Orlando posted the biggest decline, down 16%.<\/i><\/strong><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>U.S. investors bought more single-family homes, and waded deeper into the luxury market.<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">U.S. investor home purchases ticked up 2% from a year earlier in the fourth quarter, coming in at just under 50,000. That\u2019s the eighth straight quarter of minimal changes in investor activity.<\/span><\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone wp-image-84230 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/growth.png\" alt=\"\" width=\"874\" height=\"472\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/growth.png 874w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/growth-300x162.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/growth-768x415.png 768w\" sizes=\"(max-width: 874px) 100vw, 874px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">This is based on a Redfin analysis of county-level home purchase records across 38 of the most populous U.S. metropolitan areas going back through 2000. We define an investor as any institution or business that purchases residential real estate, meaning this report covers both institutional and mom-and-pop investors. Please see the end of this report for a more detailed methodology.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Investor activity varies widely from metro to metro. Investor home purchases are up by double digits in West Coast cities including Seattle, Portland, OR and San Francisco, and down by double digits in some Florida cities.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Nationwide, investor activity has flattened after wild swings during the pandemic because it doesn\u2019t make financial sense for flippers or landlords to buy property in much of the country. High home prices and mortgage rates are pricing many individual buyers out of the market, <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-pending-sales-fall-slow-winter\/\"><span style=\"font-weight: 400;\">slowing sales<\/span><\/a><span style=\"font-weight: 400;\">, and they\u2019re also pricing investors out of the market.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Economic uncertainty is also an obstacle for both individuals and investors thinking about making a big purchase. Many investors looking to flip a home and sell it for a profit are jittery about the <\/span><a href=\"https:\/\/www.constructiondive.com\/news\/construction-materials-costs-increase-gordian\/810419\/\"><span style=\"font-weight: 400;\">rising cost<\/span><\/a><span style=\"font-weight: 400;\"> of building materials and <\/span><a href=\"https:\/\/www.nahb.org\/blog\/2025\/10\/hbi-labor-market-report\"><span style=\"font-weight: 400;\">labor shortages<\/span><\/a><span style=\"font-weight: 400;\"> in the construction industry. Landlords are nervous about rental price growth slowing, potentially limiting profits.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Nearly one in 10 (9.2%) homes sold by investors in December sold at a loss, up from 7.1% a year earlier. The rising chance that homes owned by investors won\u2019t sell for a profit is one factor giving them pause. Still, most investors selling their homes <\/span><i><span style=\"font-weight: 400;\">are <\/span><\/i><span style=\"font-weight: 400;\">earning money: The median capital gain on homes sold by investors is $185,918, near an all-time high. Note that the median capital gain is near its record high largely because home prices are near <\/span><i><span style=\"font-weight: 400;\">their <\/span><\/i><span style=\"font-weight: 400;\">record high.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The bright spot of sluggish investor activity: It can be good news for individual homebuyers.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cSome investors are keeping their pocketbooks closed, which eliminates competition for everyday first-time buyers,\u201d said <a href=\"https:\/\/www.redfin.com\/news\/author\/chen-zhao\/\">Chen Zhao<\/a>, Redfin&#8217;s head of economics research. \u201cThe pandemic-era investor frenzy that crowded out so many first-time homebuyers has largely fizzled. There are still obstacles for buyers, like high costs, but investors are no longer one of them\u2013at least in many parts of the country.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">President Trump has <\/span><a href=\"https:\/\/www.reuters.com\/world\/us\/white-house-proposes-banning-some-investors-buying-more-homes-wsj-reports-2026-02-20\/\"><span style=\"font-weight: 400;\">proposed banning<\/span><\/a><span style=\"font-weight: 400;\">\u00a0 institutional investors who already own more than 100 single-family homes from buying additional homes in a bid to further improve supply for individual buyers. Such a ban is <\/span><a href=\"https:\/\/www.redfin.com\/news\/trump-davos-housing-reforms\/\"><span style=\"font-weight: 400;\">unlikely to be effective<\/span><\/a><span style=\"font-weight: 400;\">, according to Redfin economists, mainly because large investors own a small share of the nation\u2019s single-family homes.\u00a0<\/span><\/p>\n<h3><b>Investor Purchases Are Rising Most in Seattle, Falling Most in Orlando<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><b>Investors are buying more homes on the West Coast<\/b><span style=\"font-weight: 400;\">. In Seattle, investor home purchases rose 37% year over year in the fourth quarter, the biggest uptick of any major U.S. metro area. Next come Portland, OR (27%), Milwaukee (24%), San Francisco (24%) and Providence, RI (20%).<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-84231 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/seattle.png\" alt=\"\" width=\"873\" height=\"469\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/seattle.png 873w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/seattle-300x161.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/seattle-768x413.png 768w\" sizes=\"(max-width: 873px) 100vw, 873px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Investor activity is picking up in expensive West Coast cities like Seattle and San Francisco partly because sale prices are <\/span><a href=\"https:\/\/www.redfin.com\/news\/homebuying-affordability-improving-2026\/\"><span style=\"font-weight: 400;\">too high for the typical resident<\/span><\/a><span style=\"font-weight: 400;\">, increasing rental demand and motivating landlords to buy property. In San Francisco specifically, some investors are <\/span><a href=\"https:\/\/www.redfin.com\/news\/bay-area-san-francisco-home-sales\/\"><span style=\"font-weight: 400;\">betting on the AI boom<\/span><\/a><span style=\"font-weight: 400;\"> and return-to-office policies upping demand from buyers and renters.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Institutional investors also often pay cash,\u00a0 giving them an advantage over individual buyers. Smaller mom-and-pop investors who can afford to buy investment properties are using it as a wealth-building strategy.\u00a0<\/span><\/p>\n<p><b>Investors are buying fewer homes in Florida.<\/b><span style=\"font-weight: 400;\"> Investor purchases fell 16% year over year in Orlando, FL, the biggest decline of any metro. It\u2019s followed by Fort Lauderdale, FL (-15%), Las Vegas (-12%), Nashville, TN (-9%) and Jacksonville, FL (-7%).\u00a0<\/span><\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-84232 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/orlando.png\" alt=\"\" width=\"871\" height=\"468\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/orlando.png 871w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/orlando-300x161.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/orlando-768x413.png 768w\" sizes=\"(max-width: 871px) 100vw, 871px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">There are several reasons investors have been pulling back from Florida. One, insurance costs and HOA fees have skyrocketed as climate disasters rise, making it harder to turn a profit. Two, rents are down from their peaks in much of Florida, another hit to potential profits. Three, home prices are cooling and inventory is rising in Florida, making it tougher to flip a home and earn money.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Note that in West Palm Beach, FL, where <\/span><a href=\"https:\/\/www.redfin.com\/news\/west-palm-beach-luxury-homes-january-2026\/\"><span style=\"font-weight: 400;\">luxury home sales are booming<\/span><\/a><span style=\"font-weight: 400;\">, investor purchases are <\/span><i><span style=\"font-weight: 400;\">up <\/span><\/i><span style=\"font-weight: 400;\">17% year over year.\u00a0<\/span><\/p>\n<h3><b>Investors Bought Nearly 1 in 5 Homes That Sold in the Fourth Quarter<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Nationwide, investors purchased 18% of homes that sold in the fourth quarter, unchanged from a year earlier. The flat market share signals sluggish activity from both investors and <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-prices-rise-january-2026\/\"><span style=\"font-weight: 400;\">individual homebuyers<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-84233 size-full\" src=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/marketshare2.png\" alt=\"\" width=\"872\" height=\"475\" srcset=\"https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/marketshare2.png 872w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/marketshare2-300x163.png 300w, https:\/\/www.redfin.com\/news\/wp-content\/uploads\/2026\/03\/marketshare2-768x418.png 768w\" sizes=\"(max-width: 872px) 100vw, 872px\" \/><\/p>\n<h3><b>Investors Are Purchasing More High-End Homes<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Investor purchases of high-end homes increased 5% year over year in the fourth quarter, likely because investors see opportunity in today\u2019s luxury market, which is <\/span><a href=\"https:\/\/www.redfin.com\/news\/luxury-homes-market-q4-2025\/\"><span style=\"font-weight: 400;\">more competitive<\/span><\/a><span style=\"font-weight: 400;\"> than the non luxury market. Purchases of multi-family properties increased 2%, while purchases of condos inched up 1%. Investors bought 8% <\/span><i><span style=\"font-weight: 400;\">fewer <\/span><\/i><span style=\"font-weight: 400;\">townhouses than a year earlier. <\/span><\/p>\n<p><img loading=\"lazy\" We also define an investor as any buyer whose ownership code on a purchasing deed includes at least one of the following keywords: association, corporate trustee, company, joint venture, corporate trust. This data may include purchases made through family trusts for personal use.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We analyzed home sales in the 50 most populous metro areas, but only included 38 metros in this report due to non-disclosure of sale prices in some counties.
