{"id":84040,"date":"2026-02-19T05:30:37","date_gmt":"2026-02-19T13:30:37","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=84040"},"modified":"2026-02-23T10:33:32","modified_gmt":"2026-02-23T18:33:32","slug":"home-prices-rise-january-2026","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/home-prices-rise-january-2026\/","title":{"rendered":"Home Prices Start Year Up Just 1% as Buyer\u2019s Market Keeps Growth in Check"},"content":{"rendered":"<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Pending home sales fell to the lowest level since 2023 and existing-home sales dropped the most since 2022 as elevated housing costs curbed homebuyer demand.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Sellers also retreated, but still far outnumbered buyers, meaning the buyers who were in the market could negotiate on price.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>The typical home that went under contract did so in 66 days\u2014the slowest January pace in a decade.<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The median U.S. home sale price rose 1.1% year over year in January to $422,921 as the <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-december-2025\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">strongest<\/span><\/a><span style=\"font-weight: 400;\"> buyer\u2019s market in recent history kept a lid on price growth.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Year-over-year price growth has hovered below 2% for the past 10 months\u2014a far cry from the double-digit gains of the pandemic homebuying frenzy.<\/span><\/p>\n<div id=\"datawrapper-vis-hAWdv\" style=\"min-height: 426px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/hAWdv\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-hAWdv\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/hAWdv\/full.png\" alt=\"U.S. Home Prices Rose 1% in January (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\n\u201cHome prices grew so fast for so long that a lot of buyers got shut out of the market, which is now causing price growth to cool,\u201d said Redfin Senior Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/asad-khan\/\"><span style=\"font-weight: 400;\">Asad Khan<\/span><\/a><span style=\"font-weight: 400;\">. \u201cWith far more homes for sale than people who want to buy them, the buyers who <\/span><i><span style=\"font-weight: 400;\">are<\/span><\/i><span style=\"font-weight: 400;\"> in the market have the power to negotiate on price, which is keeping price growth in check.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When sellers outnumber buyers, buyers typically hold the negotiating power because they have a lot of options to choose from. That\u2019s why a market with a lot more sellers than buyers is considered a buyer\u2019s market. Of course, it\u2019s only a buyer\u2019s market for those who can afford to buy.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The typical home that sold in January went for 2.1% less than its final list price\u2014the biggest January discount since 2023. And just 20.8% of homes sold for <\/span><i><span style=\"font-weight: 400;\">more<\/span><\/i><span style=\"font-weight: 400;\"> than their final list price\u2014the lowest January share since 2020.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Redfin economists <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-predictions-2026\/\"><span style=\"font-weight: 400;\">predicted<\/span><\/a><span style=\"font-weight: 400;\"> in December that housing affordability will improve in 2026 as income growth outpaces home-price growth. Wages climbed <\/span><a href=\"https:\/\/fred.stlouisfed.org\/graph\/?g=1S1DZ\"><span style=\"font-weight: 400;\">3.7%<\/span><\/a><span style=\"font-weight: 400;\"> year over year in January\u2014more than triple the gain in prices. A <\/span><a href=\"https:\/\/www.redfin.com\/news\/weekly-economic-update-fed-investigation-inflation\/\"><span style=\"font-weight: 400;\">drop<\/span><\/a><span style=\"font-weight: 400;\"> in mortgage rates has also boosted purchasing power. The average 30-year fixed mortgage rate fell to <\/span><a href=\"https:\/\/fred.stlouisfed.org\/graph\/?g=1RXAQ\"><span style=\"font-weight: 400;\">6.1%<\/span><\/a><span style=\"font-weight: 400;\"> in January\u2014the lowest level since 2022. <\/span><\/p>\n<div id=\"datawrapper-vis-z3WSX\" style=\"min-height: 439px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/z3WSX\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-z3WSX\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/z3WSX\/full.png\" alt=\"Mortgage Rates Drop to Lowest Since 2022 (Line chart)\" \/><\/noscript><\/div>\n<h3><b><br \/>\nHome Sales Sink as Many Buyers Remain Priced Out of the Market<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nWhile home-price growth has slowed and mortgage rates have dipped, housing affordability hasn\u2019t improved enough to bring a critical mass of homebuyers off the sidelines. The median home sale price was at the highest January level on record last month, and mortgage rates were still more than double the record low hit during the pandemic. Redfin agents say many house hunters are waiting for rates to fall further before jumping in.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Pending home sales fell 0.9% month over month in January to the lowest seasonally adjusted level since November 2023. Existing-home sales declined 3.6% month over month\u2014the largest drop since November 2022\u2014to a seasonally adjusted annual rate of 4.2 million. Overall home sales fell 2.3% month over month\u2014the biggest seasonally adjusted decline since December 2022.<\/span><\/p>\n<div id=\"datawrapper-vis-R13rE\" style=\"min-height: 473px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/R13rE\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-R13rE\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/R13rE\/full.png\" alt=\"Existing-Home Sales Fall Most Since 2022 (Column Chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nAffordability challenges, along with economic uncertainty, have made homebuyers skittish. Winter storms also <\/span><a href=\"https:\/\/www.nytimes.com\/2026\/01\/25\/us\/snow-totals.html\"><span style=\"font-weight: 400;\">swept<\/span><\/a><span style=\"font-weight: 400;\"> much of the U.S. in January, which may have dampened sales. Some buyers got cold feet at the eleventh hour; nearly 40,000 home purchases were canceled in January, equal to 13.7% of homes that went under contract that month. That\u2019s the highest January share in records dating back to 2017.<\/span><\/p>\n<h3><b>Sellers Have Retreated in Response to Sluggish Homebuyer Demand<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nActive listings of homes for sale fell 1.3% month over month\u2014the largest decline since June 2023\u2014to the lowest seasonally adjusted level in nearly a year.<\/span><\/p>\n<p><iframe id=\"datawrapper-chart-p2CYf\" style=\"border: none;\" title=\"For-Sale Housing Supply Drops Most Since 2023\" src=\"https:\/\/datawrapper.dwcdn.net\/p2CYf\/1\/\" width=\"600\" height=\"427\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Line chart\" data-external=\"1\"><\/iframe><\/p>\n<p><span style=\"font-weight: 400;\"><br \/>\nNew listings did tick up, rising 1.4% month over month on a seasonally adjusted basis, but fell from a year earlier.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In general, home sellers have been retreating because buyers have been retreating. Many prospective sellers are also in the market for their next home and may opt not to sell because buying that next home is too expensive.<\/span><\/p>\n<h3><b>Homes Are Selling at the Slowest Pace in a Decade<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nWhile home sellers have been backing off, they still <\/span><span style=\"font-weight: 400;\">far<\/span><span style=\"font-weight: 400;\"> outnumber buyers, which means homes are taking a long time to sell.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The typical home that went under contract in January spent 66 days on the market.
