with a monthly payment of $6,950 (today\u2019s mortgage rates and a $724 HOA fee, the local median). A single person would pay that alone rather than paying half ($3,475), giving San Francisco a \u201csingles tax\u201d of $41,700.<\/span><\/p>\n<h3><b>Affordability Concerns Keep Single Americans Stuck in Place<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Single Americans are more likely than their married counterparts to cite lack of affordability as a reason they won\u2019t be moving anytime soon.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Single people are nearly twice as likely as married people to say they\u2019re not moving because they can\u2019t afford the type of home they want to move to (26% versus 15%), and more than two in five (41%) single people say they\u2019re not moving because moving is too expensive, compared with 27% The survey was fielded to 4,000 U.S. residents, 1,007of whom indicated they were single, and 2,005 of whom indicated they were married. The results for the total group of survey respondents have a credibility interval of<\/span><span style=\"font-weight: 400;\"> +\/-1.9 percentage points.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Section one of this report focuses on respondents who said they struggle to afford housing. We asked, \u201cTo what extent, if any, do you struggle to afford your regular rent or mortgage payment?\u201d <\/span><span style=\"font-weight: 400;\">We consider survey respondents to struggle with housing payments if they selected \u201cI struggle greatly to afford them,\u201d \u201cI regularly struggle, but sometimes okay,\u201d or \u201cI sometimes struggle, but generally okay.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We also report on the survey question, \u201cYou indicated that you are unlikely to move to a new home any time soon.
