{"id":86416,"date":"2026-07-15T06:25:16","date_gmt":"2026-07-15T13:25:16","guid":{"rendered":"https:\/\/www.redfin.com\/news\/?p=86416"},"modified":"2026-07-14T13:50:48","modified_gmt":"2026-07-14T20:50:48","slug":"college-town-housing-data-2026","status":"publish","type":"post","link":"https:\/\/www.redfin.com\/news\/college-town-housing-data-2026\/","title":{"rendered":"Affordable, Inland College Towns Buck National Trends, Seeing Double-Digit Home Price Growth and Fast Sales"},"content":{"rendered":"<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><i><span style=\"font-weight: 400;\">Morgantown, WV, Syracuse, NY and Tuscaloosa, AL, lead U.S. college towns in home-price growth, all posting double-digit year-over-year climbs.<\/span><\/i><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><i><\/i><i><span style=\"font-weight: 400;\">The most expensive college towns\u2014Santa Barbara, CA, Boca Raton, FL and Flagstaff, AZ\u2014are seeing home prices fall.<\/span><\/i><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><i><span style=\"font-weight: 400;\">The least expensive college towns\u2014Dayton, OH, Syracuse, NY and Mount Pleasant, MI\u2014 all have a median home sale price of under $185,000, less than the national median of $398,771.\u00a0<\/span><\/i><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><i><span style=\"font-weight: 400;\">The college towns where homes sell the fastest are State College, PA, where the typical home goes under contract in 5 days, followed by Manhattan, KS and Columbia, MO, which both typically see homes find a buyer in 14 days.<\/span><\/i><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><i><span style=\"font-weight: 400;\">The most competitive college towns for homebuyers are East Lansing, MI, Manchester, NH and Syracuse, NY, where more than half of homes sell for more than their asking price.<\/span><\/i><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Home prices are rising by double digits in a handful of affordable, inland cities anchored by large universities, led by Morgantown, WV, Syracuse, NY and Tuscaloosa, AL. Home prices in those college towns are rising more than five times faster than the <\/span><a href=\"https:\/\/www.redfin.com\/news\/rising-rates-stall-housing-market-momentum\/\"><span style=\"font-weight: 400;\">2% growth home prices saw nationwide in May<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is from a Redfin analysis of MLS data from the three months ending in May 2026 for college towns in the U.S. To be considered a college town, a city\u2019s population must be at least 10% students at a four-year, accredited university, <\/span><b>and<\/b><span style=\"font-weight: 400;\"> it must be at least 30 miles away from a metro area with a population of more than 1 million people. We identified 240 college towns; the top 50 by student population with at least 50 home sales in the three months ending May 2026 are included in this ranking.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">State College, PA, is home to Pennsylvania State University and a hot housing market, with the typical home going under contract in just five days, compared with 49 days nationwide for homes that sold in May. Home prices are quickly becoming less affordable there too, up 10.6% year over year to a median $459,050. It\u2019s worth noting that this area only recorded 54 home sales during the period of analysis.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cMany of the college towns with home prices rising the fastest are also among the most affordable places to buy a home right now. That combination is attracting buyers who have been priced out of larger metros, while universities continue to provide a reliable foundation of demand,\u201d <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/yingqi-xuredfin-com\/\"><span style=\"font-weight: 400;\">Yingqi Xu<\/span><\/a><span style=\"font-weight: 400;\">, Redfin Senior Economist, said. \u201cMeanwhile, many of the most expensive college towns are experiencing price declines as high mortgage rates and elevated home prices make buyers there more cautious.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The most expensive college towns are seeing significant declines in home prices. In Santa Barbara, CA, the median home sale price fell 9.4% to $1.9 million. Ranking third is Mount Pleasant, MI, home to Central Michigan University, where the median sale price is $184,000.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Many of the nation&#8217;s least expensive college towns are located in the Midwest and South, where homebuilding costs are generally lower and land is more abundant than in high-cost coastal markets. Lower home prices may make these college towns especially attractive to first-time buyers, university employees, and investors seeking lower-cost rental million people.
