The South and West are home to the strongest buyer\u2019s markets.<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">There were an estimated 44% more home sellers than buyers in the U.S. housing market in January (or 600,314 more, in numerical terms). That\u2019s up from 30% more a year earlier and represents the second largest gap in records dating back to 2013. The largest gap was in December 2025, when sellers outnumbered buyers by 45%. <\/span><\/p>\n<div id=\"datawrapper-vis-D6a2Q\" style=\"min-height: 426px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/D6a2Q\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-D6a2Q\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/D6a2Q\/full.png\" alt=\"There Are 44% More Home Sellers Than Buyers (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nWe define a market where there are over 10% more sellers than buyers as a buyer\u2019s market and a market where there are over 10% fewer sellers than buyers as a seller\u2019s market. A market where the gap is plus or minus 10% is considered a balanced market. By this definition, it has been a buyer\u2019s market since May 2024.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When sellers outnumber buyers, buyers typically hold the negotiating power because they have a lot of options to choose from. That\u2019s why a market with a lot more sellers than buyers is considered a buyer\u2019s market. Of course, it\u2019s only a buyer\u2019s market for those who can afford to buy. High housing costs and economic uncertainty have caused many house hunters to retreat, creating an imbalance of buyers and sellers.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We estimated the number of buyers using proprietary Redfin data on the typical time from a buyer\u2019s first tour to close of purchase, and MLS data on active listings and pending sales. The estimated number of sellers in the market is simply the number of active listings in the MLS. These estimates, along with median-sale price data in this report, are seasonally adjusted and subject to revision. See a more detailed methodology<\/span><a href=\"https:\/\/www.redfin.com\/news\/buyer-vs-seller-methodology\"> <span style=\"font-weight: 400;\">here<\/span><\/a> <span style=\"font-weight: 400;\">and view an interactive dashboard <\/span><a href=\"https:\/\/www.redfin.com\/news\/data-center\/buyers-vs-sellers-dynamics\/\"><span style=\"font-weight: 400;\">here<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h3><b>Number of Homebuyers Drops to Lowest Level on Record<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nThe number of homebuyers in the market fell 1% month over month and 8% year over year in January to an estimated 1.36 million\u2014the lowest level on record. <\/span><\/p>\n<div id=\"datawrapper-vis-reVF4\" style=\"min-height: 426px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/reVF4\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-reVF4\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/reVF4\/full.png\" alt=\"Number of Homebuyers in Market Falls to Record Low (Line chart)\" \/><\/noscript><\/div>\n<p><span style=\"font-weight: 400;\"><br \/>\nThe number of sellers in the market fell 1% month over month to an estimated 1.96 million. That\u2019s the largest decline since June 2023 and the lowest level since February 2025. On a year-over-year basis, the number of sellers rose 2%.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Homebuyers are backing off due to stubbornly high home prices and mortgage rates, <\/span><a href=\"https:\/\/www.newsweek.com\/amazon-mass-layoffs-to-hit-this-month-11336375\"><span style=\"font-weight: 400;\">layoffs<\/span><\/a><span style=\"font-weight: 400;\">, and mounting economic and political <\/span><a href=\"https:\/\/www.nytimes.com\/2025\/12\/19\/business\/economy\/trump-trade-global-econ.html\"><span style=\"font-weight: 400;\">uncertainty<\/span><\/a><span style=\"font-weight: 400;\">. <\/span><span style=\"font-weight: 400;\">Winter storms also <\/span><a href=\"https:\/\/www.nytimes.com\/2026\/01\/25\/us\/snow-totals.html\"><span style=\"font-weight: 400;\">swept<\/span><\/a><span style=\"font-weight: 400;\"> much of the U.S. in January, which may have dampened sales.<\/span> <span style=\"font-weight: 400;\">Sellers, many of whom are buyers themselves, are backing off in response to lackluster demand for their homes. Some sellers are <\/span><a href=\"https:\/\/www.redfin.com\/news\/delistings-jump-sellers-pull-homes-off-market\/\"><span style=\"font-weight: 400;\">delisting<\/span><\/a><span style=\"font-weight: 400;\"> after watching their homes <\/span><a href=\"https:\/\/www.redfin.com\/news\/austin-texas-slowest-housing-market\/\"><span style=\"font-weight: 400;\">sit<\/span><\/a><span style=\"font-weight: 400;\"> on the market for months with zero bites from buyers, while others are choosing not to list at all after seeing nearby homes sell for <\/span><a href=\"https:\/\/www.redfin.com\/news\/homebuyer-discounts-below-list-price-2025\/\"><span style=\"font-weight: 400;\">below<\/span><\/a><span style=\"font-weight: 400;\"> the asking price.<\/span><\/p>\n<h3><b>There Are Only Five Seller\u2019s Markets<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">The strongest seller\u2019s market in January was <a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\">Newark, NJ<\/a>, which had an estimated 31% fewer sellers than buyers. The other four seller\u2019s markets were <\/span><a href=\"https:\/\/www.redfin.com\/county\/1974\/NY\/Nassau-County\"><span style=\"font-weight: 400;\">Nassau County, NY<\/span><\/a><span style=\"font-weight: 400;\"> (-29%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/35759\/WI\/Milwaukee\"><span style=\"font-weight: 400;\">Milwaukee<\/span><\/a><span style=\"font-weight: 400;\"> (-26%), <\/span><a href=\"https:\/\/www.redfin.com\/county\/2406\/PA\/Montgomery-County\"><span style=\"font-weight: 400;\">Montgomery County, PA<\/span><\/a><span style=\"font-weight: 400;\"> (-26%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/13201\/NJ\/New-Brunswick\"><span style=\"font-weight: 400;\">New Brunswick, NJ<\/span><\/a> <span style=\"font-weight: 400;\">(-17%). Redfin analyzed the 50 most populous U.S. metropolitan areas.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201c<\/span><span style=\"font-weight: 400;\">Two things are fueling Milwaukee\u2019s seller\u2019s market: a drop in mortgage rates and a lack of inventory,\u201d said local <\/span><a href=\"https:\/\/www.redfin.com\/premier\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/wj-eulberg\"><span style=\"font-weight: 400;\">W.J. Eulberg<\/span><\/a><span style=\"font-weight: 400;\">. \u201cMortgage rates are lower than they were six months ago and a year ago, which has brought buyers back into the fold. And while listings are creeping back up, we still have less than three months of supply. That means buyers don\u2019t have a lot of homes to choose from, which is driving up prices and competition.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The median home sale price in Milwaukee rose 11% year over year in January\u2014the largest increase among the top 50 metros.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">On average, home prices rose 5% year over year across the five seller\u2019s markets in January, compared with a 3% gain across the six balanced markets and a 1% increase across the 39 buyer\u2019s markets\u2014an indication that buyer\u2019s markets offer house hunters more leverage. Many of the nation\u2019s buyer\u2019s markets are in the Sun Belt or on the West Coast, while the balanced markets and seller\u2019s markets skew more toward the Midwest and East Coast.\u00a0<\/span><\/p>\n<div id=\"datawrapper-vis-hAQ6s\" style=\"min-height: 427px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/hAQ6s\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-hAQ6s\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/hAQ6s\/full.png\" alt=\"The South Is the Strongest Buyer's Market (Line chart)\" \/><\/noscript><\/div>\n<h3><b><br \/>\nThe Strongest Buyer\u2019s Markets Are In the South<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nThe strongest buyer\u2019s market in January was <a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\">Miami<\/a>, which had an estimated 159% more home sellers than buyers. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/6173\/FL\/Fort-Lauderdale\"><span style=\"font-weight: 400;\">Fort Lauderdale, FL<\/span><\/a><span style=\"font-weight: 400;\"> (128%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\"><span style=\"font-weight: 400;\">Austin, TX<\/span><\/a><span style=\"font-weight: 400;\"> (124%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/13415\/TN\/Nashville\"><span style=\"font-weight: 400;\">Nashville<\/span><\/a><span style=\"font-weight: 400;\"> (120%), and <\/span><a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\"><span style=\"font-weight: 400;\">San Antonio<\/span><\/a><span style=\"font-weight: 400;\"> (114%).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Sun Belt skyrocketed in popularity during the pandemic, when scores of homebuyers moved in from more expensive parts of the country. To meet surging demand, homebuilders ramped up activity, which is one reason there are now a lot more homes for sale than people who want to buy them. The pool of buyers has also shrunk because soaring housing costs in recent years have priced many people out of the market.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">New construction can have a significant influence on whether negotiating power lies with buyers or sellers because it impacts the balance of supply and demand. <\/span><span style=\"font-weight: 400;\">The Northeast and the Midwest have historically <\/span><a href=\"https:\/\/www.census.gov\/construction\/bps\/current.html\"><span style=\"font-weight: 400;\">issued<\/span><\/a><span style=\"font-weight: 400;\"> the fewest building permits, while the South and the West have issued the most.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Florida and Texas <\/span><a href=\"https:\/\/public.tableau.com\/shared\/N5JFHG657?:display_count=y&amp;:origin=viz_share_link&amp;:embed=y\"><span style=\"font-weight: 400;\">continue<\/span><\/a><span style=\"font-weight: 400;\"> to build<\/span> <span style=\"font-weight: 400;\">more homes than other states. Florida is also grappling with intensifying natural disasters, soaring insurance premiums and rising condo <\/span><a href=\"https:\/\/www.redfin.com\/news\/florida-condo-prices-rise-inland\/\"><span style=\"font-weight: 400;\">HOA<\/span><\/a><span style=\"font-weight: 400;\"> fees, which has prompted some homeowners to leave. Miami, specifically, frequently shows up as a buyer\u2019s market because it has a lot of housing supply, which could be in part due to the high number of
