The RHPI measures how sale prices of homes have changed since their previous sale\u2014similar to the S&amp;P Cotality Case-Shiller Home Price Indices\u2014but is reported about a month earlier. January data covers the three months ending Jan. 31, 2025. Read the full RHPI methodology <\/span><a href=\"https:\/\/www.redfin.com\/news\/redfin-home-price-index\"><span style=\"font-weight: 400;\">here<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Price growth is muted because it\u2019s the <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-december-2025\/\"><span style=\"font-weight: 400;\">strongest<\/span><\/a><span style=\"font-weight: 400;\"> buyer\u2019s market in recent history\u2014for those who can afford to buy. Many Americans are holding off on purchasing homes because mortgage rates are still more than double the all-time low hit during the pandemic. As a result, there are a record 47% more sellers than buyers, meaning that the buyers who<\/span><i><span style=\"font-weight: 400;\"> are<\/span><\/i><span style=\"font-weight: 400;\"> in the market have <\/span><a href=\"https:\/\/www.redfin.com\/news\/homebuyer-discounts-below-list-price-2025\/\"><span style=\"font-weight: 400;\">negotiating power<\/span><\/a><span style=\"font-weight: 400;\"> when it comes to price. Prices are still rising slightly, but this growth pales in comparison to recent years; during the pandemic, prices rose as much as 21% year over year.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cMortgage rates have dipped in recent weeks, which has <\/span><a href=\"https:\/\/www.redfin.com\/news\/purchasing-power-improves-rates-drop-january-2026\/\"><span style=\"font-weight: 400;\">boosted<\/span><\/a><span style=\"font-weight: 400;\"> purchasing power for house hunters, but a lot of folks are still waiting to buy until rates drop further,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/chen-zhao\/\"><span style=\"font-weight: 400;\">Chen Zhao<\/span><\/a><span style=\"font-weight: 400;\">, Redfin\u2019s head of economics research. \u201cThe good news is that in the meantime, price growth is limited and buyers have room to negotiate concessions from sellers.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The average 30-year fixed mortgage rate currently sits at <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms?gad_source=1&amp;gad_campaignid=23396332682&amp;gbraid=0AAAAA-zPkSqwmFNQXUwS5-GFCn-cIdzSW&amp;gclid=CjwKCAiAkbbMBhB2EiwANbxtbcZXXFoLhTIrJT1MhS9R8owlpL87_qTijWv5vY-0O_Ct3b9I1seP1RoCccMQAvD_BwE\"><span style=\"font-weight: 400;\">6.09%<\/span><\/a><span style=\"font-weight: 400;\">, down from nearly 7% a year ago.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Home prices are falling in 14 major U.S. metro areas<\/span><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Home prices fell in 14 of the 50 most populous U.S. metropolitan areas month over month on a seasonally adjusted basis in January.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The biggest declines were in <\/span><a href=\"https:\/\/www.redfin.com\/city\/20734\/MI\/Warren\"><span style=\"font-weight: 400;\">Warren, MI<\/span><\/a><span style=\"font-weight: 400;\"> (-1.5%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\"><span style=\"font-weight: 400;\">San Antonio<\/span><\/a><span style=\"font-weight: 400;\"> (-1%), and <\/span><a href=\"https:\/\/www.redfin.com\/city\/10943\/MN\/Minneapolis\"><span style=\"font-weight: 400;\">Minneapolis<\/span><\/a><span style=\"font-weight: 400;\"> (-0.8%). The biggest increases were in <\/span><a href=\"https:\/\/www.redfin.com\/city\/15502\/PA\/Philadelphia\"><span style=\"font-weight: 400;\">Philadelphia<\/span><\/a><span style=\"font-weight: 400;\"> (2.6%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/15272\/RI\/Providence\"><span style=\"font-weight: 400;\">Providence, RI<\/span><\/a><span style=\"font-weight: 400;\"> (2.5%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/17151\/CA\/San-Francisco\"><span style=\"font-weight: 400;\">San Francisco<\/span><\/a><span style=\"font-weight: 400;\"> (2.1%).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">On a year-over-year basis, prices fell in 16 metros, with the biggest declines in <\/span><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\"><span style=\"font-weight: 400;\">Austin, TX<\/span><\/a><span style=\"font-weight: 400;\">, (-4.2%), San Antonio (-3.8%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/8907\/FL\/Jacksonville\"><span style=\"font-weight: 400;\">Jacksonville, FL<\/span><\/a><span style=\"font-weight: 400;\"> (-3%).
