Pending home sales hit the highest level since February 2023 last month, rising 2% from the month before\u2014the largest increase since March 2025.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">All figures in this report are seasonally adjusted, with the exception of median sale price data and mortgage rate data.\u00a0<\/span><\/p>\n<div id=\"datawrapper-vis-yZ6sl\" style=\"min-height: 428px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/yZ6sl\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-yZ6sl\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/yZ6sl\/full.png\" alt=\"Pending Home Sales Hit Highest Level Since 2023 (Line chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Existing home sales climbed to a seasonally adjusted annual rate of 4.33 million\u2014the highest level since February 2023.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&#8220;Homebuyer demand increased significantly at the end of March following a relatively quiet period in January and February. This is the first time post pandemic I\u2019ve felt the frenzy and comeback of a true spring market,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/dawn-kane\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Dawn Kane<\/span><\/a><span style=\"font-weight: 400;\">, a <\/span><a href=\"https:\/\/www.redfin.com\/premier\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Redfin Premier<\/span><\/a><span style=\"font-weight: 400;\"> real estate agent who splits her time between Maryland and Pennsylvania. &#8220;Still, sellers must maintain realistic pricing strategies. That marks the second month in a row in which homes sold faster than they did during the prior month. The last time home-selling speed was increasing on a month-over-month basis was July 2024.<\/span><\/p>\n<div id=\"datawrapper-vis-rB8OJ\" style=\"min-height: 437px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/rB8OJ\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-rB8OJ\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/rB8OJ\/full.png\" alt=\"The Typical Home for Sale Goes Under Contract in 49 Days (Line chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s worth noting that while the housing market has been heating up, it\u2019s still more sluggish than it was in recent years. Selling speed is increasing on a monthly basis, but homes still take longer to sell than they did a year ago, and sales and listings remain below pre-pandemic levels.<\/span><\/p>\n<h3><b>Buyers Discounts May Have Peaked<\/b><\/h3>\n<p><span style=\"font-weight: 400;\"><br \/>\nRoughly three of every five (60.5%) homes that sold in April went for less than their original list price. This share has now been declining for six consecutive months, indicating that buyer discounts may have peaked. <\/span><\/p>\n<div id=\"datawrapper-vis-youbN\" style=\"min-height: 454px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/youbN\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-youbN\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/youbN\/full.png\" alt=\"Buyers Are Scoring Discounts, But a Little Less Frequently (Line chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Homebuyers have been scoring large <\/span><a href=\"https:\/\/www.redfin.com\/news\/homebuyer-discounts-below-list-price-2025\/\"><span style=\"font-weight: 400;\">discounts<\/span><\/a><span style=\"font-weight: 400;\"> in recent years because it\u2019s a buyer\u2019s market and they have negotiating power given they are far outnumbered by sellers. But these discounts are likely getting harder to come by for two reasons: 1) Homebuyer demand is growing and 2) sellers are increasingly pricing their homes more competitively, reducing the need to offer discounts. The median new <\/span><i><span style=\"font-weight: 400;\">list<\/span><\/i><span style=\"font-weight: 400;\"> price rose just 0.9% year over year in April, less than half the gain of the median <\/span><i><span style=\"font-weight: 400;\">sale<\/span><\/i><span style=\"font-weight: 400;\"> price.
