Sale prices rose 9% year over year in both San Francisco and West Palm Beach, and closed home sales posted increases of roughly 23% in both metros.\u00a0<\/i><\/strong><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>New listings trended down, declining 1% month over month to their lowest level since December. Some of the nation\u2019s strongest buyers\u2019 markets had the biggest decline in listings.\u00a0<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The median U.S. home-sale price rose 2.2% year over year to an all-time high of $408,776 in June.\u00a0<\/span><\/p>\n<div id=\"datawrapper-vis-5osNT\" style=\"min-height: 422px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/5osNT\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-5osNT\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/5osNT\/full.png\" alt=\"Home Prices Reach Record High (Line chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<p><b>Home prices rose largely because homebuying demand picked up.\u00a0<\/b><\/p>\n<p><span style=\"font-weight: 400;\">U.S. existing-home sales ticked up 0.1% month over month to a seasonally adjusted annual rate of roughly 4.4 million in June\u2013the highest level since November 2022. See a more detailed methodology <\/span><a href=\"https:\/\/www.redfin.com\/news\/data-center\/methodology\/#housing_market\"><span style=\"font-weight: 400;\">here<\/span><\/a><span style=\"font-weight: 400;\"> and view an interactive dashboard <\/span><a href=\"https:\/\/www.redfin.com\/news\/data-center\/housing-market\/\"><span style=\"font-weight: 400;\">here<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<h2><b>Wealthy Coastal Buyers Drive Up Home Prices, Sales<\/b><\/h2>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Affluent Bay Area and South Florida homebuyers were <\/span><a href=\"https:\/\/www.redfin.com\/news\/luxury-housing-market-may-2026\/\"><span style=\"font-weight: 400;\">major drivers<\/span><\/a><span style=\"font-weight: 400;\"> of June\u2019s strong housing market:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">San Francisco\u2019s median home-sale price rose 9.2% year over year, the biggest increase of the major U.S. metro areas. Next came Pittsburgh, with a 9.1% increase, followed by West Palm Beach,\u00a0 where the median price rose 8.6%. A <\/span><a href=\"https:\/\/www.redfin.com\/news\/west-palm-beach-pending-sales-rise\/\"><span style=\"font-weight: 400;\">separate Redfin report<\/span><\/a><span style=\"font-weight: 400;\"> shows that in San Francisco and West Palm Beach, luxury sales are fueling overall home-prices increases.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">West Palm Beach and San Francisco both posted increases of roughly 23% year over year in closed home sales, the biggest upticks of all the major U.S. metros.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The increase in <\/span><i><span style=\"font-weight: 400;\">pending <\/span><\/i><span style=\"font-weight: 400;\">home sales was also driven by San Francisco, which had a 16.4% year\u2013over-year uptick to the second-highest level in four years\u2013the biggest increase of the metros in this analysis. In West Palm Beach, pending home sales rose 13% year over year, the third-biggest increase of the metros in this analysis.\u00a0<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Billionaires, executives and other ultra-wealthy Americans are moving to Florida and <\/span><a href=\"https:\/\/www.redfin.com\/news\/luxury-housing-market-may-2026\/\"><span style=\"font-weight: 400;\">buying up expensive homes<\/span><\/a><span style=\"font-weight: 400;\"> due to its favorable tax environment, sunny climate and beachfront lifestyle; Mark Zuckerberg, for example, recently <\/span><a href=\"https:\/\/www.redfin.com\/news\/most-expensive-home-sales-march-2026\/\"><span style=\"font-weight: 400;\">scooped up<\/span><\/a><span style=\"font-weight: 400;\"> a $170 million estate in the Miami area. The story is a bit different in the Bay Area, where the <\/span><a href=\"https:\/\/www.redfin.com\/news\/san-francisco-luxury-home-prices-chatgpt\/\"><span style=\"font-weight: 400;\">AI boom<\/span><\/a><span style=\"font-weight: 400;\"> is driving the surge in luxury home sales and driving prices up. Many tech workers are using their salaries and bonuses to buy high-end homes.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Redfin agents in other parts of the country, including Boston and Nashville, TN, say wealthy buyers are propping up their markets, too.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cHigh-end buyers are driving demand and prices in much of the country,\u201d said <a href=\"https:\/\/www.redfin.com\/news\/author\/chen-zhao\/\">Chen Zhao<\/a>, Redfin\u2019s head of economics research. \u201cMany of the house hunters who are buying homes are the ones who can afford today\u2019s high prices and elevated mortgage rates without busting their budget. There\u2019s a pool of higher-income buyers who are purchasing seven-figure homes, but a lot of first-time and average move-up buyers are priced out as mortgage rates stay near 6.5%, making monthly payments challenging.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">June\u2019s average 30-year mortgage rate was<\/span><a href=\"https:\/\/fred.stlouisfed.org\/graph\/?g=1bnGA\"> <span style=\"font-weight: 400;\">6.49%<\/span><\/a><span style=\"font-weight: 400;\">, up slightly from a month earlier, exacerbating high prices to drive up monthly payments. High housing payments, along with economic uncertainty about things like the Iran war and<\/span><a href=\"https:\/\/www.redfin.com\/news\/mortage-rates-still-risk-of-rising-strait-hormuz-still-closed\/\"> <span style=\"font-weight: 400;\">inflation<\/span><\/a><span style=\"font-weight: 400;\">, pushed away some average American would-be buyers, while affluent buyers were undeterred.<\/span><\/p>\n<p><b>It\u2019s worth noting that sale prices are rising slower than in years past. <\/b><span style=\"font-weight: 400;\">For much of 2024, for instance, the median U.S. sale price was rising roughly 5% year over year, and during the pandemic homebuying boom in 2021-2022 it was increasing by double digits. The 2% growth in prices is smaller than the <\/span><a href=\"https:\/\/www.atlantafed.org\/research-and-data\/data\/wage-growth-tracker\"><span style=\"font-weight: 400;\">3.5% growth<\/span><\/a><span style=\"font-weight: 400;\"> in U.S. wages, which means homes are becoming slightly more affordable, one factor boosting demand.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The nation\u2019s <\/span><a href=\"https:\/\/www.cnn.com\/2026\/07\/02\/economy\/us-jobs-report-june-final\"><span style=\"font-weight: 400;\">steady labor market<\/span><\/a><span style=\"font-weight: 400;\"> is also motivating some house hunters.\u00a0<\/span><\/p>\n<h2><b>Competition For Homes Hits Highest Level in a Year<\/b><\/h2>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Growing homebuying demand is leading to a slightly more competitive market. More than one in five (22.2%) of U.S. homes that sold in June went for more than their original list price, the highest share in over a year on a seasonally adjusted basis. That\u2019s also part of the reason home prices ticked up in June.\u00a0<\/span><\/p>\n<div id=\"datawrapper-vis-hEMtB\" style=\"min-height: 433px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/hEMtB\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-hEMtB\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/hEMtB\/full.png\" alt=\"Homebuying Competition Posts Small Increase (Column Chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<h2><b>New Listings Decline As Would-Be Sellers Hold Off<\/b><\/h2>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">While home sales picked up steam as summer started, new listings ticked down about 1% month over month in June, dipping to their lowest level since December.
