It gives sellers the flexibility to test pricing strategies with \u201ccoming soon\u201d and \u201cprivate exclusive\u201d listings before formally putting their homes on the market.<\/span><\/i><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">More than three-quarters (<\/span><b>76%<\/b><span style=\"font-weight: 400;\">) of prospective home sellers nationwide say they would choose to live somewhere else if they could move today without financial or logistical barriers. More than half (<\/span><b>54%<\/b><span style=\"font-weight: 400;\">) believe moving would improve their quality of life.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But many would-be sellers feel they can\u2019t act on that desire: <\/span><b>58%<\/b><span style=\"font-weight: 400;\"> say moving feels riskier than staying put, <\/span><b>49%<\/b><span style=\"font-weight: 400;\"> feel financially locked into their current home and <\/span><b>42% <\/b><span style=\"font-weight: 400;\">say moving would hurt them financially.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">Prospective home sellers show strong interest in listing strategies, like <\/span><a href=\"https:\/\/www.redfin.com\/why-early-access\"><span style=\"font-weight: 400;\">Redfin Early Access<\/span><\/a><span style=\"font-weight: 400;\">, that allow them to test the waters before fully committing.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">More than four in five (<\/span><b>83%<\/b><span style=\"font-weight: 400;\">) of prospective sellers say they are interested in a \u2018coming soon\u2019 approach to listing their home, and <\/span><b>84%<\/b><span style=\"font-weight: 400;\"> say greater certainty their home would sell would make them more likely to list.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is according to an online quantitative survey conducted by Redfin in April 2026, fielded to 1,000 U.S. homeowners. The sample included homeowners who plan to sell their home at some point in the future and do not currently have their home listed or under contract\/in transaction. When we say \u201cprospective sellers\u201d or \u201cwould-be sellers\u201d in this report, we are referring to homeowners who plan to sell at some point in the future; the results exclude homeowners who said they do not plan to sell at all. The results are demographically representative of this target audience.\u00a0<\/span><\/p>\n<h3><b>Homeowners Want to Move, But Feel Stuck<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Uncertainty and challenging housing-market conditions are the primary factors keeping homeowners who would like to move from listing their homes for sale.\u00a0<\/span><\/p>\n<p><b>Most would-be sellers say price certainty would give them a jump-start:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>82% <\/b><span style=\"font-weight: 400;\">say improved market conditions would make them more likely to list<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>66%<\/b><span style=\"font-weight: 400;\"> say a clearer sense of what their home would actually sell for would motivate them<\/span><\/li>\n<\/ul>\n<p><b>Among these would-be sellers, concerns about \u201cgetting it wrong\u201d are widespread. <\/b><span style=\"font-weight: 400;\">Four in five (80%) of them would worry if their home sat on the market without selling. And it gives homebuyers on Redfin a chance to find out about listings before they hit other sites.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Nearly nine in 10 (<\/span><b>88%<\/b><span style=\"font-weight: 400;\">) homeowners planning to sell <\/span><i><span style=\"font-weight: 400;\">in the next three years<\/span><\/i><span style=\"font-weight: 400;\"> say they\u2019re interested in collecting feedback on price and interest from prospective buyers before publicly listing.\u00a0<\/span><\/p>\n<p><strong>And among homeowners planning to sell at <i>any <\/i>point in the future:<\/strong><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>84%<\/b><span style=\"font-weight: 400;\"> say a more private, less exposed first step is appealing<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>56%<\/b><span style=\"font-weight: 400;\"> say the ability to test pricing is a benefit of a \u2018coming soon\u2019 approach<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">\u201cFor real estate agents, the barriers to selling create both a challenge and an opportunity,\u201d said Jason Aleem, Redfin\u2019s chief of real estate services. \u201cThere are homeowners out there who want to sell, but they need a low-risk way to gauge the housing market before committing. And the appeal isn\u2019t just practical\u2014it\u2019s emotional. Sellers are looking for more control, less stress, and fewer irreversible decisions upfront. Testing the waters with Redfin Early Access can help homeowners feel more confident, and ultimately help them feel at peace with their home-selling journey. It can also surface more inventory and expand buyer choice by appealing to sellers who may not otherwise list.\u201d<\/span><\/p>\n<p><b>Beyond pricing clarity, would-be sellers also value simplicity and saving time:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>76% <\/b><span style=\"font-weight: 400;\">say easier preparation for showings would make them more likely to list<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>73% <\/b><span style=\"font-weight: 400;\">want a simpler listing process<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>73% <\/b><span style=\"font-weight: 400;\">want more predictable timing<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>65% <\/b><span style=\"font-weight: 400;\">want fewer in-person showings<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Nearly half of prospective sellers (<\/span><b>48%<\/b><span style=\"font-weight: 400;\">) say publicly listing and not getting the response they hoped for feels just as risky as waiting too long and missing a good time to sell. Pricing confidence is also shakier than it appears. While <\/span><b>85%<\/b><span style=\"font-weight: 400;\"> of these prospective sellers say they\u2019re confident in what their home is worth, only <\/span><b>18%<\/b><span style=\"font-weight: 400;\"> believe they know their home\u2019s value within <\/span><b>5%<\/b><span style=\"font-weight: 400;\"> of the true value.<\/span><\/p>\n<h3><b>Off-Market Discovery Is Already Common<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">A significant share of buyers are already finding homes outside the traditional public listing path. Nearly half (<\/span><b>47%<\/b><span style=\"font-weight: 400;\">) of homeowners say they found their <\/span><i><span style=\"font-weight: 400;\">current <\/span><\/i><span style=\"font-weight: 400;\">home through a non-public or less-public route. Nearly one-quarter (<\/span><b>24%<\/b><span style=\"font-weight: 400;\">) found their home through a personal connection, <\/span><b>16%<\/b><span style=\"font-weight: 400;\"> saw their current home before it was publicly listed, and <\/span><b>7%<\/b><span style=\"font-weight: 400;\"> found their home via coming-soon or pre-market listings.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Roughly two in five (<\/span><b>41%<\/b><span style=\"font-weight: 400;\">) found their current home through a public home search site or app.<\/span><\/p>\n<h3><b>House Hunters Prefer More Inventory Over More Info About Each Listing<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Expanding access to pre-market inventory doesn\u2019t just help sellers\u2014it aligns with buyer demand as well.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">More than half (<\/span><b>53%<\/b><span style=\"font-weight: 400;\">) of homeowners who are also prospective<\/span><i><span style=\"font-weight: 400;\"> buyers<\/span><\/i><span style=\"font-weight: 400;\"> say they would prefer more inventory\u2014even if it includes home listings with limited details, like no photos and no information on days on market or price drops.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">More flexibility for sellers leads to more inventory.\u00a0 A <\/span><a href=\"https:\/\/www.redfin.com\/news\/private-exclusive-inventory-increase\/\"><span style=\"font-weight: 400;\">recent Redfin analysis<\/span><\/a><span style=\"font-weight: 400;\"> found that it has potential to expand inventory by up to 12%, upping the number of homes house hunters have to choose from.\u00a0<\/span><\/p>\n<h3><b>Some Would-Be Sellers Worry Pre-Marketing Could Slow Sale, Lessen Chance of Bidding Wars<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">While <\/span><b>30%<\/b><span style=\"font-weight: 400;\"> of homeowners say they have no concerns at all with a coming-soon approach, some homeowners have reservations:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>27% <\/b><span style=\"font-weight: 400;\">of prospective sellers worry fewer buyers will see their home<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>24% <\/b><span style=\"font-weight: 400;\">worry it could lead to a slower sale<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>22% <\/b><span style=\"font-weight: 400;\">worry about fewer multiple-offer situations<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>17% <\/b><span style=\"font-weight: 400;\">worry about less transparency<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Only <\/span><b>17%<\/b><span style=\"font-weight: 400;\"> say they <\/span><i><span style=\"font-weight: 400;\">wouldn\u2019t <\/span><\/i><span style=\"font-weight: 400;\">be interested in this type of approach.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For homeowners considering selling their home, it\u2019s important to understand how using Redfin Early Access can help determine an accurate listing price and perhaps help sell homes faster.
