{"id":85682,"date":"2026-05-21T05:30:14","date_gmt":"2026-05-21T12:30:14","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=85682"},"modified":"2026-05-20T10:54:56","modified_gmt":"2026-05-20T17:54:56","slug":"contract-cancellations-april-2026","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/contract-cancellations-april-2026\/","title":{"rendered":"Home Purchase Cancellations Are No Longer on the Rise As Demand Ticks Up"},"content":{"rendered":"<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Contract cancellations declined slightly in April as homebuyers and sellers gained a clearer sense of the housing market after years of volatility, and as demand picked up.<\/i><\/strong><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Homebuyers were most likely to back out of deals in Atlanta, San Antonio and other Sun Belt metro areas that are big-time buyer\u2019s markets.\u00a0<\/i><\/strong><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Contract cancellations were least common in San Francisco, where the AI boom is fueling a hot housing market. <\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Just over 47,000 U.S. home-sale agreements fell through in April, equal to 13.4% of homes that went under contract that month. That\u2019s down incrementally (-0.1 percentage points) from a month earlier on a seasonally adjusted basis.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s also tied with January for the lowest level of contract cancellations since September 2024, though the level has varied by less than half a percentage point over the last year and a half.<\/span><\/p>\n<div id=\"datawrapper-vis-eYBVF\" style=\"min-height: 438px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/eYBVF\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-eYBVF\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/eYBVF\/full.png\" alt=\"Contract Cancellations Are Plateauing (Line chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">This is based on a Redfin analysis of seasonally adjusted MLS pending-sales data. April marks the first month we are using our <\/span><a href=\"https:\/\/www.redfin.com\/news\/new-redfin-data-center\/\"><span style=\"font-weight: 400;\">updated housing data methodology<\/span><\/a><span style=\"font-weight: 400;\">; this is the first time the figures in this type of report are seasonally adjusted. Previously, we would only compare this April to past Aprils; seasonally adjusted data allows us to compare April to the prior month to get a more real-time view of how conditions are changing. Also note: Homes that fell out of contract during a given month didn\u2019t necessarily go under contract that same month. This data is subject to revision.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Contract cancellations inched down this spring as homebuyers and sellers gain a clearer sense of housing-market conditions after several years of volatility. More sellers have come to terms with the fact that it\u2019s a <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-march-2026\/\"><span style=\"font-weight: 400;\">buyer\u2019s market<\/span><\/a><span style=\"font-weight: 400;\"> in most of the country, and they\u2019re increasingly willing to <\/span><a href=\"https:\/\/www.redfin.com\/news\/homebuyer-discounts-below-list-price-2025\/\"><span style=\"font-weight: 400;\">lower<\/span><\/a><span style=\"font-weight: 400;\"> prices and\/or provide concessions to keep deals together. Buyers, for their part, have grown more accustomed to high housing payments, with <\/span><a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-pending-home-sales-jump\/\"><span style=\"font-weight: 400;\">pending home sales rising<\/span><\/a><span style=\"font-weight: 400;\">, and may be less likely to back out due to sticker shock when they see their final monthly payments.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Additionally, the average <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">30-year fixed mortgage rate<\/span><\/a><span style=\"font-weight: 400;\"> declined for three straight weeks in April, giving some buyers confidence in locking in a rate. Note that mortgage rates bounced back up in May.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Still, home-purchase agreements are falling apart at a higher rate than they were in late 2020, 2021 and early 2022, when we were in a hot seller\u2019s market. That\u2019s because there are <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-april-2026\/\"><span style=\"font-weight: 400;\">more<\/span><\/a><span style=\"font-weight: 400;\"> home sellers than buyers in the market, giving buyers the option to back out during the inspection period if they find a house they like better. Some buyers are also changing their minds because of widespread economic uncertainty, including concerns about <\/span><a href=\"https:\/\/www.cnbc.com\/2026\/05\/05\/after-coinbase-prediction-markets-traders-see-more-tech-layoffs.html\"><span style=\"font-weight: 400;\">job security<\/span><\/a><span style=\"font-weight: 400;\"> and the <\/span><a href=\"https:\/\/www.redfin.com\/news\/iran-conflict-homebuying-plans\/\"><span style=\"font-weight: 400;\">Iran war.<\/span><\/a><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cWe\u2019re seeing some buyers cancel purchase agreements, but no more than usual, and when buyers do back out it\u2019s typically because of post-inspection repair costs and appraisals,\u201d said Timothy Hourigan, a Redfin Premier agent in Syracuse, NY. \u201cBuyers are generally committed because supply is tight enough that they\u2019re excited to find a home they love in their price range. In places like Syracuse, where homes are affordable compared to nearby big cities, bidding wars are more common than backing out.\u201d<\/span><\/p>\n<h3><b>Contract Cancellations Are Most Common in Atlanta and Other Sun Belt Markets<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">In Atlanta, nearly one in five (19.3%) home-purchase agreements were canceled in April, the highest share among the 50 most populous U.S. metros. It\u2019s followed by four other Sun Belt metros: San Antonio (18.9%), Fort Worth, TX (17.6%), Tampa, FL (17.4%) and Phoenix (17%).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Buyers are more likely to back out of homebuying deals in Texas, Florida and other Sun Belt metros than other parts of the U.S. largely because they\u2019re <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-april-2026\/\"><span style=\"font-weight: 400;\">major buyer\u2019s markets<\/span><\/a><span style=\"font-weight: 400;\">. In Atlanta, for example, there are nearly 70% more home sellers than buyers, giving buyers the upper hand and allowing them to back out of deals with peace of mind that there are other homes to choose from.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Contract cancellations are <\/span><i><span style=\"font-weight: 400;\">least <\/span><\/i><span style=\"font-weight: 400;\">common in San Francisco, where just 2.8% of deals fell through in April. San Francisco\u2019s housing market is <\/span><a href=\"https:\/\/www.redfin.com\/news\/san-francisco-home-prices-march-2026\/\"><span style=\"font-weight: 400;\">booming<\/span><\/a><span style=\"font-weight: 400;\">, thanks largely to its status as the epicenter of AI. Next are Nassau County, NY (3.3%), San Jose, CA (6.8%), Montgomery County, PA (7.5%) and New York (7.5%).\u00a0 San Francisco, Nassau County and Montgomery County are three of just seven seller\u2019s markets in the U.S. Buyers in those places are rarely backing out because if they do, it may be tough to find another house to purchase.\u00a0<\/span><\/p>\n<h3><b>Cancellations Are\u00a0 Falling Fastest in Orlando\u00a0<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Contract cancellations fell month over month on a seasonally adjusted basis in roughly half of the 50 most populous U.S. metros. The biggest decline was in Orlando, where 16.8% of home-purchase agreements were called off in April, down from 18.5% a month earlier.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Next come New Brunswick, NJ, where cancellations fell to 8.8% from 10.3%, and San Francisco (2.8%, down from 4.3%).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Contract cancellations <\/span><i><span style=\"font-weight: 400;\">rose <\/span><\/i><span style=\"font-weight: 400;\">most in Detroit, where they increased 2.8 percentage points (from 14.1% to 16.9%) from a month earlier on a seasonally adjusted basis.
