Mortgage-purchase applications have risen to their <\/span><a href=\"https:\/\/www.investing.com\/economic-calendar\/mba-purchase-index-1494\"><span style=\"font-weight: 400;\">highest level<\/span><\/a><span style=\"font-weight: 400;\"> in three months.\u00a0<\/span><\/p>\n<p><b>There are a few reasons more homebuyers are on the hunt:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Affordability is improving. <\/b><span style=\"font-weight: 400;\">The weekly average mortgage rate has dropped to <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">6.23%<\/span><\/a><span style=\"font-weight: 400;\"> from a seven-month high of 6.46% at the start of April, pushing the median monthly housing payment down 2.2% year over year.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Markets have started to stabilize. <\/b><span style=\"font-weight: 400;\">At the same time, some sidelined house hunters are encouraged because markets\u2013and mortgage rates\u2013have steadied as the Iran war <\/span><a href=\"https:\/\/www.redfin.com\/news\/weekly-economic-update-april-27-2026\/\"><span style=\"font-weight: 400;\">fades a bit<\/span><\/a><span style=\"font-weight: 400;\"> from the headlines. <\/span><span style=\"font-weight: 400;\">The timing of Easter is also contributing to the year-over-year uptick in pending sales; Easter didn\u2019t fall into this four-week period, but it was in 2025\u2019s comparable period.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Sellers are coming out of the woodwork as they notice demand from buyers creeping up. New listings rose 2.2% year over year, the second week of increases after five straight months of declines. We are also in the midst of <\/span><a href=\"https:\/\/www.redfin.com\/news\/best-time-to-sell-buy-home\/\"><span style=\"font-weight: 400;\">prime home-selling season<\/span><\/a><span style=\"font-weight: 400;\">, when homes are more likely to sell above their asking price, and to sell faster.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cEven though more buyers are coming off the sidelines, some are still wondering if they should wait for mortgage rates to fall more before making a move.
