The share of buyers using conventional loans and VA loans rose slightly.<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Just under 3 in 10 (29%) U.S. homebuyers paid in all cash in December, down from 30.3% a year earlier and the lowest December share since 2020.<\/span><\/p>\n<div id=\"datawrapper-vis-vJjhO\" style=\"min-height: 427px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/vJjhO\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-vJjhO\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/vJjhO\/full.png\" alt=\"29% of Homes Are Bought With Cash (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nThe data in this report is from a Redfin analysis of county records across 38 of the most populous U.S. metropolitan areas. December 2025 is the most recent month for which data is available. An all-cash purchase is one in which there is no mortgage loan information on the deed.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The share of homebuyers paying in cash peaked at nearly 35% in late 2023 because mortgage rates peaked in the <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">high-7%<\/span><\/a><span style=\"font-weight: 400;\"> range around that time. Buyers were inclined to pay in cash\u2014if they could afford it\u2014to avoid high monthly interest payments.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When mortgage rates came down from their peak, all-cash payments became less common, as lower rates meant <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-housing-payments-lowest-level-2-years\/\"><span style=\"font-weight: 400;\">lower<\/span><\/a><span style=\"font-weight: 400;\"> interest payments. The average 30-year-fixed mortgage rate currently sits at <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms?gad_source=1&amp;gad_campaignid=23396332682&amp;gbraid=0AAAAA-zPkSo8OTtzHd5a7S9eeqOUwZlLp&amp;gclid=Cj0KCQiA7rDMBhCjARIsAGDBuED3s0ssT3GtLXqiXWMcQxaLNzEcXyYA87Sm3aK6MFc1SyWGjfu1J3kaAp76EALw_wcB\"><span style=\"font-weight: 400;\">6.09%<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Another reason the share of buyers paying in cash has declined: It\u2019s the <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-december-2025\/\"><span style=\"font-weight: 400;\">strongest<\/span><\/a><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-august-2025\/\"><span style=\"font-weight: 400;\"> buyer\u2019s market<\/span><\/a><span style=\"font-weight: 400;\"> in recent history. Sellers outnumber buyers by a record 47%, giving the buyers who <\/span><i><span style=\"font-weight: 400;\">are<\/span><\/i><span style=\"font-weight: 400;\"> in the market negotiating power. Buyers aren\u2019t facing much competition, which means they don\u2019t have to pull out all of the stops (such as offering all cash and waiving contingencies) to woo sellers like they did during the pandemic homebuying frenzy.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While most buyers today don\u2019t need to pay in cash to win a home, paying in cash can still help buyers get better deal terms. Sellers in some areas\u2014especially <\/span><a href=\"https:\/\/www.redfin.com\/news\/austin-texas-slowest-housing-market\/\"><span style=\"font-weight: 400;\">Texas<\/span><\/a><span style=\"font-weight: 400;\"> and Florida\u2014are watching their homes sit on the market for months without showings. That makes cash deals all the more attractive because they typically close faster than deals in which the buyer takes out a loan.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe leverage buyers have when they pay in cash is unbelievable,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/amanda-peterson\"><span style=\"font-weight: 400;\">Amanda Peterson<\/span><\/a><span style=\"font-weight: 400;\">, a <\/span><a href=\"https:\/\/www.redfin.com\/premier\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent in <\/span><a href=\"https:\/\/www.redfin.com\/city\/30794\/TX\/Dallas\"><span style=\"font-weight: 400;\">Dallas<\/span><\/a><span style=\"font-weight: 400;\">. \u201cIt\u2019s not uncommon to see a buyer score a home for 10-20% below the appraised value if they offer cash.\u201d<\/span><\/p>\n<h3><b>Share of Buyers Using FHA Loans Falls to Four-Year Low<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nRoughly 1 in 7 (14.4%) homebuyers who took out mortgages used FHA loans in December, down from 15.1% a year earlier and the lowest December share since 2021. <\/span><\/p>\n<div id=\"datawrapper-vis-LmyvP\" style=\"min-height: 443px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/LmyvP\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-LmyvP\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/LmyvP\/full.png\" alt=\"Share of Homebuyers Using FHA Loans Declines Slightly (Line chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/guides\/first-time-home-buyer-fha-loans\"><span style=\"font-weight: 400;\">FHA loans<\/span><\/a> <span style=\"font-weight: 400;\">are insured by the U.S. government and meant for low-to-moderate-income borrowers. They\u2019re popular with first-time homebuyers because they have lower financial requirements than conventional loans; typically, they require a 3.5% down payment.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cA lot of homebuyers\u2014especially FHA buyers\u2014are getting <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-purchase-cancellations-december-2025\/\"><span style=\"font-weight: 400;\">cold feet<\/span><\/a><span style=\"font-weight: 400;\"> when they see the actual monthly payment and the amount of money they need to bring to the table at closing,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/john-tomlinson\"><span style=\"font-weight: 400;\">John Tomlinson<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier real estate agent in <\/span><a href=\"https:\/\/www.redfin.com\/city\/6173\/FL\/Fort-Lauderdale\"><span style=\"font-weight: 400;\">Fort Lauderdale, FL<\/span><\/a><span style=\"font-weight: 400;\">. \u201cThey may only have a 3.5% down payment, but <\/span><span style=\"font-weight: 400;\">with prepaid taxes and mortgage insurance, closing costs can be $20,000\u2013$30,000. Rising HOA fees are adding insult to injury.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">One might expect to see an uptick in the share of buyers using FHA loans given that housing costs are high and homebuyer competition is low. But FHA loans may actually be on the decline <\/span><i><span style=\"font-weight: 400;\">because<\/span><\/i><span style=\"font-weight: 400;\"> housing costs are high. Many low-to-moderate-income Americans\u2014the population that typically uses FHA loans\u2014have been priced out of the housing market. That may explain why we\u2019re seeing a rising share of buyers using conventional loans.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Over three-quarters (78.6%) of mortgaged homebuyers used conventional loans in December, up slightly from 78.2% a year earlier and the highest December share since 2021.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It&#8217;s worth noting that FHA mortgage rates have <\/span><a href=\"https:\/\/www.mortgagenewsdaily.com\/mortgage-rates\/mnd\"><span style=\"font-weight: 400;\">declined<\/span><\/a><span style=\"font-weight: 400;\"> this month and are lower than the typical 30-year-fixed rate, which may <\/span><a href=\"https:\/\/www.cnbc.com\/2026\/02\/11\/fha-mortgage-demand-rises-as-borrowers-face-affordability-challenges.html?__source=sharebar%7Clinkedin&amp;par=sharebar\"><span style=\"font-weight: 400;\">bring<\/span><\/a><span style=\"font-weight: 400;\"> more FHA buyers off the sidelines.<\/span><\/p>\n<p><a href=\"https:\/\/www.redfin.com\/definition\/va-loan\"><span style=\"font-weight: 400;\">VA loans<\/span><\/a><span style=\"font-weight: 400;\">, which are available to veterans, service members and their surviving spouses, were used in 7% of mortgaged home purchases in December, up very slightly from 6.8% a year earlier. VA loans require little to no down payment. Next came Jacksonville, FL (39.3%) and Miami (39.3%).<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">They were least prevalent in Seattle (17.3%), Oakland, CA (18.5%) and Sacramento, CA (19.6%).<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The share of buyers paying in cash increased most in Providence, RI, Atlanta and Denver.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The share of buyers paying in cash decreased most in Milwaukee, Phoenix and Cleveland.<\/span><\/li>\n<\/ul>\n<p><b>FHA loans<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">FHA loans were most prevalent in Riverside, CA, where 25.6% of mortgaged homebuyers used one.
