The Iran war ceasefire announced Tuesday could ease mortgage rates.<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">U.S. pending home sales fell 2.4% year over year during the four weeks ending April 5, the biggest decline in three months. Sales fell most in Providence, RI (-15.5%), Houston (-15.4%) and New York (-15.3%). They <i>increased <\/i>most in West Palm Beach, FL (20.9%), San Francisco (16.7%) and San Jose, CA (11.4%). <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Homes are selling slowly, too: The typical home that went under contract did so in 51 days nationwide, the longest span for this time of year since 2019.\u00a0<\/span><\/p>\n<p><b>Homebuyers are backing off for a few reasons:<\/b><\/p>\n<ul>\n<li style=\"list-style-type: none;\">\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Rising mortgage rates. <\/b><span style=\"font-weight: 400;\">The weekly average mortgage rate jumped to <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">6.46%<\/span><\/a><span style=\"font-weight: 400;\">, the highest level since September.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Rising prices. <\/b><span style=\"font-weight: 400;\">Home-sale prices rose 2.2% annually, the biggest increase in a year. Together with increasing rates, that has pushed the median monthly mortgage payment to $2,750, up slightly (0.2%) from a year earlier.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>The Iran war. <\/b><span style=\"font-weight: 400;\">The Iran war and the turmoil it\u2019s causing in the markets are <\/span><a href=\"https:\/\/www.redfin.com\/news\/weekly-economic-update-april-6-2026\/\"><span style=\"font-weight: 400;\">the reason<\/span><\/a><span style=\"font-weight: 400;\"> mortgage rates are rising. The war is also contributing to widespread economic uncertainty, <\/span><a href=\"https:\/\/www.redfin.com\/news\/iran-conflict-homebuying-plans\/\"><span style=\"font-weight: 400;\">sidelining<\/span><\/a><span style=\"font-weight: 400;\"> many would-be homebuyers. The ceasefire that was announced on Tuesday <\/span><a href=\"https:\/\/www.cnbc.com\/2026\/04\/07\/stock-market-today-live-updates.html\"><span style=\"font-weight: 400;\">sent oil prices down<\/span><\/a><span style=\"font-weight: 400;\"> and rallied markets, and it could help bring mortgage rates back down into the low-6% range.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Easter effect. <\/b><span style=\"font-weight: 400;\">House hunters took a break over Easter weekend, which fell during this 4-week period but not during last year\u2019s comparable period.\u00a0<\/span><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">On the selling side, new listings dipped 2.6% year over year, the biggest decline in a month, also partly due to the impact of Easter weekend. New listings dropped most in Tampa, FL (-17.2%), Providence (-16.6%) and Miami (-13.5%). They increased in just five metro areas: San Jose (14.4%), Philadelphia (8%), Milwaukee (7.6%), Cincinnati (1.2%) and Baltimore (0.6%).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While new listings are losing steam, it\u2019s still a <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-february-2026\/\"><span style=\"font-weight: 400;\">strong buyer\u2019s market<\/span><\/a><span style=\"font-weight: 400;\"> almost everywhere in the country.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThere are <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-february-2026\/\"><span style=\"font-weight: 400;\">more homes on the market<\/span><\/a><span style=\"font-weight: 400;\"> than there are buyers, so sellers need to make sure their house stands out,&#8221; said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/jesse-landin\"><span style=\"font-weight: 400;\">Jesse Landin<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier agent in <\/span><a href=\"http:\/\/google.com\/search?q=San+Antonio+redfin&amp;rlz=1C1GCEU_enUS1059US1059&amp;oq=San+Antonio+redfin&amp;gs_lcrp=EgZjaHJvbWUyBggAEEUYOTINCAEQABiRAhiABBiKBTITCAIQLhivARjHARiRAhiABBiKBTIQCAMQLhiRAhixAxiABBiKBTINCAQQABiRAhiABBiKBTINCAUQABiRAhiABBiKBTISCAYQLhhDGIMBGLEDGIAEGIoFMgYIBxBFGDzSAQgxNzE3ajBqNKgCALACAA&amp;sourceid=chrome&amp;ie=UTF-8\"><span style=\"font-weight: 400;\">San Antonio<\/span><\/a><span style=\"font-weight: 400;\">. &#8220;The most important day is picture day\u2014that determines whether house hunters will actually walk through your home.
