MF-3
High Density Multi-Family District
This district is established in order to provide high-density residential structures and conversion of existing residential structures at a density of not more than twenty-four units per gross acre. No MF-3 District shall be less than one acre in area. This district should be located in already developed areas of the City where public utilities, community facilities and other services are adequate to support them. The MF-3 District may also act as a buffer between low-density residential areas and non-residential development. Buildings, structures, or uses having commercial characteristics existing within the MF-3 District shall be planned as an integral part of the total residential development. All other such commercial structures shall be excluded whether operated for profit or otherwise. Accessory uses and conditional uses, as provided for in this Ordinance, shall be permitted provided they are not of objectionable character and that they adhere to all Ordinance provisions set forth herein.
