Florida and New York dominated February\u2019s ultra-luxury housing market, with oceanfront estates and Central Park condos going for more than $50 million.<\/i><\/strong><\/p>\n

A never-before-listed <\/span>oceanfront estate<\/span><\/a> in Manalapan, FL\u2014an ultra-exclusive town on a small barrier island near Palm Beach\u2014was the most expensive U.S. home sale of February 2026, pulling in over $68 million. Just up the road on Ocean Boulevard, another <\/span>palatial<\/span><\/a> Manalapan property landed on last month\u2019s priciest purchases list with its sale price of $31.5 million. As of the 2020 census, Manalapan\u2019s population was only 419. Many of these residents\u2014like billionaire Oracle co-founder Larry Ellison and Fox News\u2019s Sean Hannity\u2014are rich or famous.<\/span><\/p>\n

New York\u2019s Central Park also proved a hot luxury location in February; four of the most expensive homes directly border\u2014or are within a few blocks of\u2014the iconic greenspace. A five-story, <\/span>recently refurbished townhome<\/span><\/a> pulled in top-dollar among them, going to an <\/span>anonymous buyer<\/span><\/a> for $55 million.<\/span><\/p>\n

All told, five of October\u2019s most expensive sales were in New York and three were in Florida. <\/span>Only two properties west of the Mississippi made the list:a $46 million <\/span>mountain retreat<\/span><\/a> in Incline Village, NV and a $40 million Los Angeles <\/span>mansion<\/span><\/a>.<\/span><\/p>\n

The four most expensive homes brought in $50 million or more, while all 10 sold for north of $30 million.\u00a0<\/span><\/p>\n

  5. 36 E. 63rd St., New York City, NY 10065<\/span><\/a>: Sold for $46.75 million<\/span><\/li>\n
  6. 919 Lakeshore Blvd., Incline Village, NV 89451<\/span><\/a>: Sold for $46 million<\/span><\/li>\n
  7. 118 Bears Club Dr., Jupiter, FL 33477<\/span><\/a>: Sold for $41 million<\/span><\/li>\n
