That\u2019s a sign that some homeowners are waiting to list, some are delisting if they don\u2019t get their asking price, and some are pricing realistically from the start.\u00a0<\/i><\/strong><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Price drops are most common in Denver, which is a buyer\u2019s market but less so than other places. Sellers there are still adjusting their expectations.<\/i><\/strong><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><strong><i>Price drops are least common in San Francisco, where AI wealth is driving a hot market.<\/i><\/strong><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Price drops are becoming slightly more common, the latest symbol of today\u2019s buyer-friendly housing market. But they\u2019re only becoming <\/span><i><span style=\"font-weight: 400;\">slightly <\/span><\/i><span style=\"font-weight: 400;\">more common in the face of the <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-august-2026\/\"><span style=\"font-weight: 400;\">strongest buyer\u2019s market on record<\/span><\/a><span style=\"font-weight: 400;\">\u2013a sign that many would-be sellers are waiting to put their home on the market and others are delisting if they don\u2019t get their asking price. Additionally, some sellers have adjusted their expectations and are pricing realistically from the start.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Just over one in five (21.1%) U.S. home sellers with active listings cut their asking price during the four weeks ending September 20. That\u2019s the highest share for this time of year in our records, which date back to the start of 2022\u2013but it\u2019s up only slightly from a year earlier, when 19.8% of sellers dropped their price.<\/span><\/p>\n<div id=\"datawrapper-vis-nFfag\" style=\"min-height: 431px;\"><script type=\"text\/javascript\" defer src=\"https:\/\/datawrapper.dwcdn.net\/nFfag\/embed.js\" charset=\"utf-8\" data-target=\"#datawrapper-vis-nFfag\"><\/script><noscript><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/nFfag\/full.png\" alt=\"21% of Home Sellers Are Cutting Their Asking Price (Column Chart)\" \/><\/noscript><\/div>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">This is based on a Redfin analysis of MLS data. The data is seasonal, which is why we compare the four weeks ending September 20 to the same period in years past.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Typically, a rising share of sellers dropping their prices means they priced too high and a soft market forced them to correct themselves. This time is different: Even as bidding wars have faded and homebuying demand stalls, leaving homes to linger on the market, the price-drop rate has risen only marginally. That signals that some homeowners have decided to keep their home off the market altogether, and some sellers are delisting their homes rather than settle for a lower price. Other sellers are adjusting their expectations <\/span><i><span style=\"font-weight: 400;\">before <\/span><\/i><span style=\"font-weight: 400;\">listing rather than after: The national housing market has been <\/span><a href=\"https:\/\/www.redfin.com\/news\/new-listings-surge-august-2026\/\"><span style=\"font-weight: 400;\">slow<\/span><\/a><span style=\"font-weight: 400;\"> for several years, and a fair amount of sellers are now pricing based on today\u2019s market conditions rather than anchoring their hopes to 2021 conditions.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cThose who sell their homes quickly are the ones who are getting savvier about pricing right from day one,\u201d said Redfin Senior Economist <a href=\"https:\/\/www.redfin.com\/news\/author\/asad-khan\/\">Asad Khan<\/a>. \u201cSellers who price too high may be working off outdated comps, or feel overly optimistic about the chance of sparking a bidding war, despite data that says it\u2019s unlikely. Many are eventually cutting their price as they come to terms with reality: Mortgage rates are sitting <\/span><a href=\"https:\/\/www.freddiemac.com\/pmms\"><span style=\"font-weight: 400;\">above 7%<\/span><\/a><span style=\"font-weight: 400;\">, the economy is uncertain, and many homes are lingering on the market.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For sellers, a price cut isn\u2019t a failure. It\u2019s a sign that the initial price was too ambitious\u2013and homeowners thinking about listing now should remember that it\u2019s typically better to get the number right the first time than to chase buyers with a lower price when the listing grows stale. One way to arrive at the right asking price is through <\/span><a href=\"https:\/\/www.redfin.com\/early-access\"><span style=\"font-weight: 400;\">Redfin Early Access<\/span><\/a><span style=\"font-weight: 400;\">: Sellers can use the service to test the market before officially listing their home.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For buyers, the price-drop rate flattening doesn\u2019t mean they have less power. It means that buyers\u2019 power is showing up earlier, in asking prices themselves rather than markdowns after a listing goes live. Homebuyers should still consider offering below asking price on homes that have been sitting on the market for more than a month. House hunters should also consider asking for concessions: Nearly half of U.S. homebuyers are <\/span><a href=\"https:\/\/www.redfin.com\/news\/home-seller-concessions-august-2026\/\"><span style=\"font-weight: 400;\">getting concessions from sellers<\/span><\/a><span style=\"font-weight: 400;\">, including money toward repairs, closing costs and\/or mortgage-rate buydowns.\u00a0<\/span><\/p>\n<h2><b>Denver Leads the Nation in Price Cuts, With Texas Metros Close Behind<\/b><\/h2>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Price drops are more common in some parts of the country than others.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In Denver, roughly three in 10 (30.9%) home sellers cut their asking price during the four weeks ending September 20, a bigger share than anywhere else in the country, followed closely by Indianapolis (29.9%). Next come three Texas metros: San Antonio (26.8%), Dallas (26.6%) and Austin (26.1%).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">San Antonio, Dallas and Austin are three of the <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-august-2026\/\"><span style=\"font-weight: 400;\">strongest buyer\u2019s markets<\/span><\/a><span style=\"font-weight: 400;\"> in the nation, with more than twice as many sellers as buyers. In those places, it\u2019s often necessary for sellers to cut prices to compete.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Denver and Indianapolis are also buyer\u2019s markets, but less-strong buyer\u2019s markets. Sellers in those metros are still adjusting their expectations.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cToday\u2019s buyers have enough options that they can afford to be picky, so it\u2019s critical for sellers to price correctly and attract buyers from the get-go,\u201d said <\/span><a href=\"https:\/\/chandragordon.com\/\"><span style=\"font-weight: 400;\">Chandra Gordon<\/span><\/a><span style=\"font-weight: 400;\">, a Redfin Premier agent in Seattle, where 24.3% of sellers are cutting prices, higher than the national average. \u201cBut I meet a lot of sellers whose instinct is to do the opposite. They\u2019ll say, \u2018let\u2019s price higher so we have room to negotiate down.\u2019 I understand the reasoning, but overpricing a home is a fast way to deter buyers. Pricing in line with the market from day one is the best way for sellers to meet buyers where they are, rather than watch their listing go stale.\u201d<\/span><\/p>\n<h2><b>San Francisco Sellers Rarely Cut Prices, Thanks to AI-Driven Hot Market<\/b><\/h2>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Just under 10% of San Francisco home sellers are dropping their asking price, the smallest share in the country. San Francisco is one of just <\/span><a href=\"https:\/\/www.redfin.com\/news\/buyers-vs-sellers-august-2026\/\"><span style=\"font-weight: 400;\">five seller\u2019s markets<\/span><\/a><span style=\"font-weight: 400;\"> in the country; its hot market is <\/span><a href=\"https:\/\/www.redfin.com\/news\/two-tech-cities-housing-san-francisco-seattle\/\"><span style=\"font-weight: 400;\">fueled by AI wealth<\/span><\/a><span style=\"font-weight: 400;\">, with buyers competing for homes rather than sellers competing for buyers.\u00a0 It\u2019s also worth noting that San Francisco typically has a fairly low share of sellers dropping their price due to local market dynamics, though it\u2019s lower than usual for this time of year.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Newark, NJ is next, with 12.2% of home sellers dropping their asking prices. Newark is one of the country\u2019s other five seller\u2019s markets.
