That\u2019s the slowest February pace since 2016 and is up from 58 days a year earlier.<\/span><\/p>\n<div id=\"datawrapper-vis-le6Vz\" style=\"min-height: 426px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/le6Vz\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-le6Vz\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/le6Vz\/full.png\" alt=\"The Typical Home Spends 66 Days on the Market (Line chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">\u201cHouse hunters have been waiting for mortgage rates to drop, and they finally fell below 6% a couple of weeks ago, which was great. <\/span><span style=\"font-weight: 400;\">One of our agents had a client lock in a 5.6% rate,&#8221; said Redfin Senior Economist <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/asad-khan\/\"><span style=\"font-weight: 400;\">Asad Khan<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><span style=\"font-weight: 400;\">\u201cBut then rates <\/span><a href=\"https:\/\/www.redfin.com\/news\/mortgage-rates-jump-march-13\/\"><span style=\"font-weight: 400;\">bounced back<\/span><\/a><span style=\"font-weight: 400;\">. The war in Iran, <\/span><a href=\"https:\/\/www.cnn.com\/2026\/03\/15\/business\/oil-prices-stocks-futures-iran\"><span style=\"font-weight: 400;\">skyrocketing<\/span><\/a><span style=\"font-weight: 400;\"> gas prices and other economic jitters are making homebuyers nervous.\u201d\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Economic uncertainty isn\u2019t the only factor causing homebuyers to slow their roll. It\u2019s a <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-january-2025\/\"><span style=\"font-weight: 400;\">buyer\u2019s market<\/span><\/a><span style=\"font-weight: 400;\">, with sellers outnumbering buyers by more than 40%. That means the buyers who <\/span><i><span style=\"font-weight: 400;\">are<\/span><\/i><span style=\"font-weight: 400;\"> in the market have negotiating power and can afford to take their time.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The typical homebuyer in February paid 1.8% less than the final list price, the largest discount for this time of year since 2023. The median home sale price was $429,259, up 0.9% from a year earlier.
