So did a surge in West Palm Beach, a market that\u2019s typically driven by affluent buyers.\u00a0<\/i><\/strong><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>New listings rose to their highest level since 2022 as sellers tried to capture demand.\u00a0<\/i><\/strong><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Home prices increased 2% year over year.<\/i><\/strong><\/li>\n<\/ul>\n<p><i><\/i><span style=\"font-weight: 400;\">U.S. existing-home sales jumped 2.8% month over month in May to their highest level since October 2022. Overall home sales\u2013including both existing and newly built homes\u2013also rose to <\/span><i><span style=\"font-weight: 400;\">their <\/span><\/i><span style=\"font-weight: 400;\">highest level since October 2022, rising 3.8% month over month. Sales that closed in May were made up of homebuying contracts that were signed\u2013and rates that were locked in\u2013during April.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>It\u2019s a buyer\u2019s market. <\/b><span style=\"font-weight: 400;\">There were hundreds of thousands more home sellers than buyers out there, allowing buyers to negotiate price reductions and seller concessions, helping deals cross the finish line despite high costs. Additionally, the <\/span><a href=\"https:\/\/www.redfin.com\/news\/april-2026-jobs-report\/\"><span style=\"font-weight: 400;\">labor market improved,<\/span><\/a><span style=\"font-weight: 400;\"> making many Americans feel more confident about making a big purchase.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>The Bay Area\u2019s hot market contributed to the nationwide uptick in sales. <\/b><span style=\"font-weight: 400;\">In San Jose, home sales soared 26% year over year in May, and in San Francisco they jumped 19%. The AI boom is <\/span><a href=\"https:\/\/www.redfin.com\/news\/san-francisco-luxury-home-prices-chatgpt\/\"><span style=\"font-weight: 400;\">driving fierce homebuying demand<\/span><\/a><span style=\"font-weight: 400;\"> in the Bay Area as employees of AI companies collect big salaries and bonuses.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>South Florida contributed, too. <\/b><span style=\"font-weight: 400;\">Closed home sales surged 18% year over year in West Palm Beach, FL, a market that\u2019s typically <\/span><a href=\"https:\/\/www.redfin.com\/news\/west-palm-beach-luxury-homes-january-2026\/\"><span style=\"font-weight: 400;\">driven by luxury buyers<\/span><\/a><span style=\"font-weight: 400;\"> who are less concerned about high costs and economic jitters.\u00a0<\/span><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<h3><b>Pending Home Sales Flatten, Reflecting Real-Time Rising Rates<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">While <\/span><i><span style=\"font-weight: 400;\">closed <\/span><\/i><span style=\"font-weight: 400;\">home sales jumped in May, <\/span><i><span style=\"font-weight: 400;\">pending <\/span><\/i><span style=\"font-weight: 400;\">home sales were essentially flat (0.1%) month over month. Total inventory is at a six-year high because in addition to new sellers, there are a lot of stale listings sitting on the market after a sluggish start to the year.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Note that high inventory is another reason home sales hit their highest level in nearly four years in May. When there are more homes on the market, there are more options for homebuying deals.\u00a0<\/span><\/p>\n<h3><b>Home Prices Continue Climbing<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">The median U.S. home sale price rose 2% year over year in May to $398,771. Prices kept rising because there were more homebuyers closing deals.\u00a0<\/span><\/p>\n<div id=\"datawrapper-vis-mKDDm\" style=\"min-height: px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/mKDDm\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-mKDDm\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/mKDDm\/full.png\" alt=\"Home Prices Keep Rising (Line chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<h3><b>Fewer Buyers Are Getting Discounts\u00a0<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Just under three in five (59.8%) homes that sold in May went for less than their original list price. That\u2019s a slightly smaller share than the month before, and marks the sixth straight month in which this share has declined. Another reason is that sellers are pricing their homes more realistically from the start. The median price for new listings in May was essentially flat (-0.1%) month over month, compared to the 2% increase in <\/span><i><span style=\"font-weight: 400;\">sale <\/span><\/i><span
