Pending sales are still at their second-highest level since September 2022, but it\u2019s notable that the jump we saw over the last several weeks is starting to reverse. Note that this data is seasonally adjusted.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Additionally, mortgage-purchase applications <\/span><a href=\"https:\/\/www.mba.org\/news-and-research\/newsroom\/news\/2026\/05\/20\/mortgage-applications-decrease-in-latest-mba-weekly-survey\"><span style=\"font-weight: 400;\">declined 4%<\/span><\/a><span style=\"font-weight: 400;\"> week over week. Homebuying demand fell because mortgage rates increased. The daily average mortgage rate hit <\/span><a href=\"https:\/\/www.mortgagenewsdaily.com\/mortgage-rates\/30-year-fixed\"><span style=\"font-weight: 400;\">6.75%<\/span><\/a><span style=\"font-weight: 400;\"> this week, the highest level since July. Prices are rising, too; the median asking price increased 1.4% year over year.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Pending home sales rose each week from early April to early May because of a <\/span><a href=\"https:\/\/www.redfin.com\/news\/april-2026-jobs-report\/\"><span style=\"font-weight: 400;\">strengthening job market<\/span><\/a><span style=\"font-weight: 400;\"> and declining mortgage rates; the daily average rate dipped to the 6.3% range in mid-April. Now, rates have jumped due to the Iran war and the <\/span><a href=\"https:\/\/www.cnbc.com\/2026\/05\/16\/oil-inventory-stockpile-iran-war-strait-hormuz.html\"><span style=\"font-weight: 400;\">continued closure<\/span><\/a><span style=\"font-weight: 400;\"> of the Strait of Hormuz <\/span><a href=\"https:\/\/www.redfin.com\/news\/weekly-economic-update-may-18-2026\/\"><span style=\"font-weight: 400;\">spooking<\/span><\/a><span style=\"font-weight: 400;\"> global markets.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">On the selling side, new listings declined 0.2% week over week on a seasonally adjusted basis.
