In other words, it\u2019s a buyer\u2019s market.<\/i><\/strong><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>The strongest buyer\u2019s markets are in the South, while the strongest seller\u2019s markets are in the Northeast.<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">There were an estimated 46.3% more home sellers than buyers in the U.S. housing market in February (or 629,808 more, in numerical terms). That\u2019s the largest gap in records dating back to 2013 and is up from 29.8% (or 449,409) a year earlier.<\/span><\/p>\n<div id=\"datawrapper-vis-sQYeC\" style=\"min-height: 427px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/sQYeC\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-sQYeC\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/sQYeC\/full.png\" alt=\"There Are Nearly 50% More Home Sellers Than Buyers (Line chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">We define a market where there are over 10% more sellers than buyers as a buyer\u2019s market and a market where there are over 10% fewer sellers than buyers as a seller\u2019s market. A market where the gap is plus or minus 10% is considered a balanced market. By this definition, it has been a buyer\u2019s market since May 2024.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When sellers outnumber buyers, buyers typically hold the negotiating power because they have a lot of options to choose from. That\u2019s why a market with a lot more sellers than buyers is considered a buyer\u2019s market. Of course, it\u2019s only a buyer\u2019s market for those who can afford to buy. High housing costs and economic uncertainty have caused many house hunters to retreat, creating an imbalance of buyers and sellers.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cWe\u2019re seeing a lot more inventory on the market compared to the past two years because the mortgage rate lock-in effect is <\/span><a href=\"https:\/\/www.redfin.com\/news\/mortgage-rates-q3-2025\/#:~:text=For%20the%20first%20time%20in%20five%20years%2C%20more%20U.S.%20homeowners,the%20highest%20share%20since%202015.\"><span style=\"font-weight: 400;\">easing<\/span><\/a><span style=\"font-weight: 400;\"> and there\u2019s a lot of new construction,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/justin-gomez\"><span style=\"font-weight: 400;\">Justin Gomez<\/span><\/a><span style=\"font-weight: 400;\">, a <\/span><a href=\"https:\/\/www.redfin.com\/premier\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent in <\/span><a href=\"https:\/\/www.redfin.com\/city\/9417\/NE\/Omaha\"><span style=\"font-weight: 400;\">Omaha, NE<\/span><\/a><span style=\"font-weight: 400;\">. <\/span><span style=\"font-weight: 400;\">\u201cThis has been great for affordability, especially for the younger crowd. Our median home price is in the low $300,000 range. Two years ago, people were offering $15,000 over the asking price just to get a home, with multiple offers everywhere.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We estimated the number of buyers using proprietary Redfin data on the typical time from a buyer\u2019s first tour to close of purchase, and MLS data on active listings and pending sales. The estimated number of sellers in the market is simply the number of active listings in the MLS. The number of sellers posted a smaller decline, falling 0.4% to an estimated 1.99 million. <\/span><\/p>\n<div id=\"datawrapper-vis-JDeSF\" style=\"min-height: 401px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/JDeSF\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-JDeSF\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/JDeSF\/full.png\" alt=\"Number of Homebuyers in Market Falls to Historic Low (Line chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<p>Homebuyers are retreating due to stubbornly high home prices and mortgage rates, <a href=\"https:\/\/www.newsweek.com\/amazon-mass-layoffs-to-hit-this-month-11336375\"><span style=\"font-weight: 400;\">layoffs<\/span><\/a><span style=\"font-weight: 400;\">, and mounting economic and political <\/span><a href=\"https:\/\/www.nytimes.com\/live\/2026\/03\/20\/world\/iran-war-oil-trump\"><span style=\"font-weight: 400;\">uncertainty<\/span><\/a><span style=\"font-weight: 400;\">. The retreat in buyers has caused some sellers, many of whom are buyers themselves, to retreat. <\/span><span style=\"font-weight: 400;\">Some sellers are <\/span><a href=\"https:\/\/www.redfin.com\/news\/delistings-jump-sellers-pull-homes-off-market\/\"><span style=\"font-weight: 400;\">delisting<\/span><\/a><span style=\"font-weight: 400;\"> after watching their homes <\/span><a href=\"https:\/\/www.redfin.com\/news\/austin-texas-slowest-housing-market\/\"><span style=\"font-weight: 400;\">sit<\/span><\/a><span style=\"font-weight: 400;\"> on the market, while others are choosing not to list at all after seeing nearby homes sell for <\/span><a href=\"https:\/\/www.redfin.com\/news\/homebuyer-discounts-below-list-price-2025\/\"><span style=\"font-weight: 400;\">below<\/span><\/a><span style=\"font-weight: 400;\"> the asking price.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Redfin did report earlier this month that <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-relistings-2026\/\"><i><span style=\"font-weight: 400;\">relistings<\/span><\/i><\/a><span style=\"font-weight: 400;\"> are beginning to rise, which could boost housing supply. New listings are also starting to <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-mortgage-rates-rise-sales-improve\/\"><span style=\"font-weight: 400;\">climb<\/span><\/a><span style=\"font-weight: 400;\"> slightly, posting their second straight week of increases after four months of declines.<\/span><\/p>\n<h3><b>The Strongest Buyer\u2019s Markets Are In the South<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nThe strongest buyer\u2019s market in February was <\/span><a href=\"https:\/\/www.redfin.com\/city\/11458\/FL\/Miami\"><span style=\"font-weight: 400;\">Miami<\/span><\/a><span style=\"font-weight: 400;\">, which had an estimated 163% more sellers than buyers. Next came <\/span><a href=\"https:\/\/www.redfin.com\/city\/13415\/TN\/Nashville\"><span style=\"font-weight: 400;\">Nashville<\/span><\/a><span style=\"font-weight: 400;\"> (120%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/30818\/TX\/Austin\"><span style=\"font-weight: 400;\">Austin, TX<\/span><\/a><span style=\"font-weight: 400;\"> (112%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/19373\/FL\/West-Palm-Beach\"><span style=\"font-weight: 400;\">West Palm Beach, FL<\/span><\/a><span style=\"font-weight: 400;\"> (110%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/16657\/TX\/San-Antonio\"><span style=\"font-weight: 400;\">San Antonio<\/span><\/a><span style=\"font-weight: 400;\"> (104%). Redfin analyzed the 50 most populous U.S. metropolitan areas and included in this analysis the 49 with sufficient data.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Sun Belt skyrocketed in popularity during the pandemic, when scores of homebuyers moved in from more expensive parts of the country. To meet surging demand, homebuilders ramped up activity, which is one reason there are now a lot more homes for sale than people who want to buy them. The pool of buyers has also shrunk because soaring housing costs in recent years have priced many people out of the market.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">New construction can have a significant influence on whether negotiating power lies with buyers or sellers because it impacts the balance of supply and demand. <\/span><span style=\"font-weight: 400;\">The South and the West have historically <\/span><a href=\"https:\/\/www.census.gov\/construction\/bps\/current.html\"><span style=\"font-weight: 400;\">issued<\/span><\/a><span style=\"font-weight: 400;\"> the most building permits, while the Northeast and the Midwest (where the five seller\u2019s markets are located) have issued the fewest.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Florida and Texas, in particular, <\/span><a href=\"https:\/\/public.tableau.com\/app\/profile\/us.census.bureau2\/viz\/shared\/N5JFHG657\"><span style=\"font-weight: 400;\">build<\/span><\/a> <span style=\"font-weight: 400;\">more homes than other states. Florida is also grappling with intensifying natural disasters, soaring insurance premiums and rising condo <\/span><a href=\"https:\/\/www.redfin.com\/news\/florida-condo-prices-rise-inland\/\"><span style=\"font-weight: 400;\">HOA<\/span><\/a><span style=\"font-weight: 400;\"> fees, which has prompted some homeowners to leave. Miami, specifically, frequently shows up as a buyer\u2019s market because it has a lot of housing supply, which could be in part due to the high number of condos.\u00a0<\/span><\/p>\n<h3><b>The Strongest Seller\u2019s Markets Are In the North<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nThe strongest seller\u2019s market in February was <\/span><a href=\"https:\/\/www.redfin.com\/city\/13136\/NJ\/Newark\"><span style=\"font-weight: 400;\">Newark, NJ<\/span><\/a><span style=\"font-weight: 400;\">, which had an estimated 31.1% fewer sellers than buyers. The other four seller\u2019s markets were <\/span><a href=\"https:\/\/www.redfin.com\/county\/2406\/PA\/Montgomery-County\"><span style=\"font-weight: 400;\">Montgomery County, PA<\/span><\/a><span style=\"font-weight: 400;\"> (-29%) <\/span><a href=\"https:\/\/www.redfin.com\/county\/1974\/NY\/Nassau-County\"><span style=\"font-weight: 400;\">Nassau County, NY<\/span><\/a><span style=\"font-weight: 400;\"> (-25.8%), <\/span><a href=\"https:\/\/www.redfin.com\/city\/35759\/WI\/Milwaukee\"><span style=\"font-weight: 400;\">Milwaukee<\/span><\/a><span style=\"font-weight: 400;\"> (-25.2%) and <\/span><a href=\"https:\/\/www.redfin.com\/city\/13201\/NJ\/New-Brunswick\"><span style=\"font-weight: 400;\">New Brunswick, NJ<\/span><\/a> <span style=\"font-weight: 400;\">(-14.5%).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">On average, home prices rose 2.2% year over year across the five seller\u2019s markets in February, compared with a 0.3% increase across the 37 buyer\u2019s markets\u2014an indication that buyer\u2019s markets offer house hunters more leverage.\u00a0<\/span><\/p>\n<h3><b>Metro-Level Summary: 50* Most Populous Metros
