The median U.S. home-sale price rose 3.2% year over year to $407,730, the highest July level on record, and the monthly average mortgage rate rose to a one-year high of <\/span><a href=\"https:\/\/fred.stlouisfed.org\/graph\/?g=1bnGA\"><span style=\"font-weight: 400;\">6.54%<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<div id=\"datawrapper-vis-5osNT\" style=\"min-height: 436px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/5osNT\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-5osNT\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/5osNT\/full.png\" alt=\"Home Prices Are Near Record High (Line chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Widespread economic uncertainty was another factor that kept some would-be homebuyers on the sidelines in July. Concerns about the <\/span><a href=\"https:\/\/www.redfin.com\/news\/weak-july-jobs-report-could-delay-fed-rate-hike\/\"><span style=\"font-weight: 400;\">labor market<\/span><\/a><span style=\"font-weight: 400;\">, <\/span><a href=\"https:\/\/www.redfin.com\/news\/cpi-july-2026\/\"><span style=\"font-weight: 400;\">inflation<\/span><\/a><span style=\"font-weight: 400;\"> and the <\/span><a href=\"https:\/\/www.redfin.com\/news\/mortgage-rates-rise-post-july-fed-meeting-july-jobs-report-looming\/\"><span style=\"font-weight: 400;\">broader economy<\/span><\/a><span style=\"font-weight: 400;\"> made some buyers hesitant to make a major financial commitment, especially with housing costs already near record highs. That uncertainty likely contributed to the decline in sales and pending sales. It\u2019s also worth noting that some buyers backed out after making offers on homes: 14% of July\u2019s home-sale agreements fell through, the highest share since 2023.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThe housing market suffered from a mid-summer slump in July as would-be buyers grappled with record-high home prices, increasing mortgage rates and growing financial insecurity,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/news\/author\/chen-zhao\/\"><span style=\"font-weight: 400;\">Chen Zhao<\/span><\/a><span style=\"font-weight: 400;\">, Redfin\u2019s head of economics research. \u201cMany Americans simply <\/span><a href=\"https:\/\/www.redfin.com\/news\/affordability-homebuying-2026\/\"><span style=\"font-weight: 400;\">can\u2019t afford<\/span><\/a><span style=\"font-weight: 400;\"> today\u2019s housing costs, while others are holding off because they\u2019re worried about the economy and\/or their job security. The silver lining is that the buyers who can afford a home may be able to <\/span><a href=\"https:\/\/www.redfin.com\/news\/summer-housing-market-austin-chicago-nashville-san-diego-july-2026\/\"><span style=\"font-weight: 400;\">negotiate<\/span><\/a><span style=\"font-weight: 400;\"> on price and get concessions from sellers who are eager to offload their house.\u201d<\/span><\/p>\n<h3><strong>Homebuying Demand Slumps Most in Texas and Tech-Heavy Seattle<\/strong><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Certain parts of the country are driving homebuying demand down. Home sales are falling fastest in Texas\u2013San Antonio (-12.6% year over year), Dallas (-10%) and Fort Worth (-9.9%), specifically. Detroit (-9.3%) and Seattle (-9.1%) round out the top five.\u00a0<\/span><\/p>\n<p><i><span style=\"font-weight: 400;\">Pending <\/span><\/i><span style=\"font-weight: 400;\">home sales are falling fastest in Seattle. Where they declined 15.6% year over year. Seattle is followed by Houston (-14.3%) and Phoenix (-13.3%).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Texas\u2019 housing market is slowing partly because buyers have a lot to choose from after years of homebuilding, reducing urgency and competition. In some neighborhoods, sellers are also competing with builders offering incentives on new homes, according to Redfin agents.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In Seattle, meanwhile, pending sales are dropping as would-be buyers contend with stubbornly high housing costs; the metro area\u2019s median home-sale price is $809,479, roughly double the national average. Prospective house hunters are also grappling with a shaky tech job market: Layoffs at major employers like <\/span><a href=\"https:\/\/www.seattletimes.com\/business\/microsoft\/microsofts-head-count-falls-for-first-time-in-a-decade\/\"><span style=\"font-weight: 400;\">Microsoft <\/span><\/a><span style=\"font-weight: 400;\">and <\/span><a href=\"https:\/\/komonews.com\/news\/local\/amazon-confirms-new-ai-related-layoffs-focused-on-tech-giants-own-ai-division-artificial-intelligence-agi-employment-jobs-unemployed-models-reorganization-seattle-washington-jeff-bezos-customer-shopping-prime-economy\"><span style=\"font-weight: 400;\">Amazon<\/span><\/a><span style=\"font-weight: 400;\"> have hit some workers\u2019 finances hard, and made others less confident about their job security.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cSeattle is a tech-driven market, and right now a lot of buyers are feeling cautious about layoffs, AI and job security,\u201d said <\/span><a href=\"https:\/\/www.redfin.com\/real-estate-agents\/chase-costello\"><span style=\"font-weight: 400;\">Chase Costello<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier agent in the Seattle area. \u201cTech workers aren\u2019t moving between companies\u2014or moving into the area\u2014as much as they used to, and that means fewer people are trading up into new homes. Buyers are still out there, but they\u2019re taking more time and being more careful about making a major purchase.\u201d<\/span><\/p>\n<h3><b>Home Sales Surge in West Palm Beach, San Francisco and Milwaukee, Bucking National Trend<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Demand is strong in some places. Home sales rose fastest in July in West Palm Beach, FL, where they increased 17<\/span><span style=\"font-weight: 400;\">.1% from a year earlier. It\u2019s followed by San Francisco (8.5%) and Milwaukee (7%).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In South Florida and the Bay Area, affluent buyers who aren\u2019t sensitive to cost are <\/span><a href=\"https:\/\/www.redfin.com\/news\/luxury-housing-market-may-2026\/\"><span style=\"font-weight: 400;\">driving the market<\/span><\/a><span style=\"font-weight: 400;\">; in San Francisco specifically, the AI boom is also <\/span><a href=\"https:\/\/www.redfin.com\/news\/san-francisco-home-prices-march-2026\/\"><span style=\"font-weight: 400;\">contributing<\/span><\/a><span style=\"font-weight: 400;\"> to strong home sales.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Milwaukee is bucking the national slowdown partly because homes remain relatively affordable: The typical home sells for about $383,805, less than the national average. The number of homes for sale in Milwaukee is also rising, and more listings can lead to more sales.\u00a0<\/span><\/p>\n<h3><b>U.S. New Listings Dip to Lowest Level in Nearly 2 Years<\/b><\/h3>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Nationwide, new listings of homes dropped in July to their lowest level since October 2024. On a month-over-month basis, listings fell just 0.1%.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Both buyers and sellers are pulling back. High mortgage rates are discouraging some homeowners from listing, especially those who would have to give up a much lower rate to move, keeping new listings in check.
